South Oaks Mobile Park Introduce
For local users in Nixa, Missouri, who are searching for "RV parks near me" or exploring various housing options including mobile home parks, it's important to be aware of all available information to make informed decisions. While our platform primarily focuses on RV parks, we aim to provide objective information about related residential options in the local area. This introduction addresses South Oaks Mobile Park, located in Nixa, MO, based on feedback available from online reviews by former residents.
South Oaks Mobile Park is situated in Nixa, Missouri, though a specific street address is not provided in the available information. As a mobile home park, it offers a community living environment with individual lots for manufactured homes. However, it is crucial to consider the experiences shared by former residents regarding the environment and conditions within the park.
Based on the reviews, there are significant concerns raised about the living conditions at South Oaks Mobile Park. One former resident described "ongoing problems" with their trailer, including the presence of "black mold growing in the ceiling." They reported a crack that was not addressed by management. Additionally, they detailed serious electrical issues within their unit, such as needing to turn on the bedroom light to use the closet light and the oven light, and an outlet in a third bedroom that would shut off all power in the house when used. This resident also mentioned high winter heating costs due to a "pay as you go electric" system, amounting to $17.00 per day.
Another review paints an even more concerning picture, referring to the landlord, Shirley Smith, as a "slumlord." This former resident alleges that homes are allowed to become "roach infested" without any action taken by the landlord, leading to the resident spending "hundreds of dollars on exterminators." They also claim to have been frequently yelled at "for nothing" and were made to remove their children's swingset. Furthermore, this review raises a serious safety concern, stating that a "sex offender" was allowed to live three houses away from their family with three children, and the management "didn't care." The physical condition of the home they rented is described as being in disrepair, with "holes in floors everywhere," "big gaps" in the counter, and a "ceiling separating from the trim." This reviewer strongly advises against renting from this individual.
Given the gravity of these reviews, it is challenging to objectively highlight positive services or features without directly contradicting the experiences shared by former residents. However, we can outline the basic expectations of a mobile home park and then contrast them with the reported issues:
- Basic Infrastructure: A mobile home park typically provides essential infrastructure such as water, sewage, and electrical hookups for each lot. However, the first review details significant electrical problems within a specific unit.
- Maintenance Services: Residents generally expect that the park management will address necessary repairs and maintenance issues in a timely manner. However, the reviews suggest a lack of responsiveness to reported problems like a crack and black mold, and delays or neglect regarding pest infestations and structural issues.
- Management Responsiveness: Effective park management should be communicative, professional, and address resident concerns appropriately. However, one review describes the landlord as yelling at a tenant and making unreasonable demands regarding rent and referrals. The other review portrays a landlord who is unresponsive to serious issues like pest infestations and safety concerns.
- Community Environment: A mobile home park often fosters a sense of community. However, the serious safety allegation regarding a sex offender living near children raises significant concerns about the environment at South Oaks Mobile Park.
Due to the overwhelmingly negative nature of the available reviews, it is impossible to identify any positive or unique features of South Oaks Mobile Park based solely on this information. The feedback strongly suggests significant issues related to property maintenance, safety, and management practices.
Similarly, there is no promotional information available, and given the serious concerns raised by former residents, it would be imprudent to speculate on any potential positive incentives without further, more reliable information. Potential residents would need to independently verify the current conditions and management practices.
For local users in Nixa, MO, who are considering mobile home living and come across South Oaks Mobile Park in their search for "mobile home parks near me," it is strongly recommended to proceed with extreme caution and conduct thorough due diligence. This should include attempting to contact current residents (if possible), visiting the property to assess the conditions firsthand, and asking detailed questions of the management regarding the issues raised in the negative reviews.
The experiences shared by former residents highlight potentially serious problems related to the habitability and safety of the homes, as well as unprofessional and concerning management practices. These are critical factors that any prospective resident must consider very carefully.
Given the information available, South Oaks Mobile Park appears to have significant issues that potential residents should be fully aware of before making any decisions. The discrepancies between the basic expectations of a mobile home park and the reported experiences are stark and concerning.
If you are still considering South Oaks Mobile Park, despite the serious allegations, you can attempt to contact them at (417) 725-2441 or +1 417-725-2441. However, it is highly advisable to corroborate any information provided by the management with independent sources and a thorough personal inspection of any potential rental unit and the overall park environment.

South Oaks Mobile Park Reviews
My family and I lived in this trailer park with on going problems with our trailer. We had black mold growing in the ceiling. We did report the crack but noone came to look at it. Our electric was wired horribly! We had to turn our bedroom light on it order to use the closet light as well as the oven light above the oven. The third bedroom if you plugged anything into the outlet it tuned everything off in the house as if we didn't have electric. We had pay as you go electric and during the winter we were paying $17.00 a day just to run the heater. We tried to do the responsible thing and call the landlord (Shirley Smith) to let her know we were moving and instantly started to yell at me demanding $700 for rent even though we paid first and last month rent. And was never a day late on rent. (We lived there for 13 months.) Then continued saying if we expect a good referral from her we will not have it since we weren't willing to pay her rent for a full month when we were only there for a total of three days.If you and your family are thinking about moving here check every corner in the house for black mold before signing the lease! If it's found after she will not fix it!
Jun 04, 2023 · Brieanna TrogdonShirley is a slumlord and let's her homes become roach infested and does nothing about it. We spent hundreds of dollars on exterminators. And always yells at us for nothing. Made us get rid of our kids swingset. Let a sex offender live 3 houses down from us and didn't care when we have 3 children. The house was falling apart and had holes in floors everywhere, the counter had big gaps in it. The ceiling was separating from the trim. I would not rent from this woman ever!!!!!!!
