Twin Pines Village Introduce
If you are searching for "RV parks near me" in the North Fort Myers, Florida area, Twin Pines Village, located at 1319 River Rd, North Fort Myers, FL 33903, is a 55+ community that describes itself as a nice and small, quiet park. However, recent customer reviews present a mixed picture, highlighting both the peaceful environment and some significant concerns regarding rule enforcement, property conditions, and management changes that potential residents should carefully consider.
One reviewer notes the park's positive attributes, describing it as a "Nice small, quiet 55+ park" and acknowledging its peaceful atmosphere for the most part. This could be appealing to those seeking a tranquil and age-restricted community for their RV living. However, this positive initial impression is tempered by concerns regarding the consistent enforcement of community rules. The reviewer points out several specific issues, including the rule of "only 2 people on a site" potentially not being strictly adhered to, as well as the 55+ age requirement. Furthermore, they mention problems with residents not maintaining the cleanliness of their lots, specifically referring to "not cleaning junk up on the lot." Another significant issue raised is the presence of "lots of feral cats that are being fed (against the rules) by people thinking it's the 'right' thing to do." This situation could lead to sanitation concerns and potential conflicts within the community regarding adherence to park regulations.
The same reviewer also provides a crucial piece of information regarding the park's management, stating, "The park was just sold and is under new management, so we'll see how it goes." This transition in ownership and management introduces an element of uncertainty, as future changes and improvements (or lack thereof) could significantly impact the living experience at Twin Pines Village.
Another, more critical review paints a concerning picture of the park's current state and recent changes. This reviewer states, "What was once a fairly nice, reasonably priced community is turning into an overpriced dump." This strong negative assessment suggests a significant decline in the park's quality and value. Several contributing factors are mentioned, including the presence of "numerous abandoned homes" and "repairs from hurricane damage that have not yet been completed." These issues point to potential neglect of the property and a lack of investment in its upkeep, which could detract from the overall environment and safety of the park for RV residents as well.
Furthermore, this reviewer indicates a lack of amenities, stating, "There are no amenities to speak of." This is a significant drawback, as many 55+ RV parks offer facilities such as clubhouses, pools, laundry rooms, or recreational areas to enhance the residents' quality of life and foster a sense of community. The absence of such amenities at Twin Pines Village could make it less appealing compared to other options in the area.
Perhaps the most alarming concern raised in this second review is related to rental costs and management practices. The reviewer states, "worst of all, without any lease agreement or prospectus, the rent was raised $280 a month!" This significant and seemingly abrupt rent increase, coupled with the lack of a formal lease agreement or prospectus outlining the terms and conditions, raises serious questions about the transparency and fairness of the new management's practices. The reviewer concludes by stating that "At the new rent $750 a month, you could do better," suggesting that the perceived value of living at Twin Pines Village has diminished considerably due to the increased cost and the deteriorating conditions.
Considering these two reviews, prospective residents looking at Twin Pines Village as one of their "RV parks near me" face a complex decision. On one hand, the park is described as small and quiet, catering to a 55+ demographic, which could be appealing. However, there are clear issues with the enforcement of community rules, including concerns about overcrowding on sites, adherence to the age restriction, lot cleanliness, and the presence of feral cats being fed against regulations. Additionally, the park is under new management, introducing uncertainty about future changes and the resolution of existing problems.
The second review paints a more concerning picture, describing a decline in the park's condition with abandoned homes and uncompleted hurricane repairs, a lack of amenities, and a substantial rent increase without a formal lease agreement. This suggests potential financial instability and a disregard for the residents' well-being. The significant rent hike, in particular, makes the park seem less competitive compared to other options that may offer better amenities and living conditions for a similar or lower price.
For local users seeking an RV park in North Fort Myers, Twin Pines Village presents a situation requiring careful evaluation. While the quiet, small 55+ environment might be attractive to some, the reported issues with rule enforcement, property conditions (including abandoned homes and hurricane damage), the lack of amenities, and the recent significant rent increase under new management are serious red flags. It would be prudent for potential residents to thoroughly investigate the current state of the park, inquire about the new management's plans for addressing the existing problems and enforcing community rules, and compare the costs and amenities with other "RV parks near me" before making a decision. Contacting Twin Pines Village at (941) 301-8288 or +1 941-301-8288 for more information is advisable, but it would also be beneficial to speak with current residents to gain a more comprehensive and unbiased understanding of the living conditions and management practices.

Twin Pines Village Reviews
Nice small, quiet 55+ park. Seems there's a problem enforcing some of the rules, though. Rules such as only 2 people on a site, being 55+, not cleaning junk up on the lot, and lots of feral cats that are being fed (against the rules) by people thinking it's the "right" thing to do. It's very peaceful here for the most part. The park was just sold and is under new management, so we'll see how it goes.

Oct 31, 2024 · Stephen OberkirchNew owner, bleeding us dry. WST isn’t even included! Plus you’re responsible for your own lawn too. Older residents can’t do it or pay to get it done.
Jun 22, 2024 · Andrea LuxThe park management here John & Betsy are extremely RUDE!! They ignore all the constant plumbing issues as well as ALL concerns. They sold my mom an overpriced dump that was given to them for free! They knew the roof leaked and completely LIED TO HER FACE when she asked if there were any problems. There has been nonstop issues with this mobile home since day 1. The lawn is always overgrown, which causes more mosquito problems and only take part of the trash. The person responsible for lawn care cracked a window from a rock or some hard object. This place is a joke! STAY AWAY!!!!
