Southwind Village & Mobile Home Park Introduce
For individuals searching for "RV parks near me" or considering a move to a mobile home community in the North Fort Myers, Florida area, Southwind Village & Mobile Home Park, located at 1269 River Rd, North Fort Myers, FL 33903, presents a community with a mix of features and considerations. They can be contacted at (239) 995-8005 or +1 239-995-8005. Based on recent customer reviews, Southwind Village offers a clean and quiet environment with a friendly atmosphere, but it is also noted for having limited on-site amenities and, at times, a lack of readily available on-site management.
One reviewer who stayed for four days in their RV experienced a lack of proactive communication from the office regarding essential information such as Wi-Fi access and entry codes for the facility where the "minimum amenities" were located. This suggests that while the park itself may be clean and quiet, the check-in process and access to basic services might not be seamless or well-communicated. The reviewer also pointed out the absence of on-site management during their stay, which could be a concern for visitors needing immediate assistance or information.
In contrast, a long-term resident of four years provides a different perspective, primarily focusing on the mobile home aspect of the park. This resident highlights the affordability and stability of lot rental rates for mobile home owners, suggesting that increases have been relatively modest over the years, at least until 2022. They specifically question a potentially higher rate increase mentioned by another individual, speculating that it might have pertained to RV lot rentals rather than the rates for mobile home owners. This distinction is important for understanding the different experiences within the park, catering to both short-term RV stays and long-term mobile home residents.
The long-term resident corroborates the observation of limited amenities but emphasizes the "very friendly park" atmosphere and its convenient proximity to various local attractions and services. This suggests that while Southwind Village might not offer an extensive list of on-site recreational facilities, its social environment and location could be significant advantages for residents. The reviewer also mentions that the park was "just recently sold," indicating a potential period of transition and possible future changes in management, policies, or amenities.
Considering the platform category "RV parks near me," Southwind Village appears to cater to both short-term RV travelers and long-term mobile home residents. For RVers, the clean and quiet environment could be appealing, but the potential for a lack of readily available management and the need to actively seek out essential information upon arrival are points to consider. The "minimum amenities" mentioned suggest that RVers looking for extensive facilities might find other options more suitable.
For those interested in mobile home living, Southwind Village seems to offer a more stable and potentially affordable option, with a friendly community and a convenient location. The recent sale of the park, however, introduces an element of uncertainty regarding future changes in lot rental rates, rules, and potential upgrades or additions to amenities.
Based on the limited information, we can summarize the environment, services, and features of Southwind Village & Mobile Home Park as follows:
- Environment: Described as clean and quiet. The presence of both RV sites and mobile home lots suggests a diverse community, although the recent sale and potential focus of new ownership could lead to changes in the overall environment. Its location on River Road in North Fort Myers indicates potential access to local roads and nearby areas, but specific details about the surroundings (e.g., natural features, noise levels beyond the park) are not provided.
- Services: The reviews mention "minimum amenities," but these are not specified. For RVers, basic hookups (water, sewer, electricity) are likely available. Wi-Fi access is mentioned as something that requires a password from the office, and access to amenity facilities requires a code. The availability and responsiveness of on-site management appear to be inconsistent based on the first review. For mobile home owners, the primary service is the provision of a lot for their manufactured home, with utilities hookups. Information on park maintenance or other services for long-term residents is not detailed.
- Features: The key features include its dual nature as both an RV park and a mobile home park, its reported cleanliness and quietness, and the friendly atmosphere highlighted by a long-term resident. Its location in North Fort Myers, close to "everything," is another potential advantage. The recent sale of the park is a significant feature that could lead to future changes. The limited number of amenities is a notable characteristic based on the reviews.
- Promotional Information: There is no explicit promotional information in the provided reviews. However, the long-term resident's comments about the friendly park and convenient location could be seen as positive aspects that might attract potential residents. The ongoing stability of lot rental rates for mobile home owners (at least up to 2022) could also be a draw for those seeking affordable long-term housing. The new ownership might eventually introduce promotional efforts to attract new RVers or mobile home buyers/renters, but no such information is available yet.
For local users searching for "RV parks near me," Southwind Village & Mobile Home Park offers a clean and quiet option, but it may lack the extensive amenities found in some other RV resorts. The potential for inconsistent on-site management and the need to actively seek out information are also factors to consider. For those interested in mobile home living, the friendly community and convenient location are positives, but the recent sale introduces uncertainty about future changes.
Prospective residents, whether for short-term RV stays or long-term mobile home living, should consider contacting Southwind Village & Mobile Home Park directly to inquire about current amenities, management presence, check-in procedures, and any upcoming changes due to the recent sale. Visiting the park to assess the environment and available facilities firsthand would also be a prudent step in making an informed decision. Reading more recent reviews, if available online, could also provide further insights into the current state of the park under new ownership.
In conclusion, Southwind Village & Mobile Home Park in North Fort Myers, FL, offers a clean and quiet environment with a friendly atmosphere, catering to both RV travelers and mobile home residents. However, it is characterized by limited amenities and potential inconsistencies in on-site management. The recent sale of the park adds an element of uncertainty regarding future changes. Individuals considering this park should weigh these factors carefully and conduct thorough due diligence to determine if it meets their specific needs and expectations for either short-term RV stays or long-term mobile home living within the "RV parks near me" category.

Southwind Village & Mobile Home Park Reviews
We stayed 4 days. Parked our RV and no one from the office gave us any papers. So we had no wifi password and No code number to enter the facility where the minimum amenities were. The place is clean and quiet. But no management on site.
Jul 11, 2024 · Carmen OcasioHave lived here for 4 years now and our biggest rate increase was $50 this year for 2022. Before that it was $25 - $30 or even less, so I question Mr. Martin's post. He may have been referring to RV lot rentals and not the mobile home owners. Its true we have few amenities, but it's a very friendly park and close to everything. Park was just recently sold.
Feb 13, 2022 · Barbara CarrierMarjorie the property manager and Roberto the maintenance man are always so friendly and helpful! We Love living here!
Apr 02, 2024 · ACThis place was once an inexpensive place both for full time residents and seasonal RV site renters that were willing to accept minimal amenities for lower cost. Over the last few years the park has gone downhill. There is no on-site manager, no security or security fencing, and the park is surrounded by shabby homes and trailers. Most RV sites have terrible ground conditions (small sinkholes, soft ground, etc.) and utility connections are poor (recently the electrical boxes were replaced by renters because the manager told them he wouldn't be able to remedy their electrical problems for a week or two). Sewer and water connections are in poor repair. Manager finally got internet working properly at the end of April as most renters were leaving. Many long time homeowners and rv site renters are leaving due to constant rising fees, lack of maintenance, poor management, and lack of amenities. Pay minimally more somewhere else and save yourself some grief. Ignore the single 5 star review on Facebook, it was placed by the park owner.
