South Bay Mobile Home Park Introduce
If you are searching for "RV parks near me" or considering a mobile home park for long-term residency in San Jose, California, South Bay Mobile Home Park, located at 1350 Oakland Rd spc 171, San Jose, CA 95112, USA, requires careful consideration due to significant negative feedback from its residents. While affordability is mentioned as a potential draw, numerous serious concerns regarding safety, management, and infrastructure have been raised.
One resident described South Bay Mobile Home Park in a single word: "GHETTO 🤮." This strong negative sentiment immediately suggests potential issues with the overall environment and quality of life within the community. While subjective, such a strong reaction warrants a thorough examination of the specific complaints raised by other residents.
A long-term resident of over ten years, who intentionally moved within the neighborhood four times with family, provided a detailed account of the park's decline. While recalling positive childhood memories of children playing outside and a functioning swimming pool, their more recent experiences paint a concerning picture. This resident reported witnessing "so many bad things," including stolen packages, wildfires, house break-ins, broken windows, and a flood in 2017. These incidents raise serious questions about the safety and security of the community for potential residents exploring "RV parks near me" or considering buying a mobile home here.
Furthermore, the long-term resident described frequent and disruptive infrastructure issues, including "unexpected water cut + electricity cut + internet cut in the MIDDLE of the day," which they claim has become a "normal thing" due to a "lack of communication" from management. Such unreliable essential services can significantly impact the daily lives and comfort of residents, whether in mobile homes or long-term RVs.
Another significant environmental concern raised is a persistent foul odor, described as "smells like stinky skunk fart every night." This recurring issue could severely detract from the living experience and the overall quality of the environment for potential residents.
The physical condition of the park's infrastructure also appears to be deteriorating. The reviewer noted that the roads, once smooth due to maintenance, now have "a bunch of weird cement cracks EVERYWHERE," indicating a lack of upkeep. This "no maintenance around the neighborhood whatsoever" suggests a potential neglect of the park's overall physical condition, which could impact the safety and aesthetics for residents and their vehicles, including RVs.
Concerns about the surrounding area and the park's security were also highlighted. The resident mentioned that "many trailers moved and lived on the other side of the wall" and that there are "SO many homeless people there that it's gotten out of hand." While this situation may be outside the park's direct control, it raises concerns about the immediate surroundings and potential safety implications for residents. The account of a nearby company blasting opera music to deter homeless individuals further underscores the challenges in the area.
The long-term resident explicitly stated that "the police won’t do anything" regarding the issues, which, if accurate, suggests a lack of effective external support for addressing safety and security concerns within and around the park.
Significant criticism was also directed at the park's management. The reviewer described the manager and her grandson as having "ugly and illiterate personalities." The specific accusation of the grandson soliciting money near local banks further contributes to a negative perception of the management's influence on the community's atmosphere. Another resident corroborated issues with the new management, describing them as "CRUEL" in contrast to a previous manager who was "fine." This resident also reported a deeply disturbing incident involving her children being "HARASSED and CHASED" by the manager's grandson, leaving them traumatized and fearful. These serious allegations regarding the behavior of the management and their family are critical for potential residents to consider.
Despite the overwhelmingly negative feedback, one potential draw mentioned is the relatively low rent, stated as "$700-$800 per month." For individuals on a tight budget, this affordability might seem appealing. However, both long-term residents strongly advise against moving to South Bay Mobile Home Park and its surrounding areas, even at this lower cost, citing the numerous safety, infrastructure, and management issues.
Given the severity and consistency of the negative feedback, potential residents searching for "RV parks near me" or considering South Bay Mobile Home Park for mobile home living should proceed with extreme caution. The reported issues of safety concerns (stolen packages, break-ins, potential wildfires), unreliable infrastructure (water, electricity, internet cuts, deteriorating roads), unpleasant environmental factors (foul odors), and deeply concerning management issues (rudeness, alleged harassment) paint a picture of a community with significant challenges.
Due to the overwhelmingly negative nature of the recent reviews and the lack of any positive feedback or promotional information, it is difficult to recommend South Bay Mobile Home Park. The serious allegations regarding safety and management, in particular, should give any potential resident significant pause.
For those who might still consider this park due to budgetary constraints, it is absolutely crucial to conduct an in-person visit, speak directly with current residents (if possible), and thoroughly assess the conditions and the overall atmosphere of the community. Direct inquiry with the management regarding the reported issues and their plans for addressing them is also essential.
In conclusion, while South Bay Mobile Home Park in San Jose, CA, may offer a lower cost of living, the available customer reviews paint a concerning picture of a community plagued by safety issues, unreliable infrastructure, unpleasant environmental factors, and deeply troubling management practices. Potential residents searching within the "RV parks near me" category or considering mobile home living here are strongly advised to weigh these significant risks against the potential benefit of lower rent and to conduct thorough due diligence before making any decisions. The overwhelming negative feedback suggests that exploring other options in the San Jose area would be prudent.

South Bay Mobile Home Park Reviews
If I could describe this place in one word it would be: GHETTO 🤮I have lived here for MORE THAN 10 years and moved around 4 times in this neighborhood (by intentionally with my family). I have seen the good and bad. Mostly bad. The good memories were from my childhood. There would be kids outside to play with, riding your bikes/scooters around was normal, and the swimming pool would open during the summer. Heck, I had many scars from falling. Life was fun.Anyways, without being off topic now--let me spill the beans. There were so many bad things I witnessed while I lived here. Stolen packages, wildfires, house break ins, broken windows, a FLOOD from 2017, and unexpected water cut + electricity cut + internet cut in the MIDDLE of the day (this is like a normal thing now due to their lack of communication). Not only that, it smells like stinky skunk fart every night. The roads in here used to look so smooth (because of maintenance) and now there's a bunch of weird cement cracks EVERYWHERE. No maintenance around the neighborhood whatsoever. Recently, many trailers moved and lived on the other side of the wall. There's SO many homeless people there that it's gotten out of hand. One company works on the side of the neighborhood (that’s closer to the people living in trailers) blasts opera music (all day morning to evening) to get rid of these people. I’ve approached this company before as to why they’re causing a nuisance. They explained to me the people were doing drugs. Sadly, there’s nothing much we can do because the police won’t do anything. Not only that, the manager, who also has a grandson (who thinks he can do whatever tf he wants) both have ugly and illiterate personalities. He’s been seen at Brokaw Commons during the day with his bike near Wells Fargo/Bank of America asking people for money. To cut things short, if you're on a budget, rent is only $700-$800 per month. But I would try to stay away from this place AS MUCH as possible and the surrounding areas. I would give this place -1000000000000000 stars if I could.
Sep 29, 2023 · Diana PhamI have lived at this place for 9 years, and my house is satisfactory, but the management is, to put it simply, CRUEL. While the old manager was fine, the new one is extremely rude. Also, her grandson is very troubled, and makes me ASHAMED to live here. My children were HARASSED and CHASED by that delinquent, and were CRYING and scared to DEATH when they found me after this dreadful incident. I don't want to get into the horrible details of this incident, but to say the least, I would never wish this to happen on anyone, not even the worst of criminals. My children are traumatized, and I have even considered asking a therapist friend of mine for help. I would move away, but due to my financial issues, I have no choice but to stay in this horrendous park. While I would love to give this park 0 stars, I have no choice but to give it 1, but 1 star does not represent this park in any way.
Jul 24, 2022 · Anthony FamMy family lived at southeast mobile home park for over 30 years. The management was corrupt the assistant management was corrupt. . Both still to date fowl and corrupt . They are prejudice and always making up rules that they themselves do not follow. I would never purchase a home in this park unless you move it out. Best of luck.
Oct 27, 2022 · Colleen “Puma” GuestAs of 07/02/2024, the conditions of the park streets remain as poor as they were when I reported them two years ago----Since the date PG&E upgrades the electrical meters, about 2017, the streets around the residents are horrific. As of today, the park owner has not performed its duty per contract. Cracks everywhere. The prior owner has street cleaning service and also coating it on an annual basis. But I haven't seen that in 5 years.
Jul 03, 2024 · Thomas PhamI lived there many years. The management and assist. MGMT are corrupt. It is sick what games they play with other people's lives and homes. My families life was ruined partly by then and there extended family. If you would like to know more, email me. I wouldn't stay there again if my life depended on it. Thumbs down
