I've been living in Deerwood for over 8 years. Even though I love this community, it's sad seeing many people moving away for the abusive raise on lot rent. Veterans, the Elderly and Disabled people like myself can't afford to live here anymore. And it doesn't help with the constant harassment, threats of eviction, and court for being just one day past due. I love the work Catapaloosa does here with the cats and TNR. They are not a big problem anymore. People throwing trash everywhere and riding their motor bikes all day are more of a concern, in my opinion. There is very little lighting in the streets and no sidewalk, which makes it dangerous when walking your dogs at night. There is no security in the park! Many trees have been cut since I moved as well, taking away the beauty of the place. They also call the tow company constantly and visitors get their car taken away, especially on the weekends when the visitor's parking can be full. Cherry on top, a piece of terrain adjacent to the community, is now privately owned by someone who built an outdoor shooting range. You can hear the shots blasting all weekend.Edit: I have no quarrel with the local administration of Deerwood and it's employees which most live here. They do great work, and they are just doing their jobs. The truth is no amount of free activities will compensate for the fact Sun Communities are increasing the lot rent ridiculously with no improvements to show for it. - Kismet Moon

Deerwood Introduce

For local users seeking information about 'RV parks near me' that might also encompass long-term mobile home living options, Deerwood, located at 1575 Pel St, Orlando, FL 32828, presents a mobile home community with a mix of positive community aspects and significant challenges reported by its residents. While not strictly an RV park in the traditional sense, mobile home parks often accommodate RVs for longer stays and can be relevant for those considering a more permanent or semi-permanent living situation within the 'RV parks near me' search category.

Deerwood has fostered a sense of community for many of its residents, with one long-term resident of over eight years expressing their love for the community. Similarly, another resident of six years initially reported happiness with the park's management, highlighting their efforts in maintaining safety and cleanliness, as well as organizing monthly recreational events to encourage neighborly interaction and community involvement. These positive experiences suggest that Deerwood has the potential to offer a close-knit living environment.

One notable feature within the Deerwood community is the work done by "Catapaloosa" with a Trap-Neuter-Return (TNR) program for the local cat population. This initiative has reportedly been successful in managing the cat population, addressing a potential concern for residents. This indicates a degree of community awareness and effort towards animal welfare within the park.

However, the positive aspects of Deerwood are increasingly overshadowed by significant concerns raised by multiple residents regarding escalating lot rent. A long-term resident points out the "abusive raise on lot rent," lamenting that veterans, the elderly, and disabled individuals, including themselves, are finding it increasingly unaffordable to remain in the community. This sentiment is echoed by a six-year resident who initially found the rent affordable at $500 in 2019 but has seen it rise to over $840, expressing concern about the steep pricing on a single income. These accounts suggest a trend of substantial annual rent increases that are impacting the affordability for many residents, particularly those on fixed incomes or with limited financial resources.

Adding to the financial strain, the long-term resident also reports experiencing "constant harassment, threats of eviction, and court for being just one day past due" on lot rent. Such practices, if widespread, can create a stressful and unstable living environment for residents, potentially negating the sense of community that some have cherished.

Beyond financial and management concerns, there are also issues related to the physical environment and safety within Deerwood. The lack of adequate street lighting and the absence of sidewalks are cited as safety hazards, particularly for those walking their dogs at night. The lack of security within the park is another significant concern raised by a resident. These factors contribute to a potentially unsafe environment, especially during nighttime hours.

The aesthetic appeal of Deerwood has also reportedly diminished over time, with a long-term resident noting that "many trees have been cut," taking away from the park's beauty. This suggests a potential decline in the natural environment that initially attracted residents to the community.

Furthermore, the park's towing policy appears to be a source of frustration for residents and their visitors. The account of "constantly" calling the tow company and visitors having their cars towed, especially on weekends when visitor parking is limited, indicates a potentially strict and inconvenient parking situation within Deerwood.

A significant external factor impacting the living environment at Deerwood is the development of an outdoor shooting range on adjacent privately-owned land. The noise from "shots blasting all weekend" is a serious concern for at least one resident, significantly affecting the peace and quiet of the community, particularly during leisure time.

It is important to note that one long-term resident clarified that their grievances are not with the local administration and employees of Deerwood, many of whom also reside in the community and are perceived as doing their jobs well. The core issue, according to this resident, lies with Sun Communities (the apparent ownership/management at a higher level) and the "ridiculously" increasing lot rents without corresponding improvements to the park's infrastructure or amenities. This perspective suggests a disconnect between the local management's efforts and the overarching financial policies imposed on the community.

The experiences shared by residents of Deerwood paint a complex picture for anyone considering this community as a long-term living option, potentially relevant for those searching 'RV parks near me' for extended stays who might also consider mobile home communities. While there are aspects of community and local management that some residents appreciate, the significant concerns regarding escalating lot rent, perceived harsh late payment policies, safety issues related to lighting and sidewalks, lack of security, changes to the physical environment, strict towing, and external noise pollution from a nearby shooting range are critical factors to consider.

Prospective residents should weigh these factors carefully. While the initial affordability and sense of community may have been attractive in the past, the current trend of increasing lot rents poses a significant financial risk, especially for those on a fixed income. The reported safety and environmental concerns also warrant careful consideration. For those specifically seeking RV parks, it would be essential to inquire about the availability and terms for RV lots, as the primary focus here appears to be mobile home residency.

To obtain the most current and accurate information, it is strongly recommended to contact Deerwood directly at (407) 282-5070 or +1 407-282-5070. Inquiring about current lot rental rates, policies regarding rent increases and late payments, security measures, parking regulations, and any planned improvements to the park's infrastructure would be prudent. Additionally, asking about the noise levels from the adjacent shooting range and any mitigation efforts would be advisable. Visiting the community in person to assess the lighting, sidewalk situation, overall environment, and the condition of available lots is also highly recommended before making any decisions about residing in Deerwood.
