Shadow Hills Manufactured Home Community, situated at 8403 Millinockett Ln, Orlando, FL 32825, USA, presents itself as a residential option in this bustling locale. To help you form a comprehensive understanding, this introduction aims to synthesize publicly available information regarding the community, including aspects of its environment, potential services, reported features, and notable experiences shared by individuals online.
Shadow Hills Manufactured Home Community can be contacted directly at (407) 207-0076 or via their mobile number at +1 407-207-0076. These contact details are essential for anyone seeking firsthand information about availability, specific amenities, and the overall suitability of the community for their needs, whether for short-term RV stays or long-term residency in a manufactured home.
The available information includes a set of contrasting reviews from individuals who have interacted with or resided within Shadow Hills Manufactured Home Community. These reviews offer a glimpse into the diverse experiences reported by some members of the public. It is important to consider all perspectives when evaluating a potential living situation.
Several reviews express significant dissatisfaction with certain aspects of the community's management and environment. One reviewer alleges differential treatment based on ethnicity, claiming preferential treatment for Hispanic individuals and harassment for others through constant flyers and petty citations. This individual strongly advises against moving into the community, citing potential regret.
Another reviewer highlights concerns regarding property maintenance responsibilities and associated charges. They report being expected to maintain land they do not own, while hired lawn staff allegedly contribute to the issue by blowing grass onto porches, subsequently leading to citations for being unclean. This raises questions about the clarity of maintenance agreements and the fairness of enforcement.
Further concerns are raised about perceived privacy infringements and restrictive rules. One review claims that residents are discouraged from covering their windows, suggesting an intention by management to monitor the interiors of homes. This reviewer also alleges citations for minor issues like broken blinds or the use of curtains, indicating a potentially stringent and intrusive regulatory environment.
Financial aspects are also a point of criticism, with one reviewer stating that the plot rent exceeds their previous mortgage payments and is subject to monthly changes without prior warning. This individual describes the financial arrangement as a "total ripoff and a headache," emphasizing the lack of transparency and the high cost of residency relative to homeownership.
Conversely, another review presents a starkly different perspective, focusing on the positive interactions with the office staff. This individual, who identifies as a prospective resident, praises the office team as "amazing," noting their apparent enthusiasm for their work. The manager is specifically commended for their patience in explaining necessary information. The sales personnel are described as highly efficient and professional, managing a busy office environment with ease. This reviewer expresses anticipation for their move-in day, citing the "love and respect" with which they observed staff treating current residents, a level of care they claim to have not witnessed elsewhere.
Considering these divergent opinions, it is evident that experiences within Shadow Hills Manufactured Home Community can vary significantly. The negative reviews raise serious concerns about fairness, transparency, and the overall living environment, particularly regarding management practices and community rules. Potential residents and RVers should carefully weigh these reported issues and seek clarification on these matters from the management directly.
On the other hand, the positive review highlights potentially strong customer service and a supportive office staff. This suggests that interactions with the administrative aspects of the community may be positive for some individuals. However, it is crucial to ascertain whether this positive experience extends to the broader living conditions and community regulations described in the negative reviews.
For those specifically searching within the "RV parks near me" category, the information available does not explicitly detail the provisions for RV stays. While the name suggests a focus on manufactured homes, many such communities also accommodate recreational vehicles for varying durations. Therefore, it is imperative for RV owners to contact Shadow Hills Manufactured Home Community directly at the provided phone numbers to inquire about the availability of RV lots, the terms of stay, and the specific amenities offered to RV guests. These amenities typically include hookups for water, electricity, and sewage, as well as potential access to community facilities.
Given the contrasting reports, a thorough investigation is strongly recommended for anyone considering Shadow Hills Manufactured Home Community as a potential residence or RV destination. This should include direct communication with the management to address the concerns raised in the negative reviews and to gain a clear understanding of the community's rules, regulations, fees, and the services provided. Visiting the community in person, if possible, could also offer valuable insights into the actual environment and the interactions among residents and staff.
Prospective residents might want to inquire specifically about the community's policies on lot maintenance, window coverings, and the consistency of rental fees. It would also be prudent to ask about the process for addressing resident grievances and the mechanisms in place to ensure fair and equitable treatment for all members of the community.
In conclusion, Shadow Hills Manufactured Home Community in Orlando, FL, has received mixed reviews regarding its management and living environment. While one prospective resident reports positive interactions with the office staff, other accounts raise significant concerns about discriminatory practices, restrictive rules, and financial transparency. Individuals searching for "RV parks near me" or considering long-term residency in this community should conduct thorough due diligence and seek detailed information directly from the management to determine if it aligns with their needs and expectations.

Shadow Hills Manufactured Home Community Reviews
They treat you great if you're Hispanic. Harassment and constant fliers on your door if not. They take 2 hours lunch breaks and ride around on their golf carts looking for reasons to cite you for the stupidest things. DO NOT come here. You will regret it.You don't own the land that you're expected to maintain while their hired lawn people will blow grass on your porch and then you get cited for being dirty.Make sure you don't cover your windows. They wanna be able to peek inside and cite you for broken blinds and anything else they can see cus God forbid you use curtains they'll cite you for that too.Your plot rent is more than your mortgage and they change it month to month too. They didn't warn me about that. A total ripoff and a headache.
Apr 28, 2025 · Nicki RippaThe reviews don't do justice to the office staff and the work they are doing. They are amazing. Every time you go to them you can see they love what they do. The manager has the patience to explain what is needed and why is needed. The sales personnel are amazing, that office is always busy and they handle it like nothing is going on, I really don't know how they do that. I'm not a resident yet but I can't wait until my move in day. The way I see them treating their resident with love a d respect I haven't see it in any place.
Feb 13, 2025 · Jilliannes RuizWe got approved back in November of 2024, we started going though the mortgage process with our own mortgage company and this month which is March of 2025, Janet decides to us that the land isn't included and there is a land fee which stopped our mortgage process and on top of that she never gave us a call to say that the house we were looking at got brought I had to find out myself by checking the website. We were very excited about moving here but that got ruined by lack of communication by Janet. PLEASE WORK ON YOUR COMMUNICATION SKILLS ITS NOT THAT HARD !!!!!
