I lived at a place owned by Suburban Acres for all of 2016. They're an excellent place to rent from, and I never had any problems in the year that I stayed with them.The unit I lived in was off of Davis Road, in Shelby, NC, but they own and operate a lot of mobile home parks. I stayed with them for a year with no problems, gave them a forwarding address, and received my deposit back in full approximately 3 weeks after I moved out.10/10. Would rent from again.

By far the worst rental and management and repair people I've known over 26 years renting. You pay more for many repairs they claim to cover in the beginning, add onto your monthly bill for stupid things, contradict themselves often, threaten you, evict many. Look at their retention record if tenants and wonder why?! I had my home I have paid over 13k on rented out from underneath me by an uneducated person there who assumed I had given intent to relocate, which is a 30 day process and notice in NC. This was very I'mmature, heartless and disrespectful to us. And makes herself look even worse. Worst yet, I have to live next door to this woman! I was told to vacate by the 5th and all, she has a contract on the home, and when I text her, she refers me to the owner and secretary as she won't be accountable for her own illegal actions. I intend to pay off quicker now and move the home unless my attorney can work something else out in court. It's bad enough having to take your landlord to court when I have never had to take anyone there. I'll be requesting my legal fees reimbursed by the losing party. bottom line, even the ghetto is a better investment than here

Every time something was needed they would never get anything fixed. The deposit and the homes are a joke. Their rent-to-own program is a scam and rip off. They now claim to have evicted after one moved out and charged over $800 for cleaning which is crazy because there was nothing but pre-existing damages when I moved out. They sent my account to a collections agency out of Greensboro NC called Resolve Partners LLC who has me in collections for the amount. I'm literally stuck paying them money I don't owe but you really need to gauge your thinking here because Suburban Acres are nothing but a bunch of crooks who are out to do nothing but charge you money and fees.

These are crooks. They have a high turnover because all they want is money. Everyone seems ignorant and illiterate in the office. For 6 months even while paying on time my rent was different every month. In the Summer months they violate you for lawn which you never know until they give you access to the online account. They also lie about the rental amount. They quote one rate then when you go into the office they have fees for everything. They get you to make a down payment when they will make it damn near impossible for you to stay. They basically did an illegal eviction on me. Went to court every week in December and it kept being dismissed even the magistrate advised that she did not understand their bookkeeping. It is my belief that they use the the additional fines and fees money laundering. They extort you for more money than they quote you on. Leasing from these folks is dangerous because potentially it will mess your credit up. I moved there in an effort to work on my credit. Laura the lady that lived in the community would come to my home as late as 8:30 at night. She would also come into my home and snoop when I was not there. The guy Ed Johnson who claims to own the properties leaves everything at the whim of Tina who is never in the office. I could go on and on but the nightmare that I had with these folks is almost unbelievable for their rat infested homes.*******Beware*******Beware****

Went to buy which was suppose to be 1200. down and first months rent, then the next week it went to double deposit 1st months rent and pet deposit which they would spread out. week 3 it went to 600.00 down payment plus double deposit, plus 1st months rent and full pet deposit, plus house insurance and last but not least garbage deposit....SMH who does all that to really over all buy a unit that's half assed remodeled??? Their properties aren't taking care of. After all the bs we backed out due to every time you speak to a staff member they tell you one thing but speak to another and you get something totally different. Then when they say you can speak with the owner Mr. Johnson they wont give you ant info to contact him!!!!! we was told to only put 100.00 to hold unit but now 4 weeks of drama daily with them they say that only held it for a week, but we was just there Saturday to speak to the older lady and the very rude miss Tina. no customer service skills except for miss Tracy. If Tina don't like what you saying you get screamed at and get hung up on. Also BEWARE they run a check on you and wait a few weeks to do it again when you only authorized the one .
