It's a very nice, clean, and organized facility, but sorry to say that. I wasn't aware that you need to have a fico score of 670 for you to be allowed to rent a space for 3 months I'm a traveling superintendent for a construction company I was only planning to stay there for 3 months, not to buy the property that hey I have a fico score of 640 it makes it seem like if I'm buying the property, you need to put a down payment of a $1000 deposit and rent 1750+100 on utilities. It's a shame that I was. I'm trying to rent a spot here for business. All I can say is they lot's a good customer. Two tums down. - Francisco Jaimes

Trailer Tel Rv Park Introduce

For those searching for "RV parks near me" in the San Jose area, Trailer Tel RV Park, located at 1212 Oakland Rd, San Jose, CA 95112, USA, presents a mixed landscape of positive attributes and significant limitations based on recent customer reviews. While noted for its cleanliness and organization, potential residents should be aware of stringent rules, environmental concerns, amenity restrictions, and reported issues with management.

One positive aspect highlighted is that Trailer Tel RV Park is a "very nice, clean, and organized facility." This suggests that the management places a priority on maintaining the park's physical appearance and operational efficiency, which can be appealing to RV travelers who value order and tidiness. However, this positive initial impression is quickly tempered by other significant factors.

A particularly noteworthy and potentially prohibitive factor for many prospective residents is the reported credit score requirement. One reviewer, a traveling superintendent for a construction company seeking a three-month stay, was denied tenancy due to a FICO score below the required 670. This policy, especially for a short-term rental, may exclude a significant number of potential customers, as the reviewer felt it was more akin to requirements for purchasing property. Additionally, the financial expectations included a substantial deposit and monthly rent plus utilities, further raising the barrier to entry.

Another reviewer suggests that Trailer Tel RV Park is "more suited to older retirees." This implies a demographic preference within the park and could indicate a quieter lifestyle, which might appeal to some but not others. It also aligns with a later comment about the park's past as a 55-and-older community and potential tensions arising from a shift in demographics to include more families with children.

Environmentally, Trailer Tel RV Park faces some challenges. Its proximity to a "major highway" reportedly results in a "noticeable amount of black dust settling on vehicles and outdoor items," which could require frequent cleaning and impact the enjoyment of outdoor spaces. Furthermore, depending on the wind direction, there is an "occasional odor reminiscent of a garbage dump," particularly affecting the front half of the park. These environmental factors are significant drawbacks to consider.

The park's electrical infrastructure may also be inadequate for modern RVs, as the power is described as "30amp (at best)." This limitation can be "quite inadequate for modern rigs," potentially requiring residents to supplement with battery or generator power, adding to the cost and inconvenience of staying at Trailer Tel RV Park.

Rules and regulations within the park appear to be strictly enforced. Parking spaces are "strictly individual," and any modifications to an RV, whether inside or outside, require "written approval from the park management." Additionally, the park's occupancy restrictions are reportedly "more stringent than those of Santa Clara County," which could limit the number of guests or family members who can stay in an RV at any given time.

The "9 PM quiet time rule" is "strictly upheld," even during festive weekends like the 4th of July. While a quiet environment is desirable for many, such strict enforcement during holidays might be seen as overly restrictive by some, particularly families with children.

The shift in demographics from a primarily 55-and-older park has reportedly led to some seniors feeling less comfortable with the "noise and activities of children and families." This suggests potential friction within the community due to differing lifestyle expectations.

Families with children may find Trailer Tel RV Park particularly restrictive. There is "no designated play area for kids," and they are "not allowed electric bikes, scooters, or power wheels," although adults can use them. This lack of child-friendly amenities and restrictions on activities could make it less appealing for families seeking an RV park where children have space to play and engage in typical outdoor activities.

The park's layout is described as "confusing," reportedly leading to delivery drivers often speeding in frustration. This could also be an inconvenience for visitors trying to navigate the park.

Health and safety concerns are raised by the report that the park "uses pesticides without prior notice," requiring residents to be cautious for their pets and children. Restrictions also extend to outdoor items, with only traditional items like barbecues, plants, and patio furniture allowed. Children's toys, such as playhouses, are "not permitted outside." Pets face size restrictions, and there are "no green spaces provided for them," which is a significant drawback for pet owners.

Recreational amenities within the park also appear limited. The pool has "limited hours" and is "closed for a significant part of the year." Its heater is reportedly "not fully functional." The park's Wi-Fi is described as working "best near the office," suggesting poor coverage throughout the rest of the park.

Noise from "nearby commercial buildings" is another potential environmental factor. While "instances of homeless individuals entering" have occurred, the management reportedly addresses these issues promptly, which is a positive security measure.

Water quality is described as potentially poor, with the advice to use a filter. While "most residents are friendly," there are reportedly "only a few exceptions." However, the management approach is characterized as "assertive," sometimes resorting to "changing rules or using intimidation tactics," and confrontations between management and residents are not uncommon. This suggests a potentially tense relationship between the park's leadership and its residents.

Given the significant limitations and reported issues, it is crucial for potential local users searching for "RV parks near me" to carefully consider whether Trailer Tel RV Park aligns with their needs and preferences. The emphasis on strict rules, environmental drawbacks, limited amenities, and concerns about management style may outweigh the positives of cleanliness and organization for many RV travelers.

No promotional information is available in the provided reviews. Given the numerous concerns raised, it is advisable for prospective residents to contact Trailer Tel RV Park directly at (408) 453-3535 or +1 408-453-3535 to inquire about current policies, availability, and to seek clarification on the issues highlighted in the reviews. It would also be beneficial to speak with current residents, if possible, to gain a more comprehensive understanding of the living environment before making a decision.

In conclusion, while Trailer Tel RV Park in San Jose offers a clean and organized facility, potential residents should be fully aware of its stringent rules, including credit score requirements, environmental factors such as highway noise and occasional odors, limited electrical power, strict parking and occupancy rules, restrictions on children and pets, limited amenities like the pool and Wi-Fi, and reports of assertive management. A thorough investigation and careful consideration of these factors are essential before choosing Trailer Tel RV Park for a short or long-term RV stay.
