Stoneybrook Mobile Home and RV Park Introduce
Stoneybrook Mobile Home and RV Park, situated at 29 S Main St, Cottonwood, AZ 86326, USA, offers a distinct option for those seeking "RV parks near me" in the Verde Valley. Reachable at (928) 699-0651 or via mobile at +1 928-699-0651, this park is not a typical short-term tourist resort. Instead, it is primarily geared towards long-term stays, accommodating both RVs and mobile homes, establishing itself as a more permanent residential community rather than a transient camping ground. This focus on extended residency shapes its environment, services, and overall features, distinguishing it from many other RV parks.
The environment of Stoneybrook Mobile Home and RV Park is characterized by its well-kept and quiet nature. While it does not claim to be a "resort," it is described as a "good, well kept park." This implies a commitment to maintaining a clean and orderly appearance, which is crucial for residents, especially those living there for extended periods. The emphasis on being "clean and quiet" suggests a peaceful atmosphere, conducive to comfortable living without excessive noise or disturbance. The park's location on S Main St in Cottonwood offers residents a degree of urban convenience while still striving to maintain a tranquil residential feel. This balance is appealing for those who desire accessibility to town amenities but prefer a less hectic living environment.
In terms of services, the information provided primarily highlights the operational efficiency of the park. While specific details on shared amenities like laundry or shower facilities are not explicitly mentioned in the given reviews, the general impression of a "well kept park" suggests that essential services for long-term residents are in place and maintained. For a park that caters to long-term stays, reliable utility hookups (electricity, water, sewer) are a given necessity, and the lack of complaints about these services implies they are functioning effectively. The core service provided is a stable and maintained space for mobile homes and RVs, offering a residential solution rather than a purely recreational one.
The standout feature of Stoneybrook Mobile Home and RV Park, according to positive customer feedback, is the owner. Described as "the nicest RV Park owner we've encountered in five years living full time in our RV," this speaks volumes about the level of personal care and positive interaction residents can expect. A kind and accommodating owner can significantly enhance the living experience, fostering a sense of community and support within the park. This personal touch is often a major draw for long-term residents who seek a stable and friendly environment. The owner's personable approach likely contributes to the park's reputation for being "quiet" and "well kept," as attentive management often translates to better upkeep and resident satisfaction.
However, it is crucial to address the significant challenges and concerns raised in other reviews regarding securing a space at Stoneybrook Mobile Home and RV Park. There are serious allegations of difficulty in getting a response from the owner, with claims of weeks without a call back, unanswered phone calls, and the owner often being "never in town to actually talk to in person." More critically, there are explicit accusations of vacant spots being advertised as "spaces for rent" on a sign out front, while prospective tenants are repeatedly told there are "no vacancies." These discrepancies, coupled with claims of discrimination against large families, represent serious operational and ethical concerns. These issues suggest a significant breakdown in communication and transparency regarding availability and potentially discriminatory practices, which are vital considerations for anyone looking to secure a spot at the park.
For individuals and families looking for "RV parks near me" with a view towards long-term residency, these conflicting accounts present a complex picture. On one hand, current residents laud the park's cleanliness, quietude, and the exceptionally kind owner. This suggests that for those who successfully gain entry and establish residency, the experience can be very positive. On the other hand, the documented difficulties in communication, apparent lack of transparency regarding vacancies, and accusations of discrimination are significant red flags that prospective residents must be aware of. These issues could lead to considerable frustration and wasted effort for those attempting to secure a space.
Promotional information, therefore, would ideally highlight the positive aspects while transparently addressing the challenges. Based on positive reviews, the park could be promoted as a "clean and quiet long-term RV and mobile home community in Cottonwood, AZ," emphasizing its "well kept" nature and the presence of "the nicest RV Park owner." The appeal would be to individuals or couples seeking a stable, peaceful, and perhaps more affordable residential option than traditional housing, with the added benefit of a friendly management presence. The primary focus for promotional efforts would be its suitability for extended stays, distinguishing it from short-term recreational campgrounds.
However, it is impossible to ignore the severe negative feedback. Any objective introduction must include the promotional aspects alongside the reported difficulties. Therefore, while Stoneybrook Mobile Home and RV Park might indeed be a "good, well kept park" for those who manage to become residents and appreciate its long-term focus and quiet atmosphere, the significant and repeated challenges in communication, perceived lack of transparency regarding vacancies, and allegations of discrimination make it a park that requires cautious engagement from prospective tenants. Individuals interested in this park should be prepared for potential difficulties in the application process and consider verifying availability in person if possible, or seeking clarification on the reported discrepancies before committing significant time or resources to securing a spot.

Stoneybrook Mobile Home and RV Park Reviews
Definitely not a "resort" but they don't claim to be. Good, well kept park that is primarily for long term stays. Clean and quiet. The owner is the nicest RV Park owner we've encountered in five years living full time in our RV.
Nov 17, 2024 · The Roaming GomesMy kids and I have been trying to get a space here for at least 5 months! Every single time we actually talk he tells me he has no vacancies however, the sign out front says "spaces for rent" and there have been the same 5 to 6 spots vacant this entire time. I even have a witness who lives in the park currently and can attest to this. If you are always "full" please explain why those same spots are vacant and your sign says "spaces available for rent"? I will be contacting BBB or seeking legal counsel on this issue.1) I've gone weeks without a single call back. 2) He never answers his phone and is never in town to actually talk to in person. 3) He discriminates against large families.
Jul 17, 2020 · Rose JordanI’ve been here 3 months and just about to depart. Great location close to everything, especially the hospital where I was on a travel contract. Good neighbors. Not to loud with Main Street nearby. Plenty of washers and dryers if you need them. Good water pressure. Price point was better than most parks. No wifi but I had my own anyhow. Internet available by subscribing to local cable. Good size lots. The best is the landlord, Tony. What a nice guy!! If you need a spot he is the best! He also runs Camelot RV park.
