Bad for businessLadies in the office are extremely rude when you are trying to ask simple questions .. they impose their rules above county regulations when attempting to buy a home they are selling as is “fixer upper” you can only buy it if you are a general contractor when trying to gather more information and understanding why this requirement is needed after discussing with my attorney & an official county inspector that is currently on one of my other properties we were all confused as to why this requirement is needed … when I explained that we were all confused and needed better understanding of the requirement we were told “we don’t care if the president comes that’s the rule” needless to say I have a contractor who is willing to do it for us but I won’t be buying in this community based off the conversations had with them I can tell what living there will be like . Also based off some conversations I had with some neighbors when I went to look at the property I still decided to try and put an offer in as everyone experiences might be bias or different but after attempting to put the offer in and the conversations had with the manager I can see the neighbors weren’t lying - luis crason

Tamarack East Mobile Home Park Introduce

For local users searching for "RV parks near me" in the Orlando, Florida area, and considering various long-term housing options, including mobile home parks, it is crucial to have a comprehensive understanding of potential communities. In this context, we present an overview of Tamarack East Mobile Home Park, located at 2312 S Goldenrod Rd, Orlando, FL 32822, USA. However, it is vital to note that the information available from online reviews raises serious concerns about this mobile home park, with both potential and current residents detailing negative experiences with management, purchasing policies, and infrastructure maintenance.

One detailed review recounts a negative experience attempting to purchase a home within Tamarack East. The potential buyer describes the "Ladies in the office" as "extremely rude" when asked simple questions. A particularly unusual and concerning policy was imposed: the requirement that buyers of an "as is ‘fixer upper’" home must be a general contractor. This requirement was reportedly enforced above county regulations, causing confusion for the potential buyer, their attorney, and an official county inspector. When seeking clarification on this requirement, the potential buyer was met with an unhelpful and dismissive response: “we don’t care if the president comes that’s the rule.” This interaction deterred the potential buyer from purchasing in the community, as it provided a negative indication of what living there would be like.

Interestingly, this potential buyer had also spoken with some neighbors while viewing the property. Although these conversations are not detailed, they were significant enough to initially make the buyer proceed with an offer. However, the subsequent interactions with the manager during the offer process confirmed the neighbors' negative sentiments, leading the buyer to withdraw their interest.

A second review, from a resident of over eight years, expresses profound disappointment and frustration with the living conditions at Tamarack East. The central issue highlighted is severe and persistent flooding on their street, described as "literally a Ocean." This is attributed to a "giant pot hole" that has been submerged under the "disgusting water" for over a month in front of house 7152. The consequences of this neglected infrastructure are tangible: a Domino's Pizza delivery driver's tire was "completely obliterated" by the pothole, and the resident's own car rim was "completely scratched" due to the same issue.

Adding to the resident's distress is the park management's response to the damages. They report that the management is not paying for the damages, offering only $600 towards a new rim on a "brand new car." This is perceived as inadequate and dismissive of the significant inconvenience and cost incurred due to the park's negligence in maintaining its roads.

The long-term resident also expresses concern for the elderly residents of the community, who are particularly vulnerable to the unsafe conditions created by the flooding and potholes. This highlights a broader issue of resident safety and well-being being compromised by the lack of infrastructure maintenance.

Financial grievances are also raised by this resident. Despite "Lot rent going up yearly," there is a perceived decrease in the amount of maintenance and improvements being done in the community. The resident reports being "tired of hearing the same thing from management that they are ‘resolving the issue’" when the problem of the flooding has persisted for "YEARS" with no effective action taken.

Based on these detailed and concerning accounts, it is extremely difficult to identify positive aspects or features of Tamarack East Mobile Home Park to promote to local users. The recurring themes of rude and unhelpful management, unusual and restrictive purchasing policies, severely neglected infrastructure leading to unsafe conditions, and a lack of responsiveness to critical resident issues paint a very negative picture of this community.

Therefore, in the interest of providing an objective introduction based on the available online information, it is our responsibility to highlight the significant concerns raised by both a potential and a long-term resident of Tamarack East Mobile Home Park. Local users searching for "mobile home parks near me" in Orlando, FL, should be aware of the following critical issues:

Rude and Unhelpful Management: Potential and current residents describe negative interactions with office staff, characterized by rudeness and a dismissive attitude towards inquiries and concerns.

Unusual and Restrictive Purchasing Policies: The requirement for buyers of fixer-upper homes to be general contractors is illogical and not aligned with standard practices or county regulations.

Severely Neglected Infrastructure: Persistent and dangerous flooding due to unrepaired potholes poses a significant safety hazard to residents and damages their vehicles.

Lack of Responsiveness to Maintenance Issues: Despite years of complaints, critical infrastructure problems like flooding remain unresolved, indicating a lack of effective maintenance.

Financial Concerns: Lot rent increases are not accompanied by visible improvements or adequate maintenance of the community, leading to a perception of declining value.

Disregard for Resident Well-being: The lack of action on safety hazards like the flooding, which affects elderly residents, demonstrates a potential disregard for the well-being of the community.

Given the serious nature and consistency of these complaints, local users considering Tamarack East Mobile Home Park for long-term housing are strongly advised to exercise extreme caution and seek alternative options. The reported negative experiences suggest a community with significant and unresolved issues that could severely impact the quality of life for its residents.

Prospective residents who still wish to investigate Tamarack East Mobile Home Park despite these warnings should proceed with extreme caution and conduct thorough due diligence. This should include a personal visit to assess the conditions firsthand, speaking directly with multiple current residents to gain a broader understanding of their experiences, and carefully scrutinizing any rental or purchase agreements. It would be essential to directly address the serious concerns raised in the online reviews with the management and seek concrete evidence of improvements and a commitment to addressing the reported issues. Based on the current online sentiment, exploring other mobile home parks in the Orlando area with more positive and reliable feedback is strongly recommended.
