Alafaya Palms Introduce
For local users searching for "RV parks near me" in the Orlando, Florida area, and considering various long-term housing options, including mobile home parks, it is crucial to have a comprehensive understanding of potential communities. In this context, we present an overview of Alafaya Palms, located at 13600 Wesleyan Blvd, Orlando, FL 32826, USA. However, it is important to note that the information available from online reviews paints a concerning picture of this mobile home park, with residents expressing significant dissatisfaction.
One detailed review from a resident who lived at Alafaya Palms for three years paints a grim picture of the community and its management. The reviewer states, "Where do I start?" immediately setting a negative tone. A primary concern raised is the lack of communication and responsiveness from the office staff after a resident signs their final paperwork. The reviewer claims that contacting the office is often futile, as staff are reportedly "ALWAYS in meetings." This lack of accessibility and communication is a significant point of concern for potential residents who rely on management for support and issue resolution.
The review further details severe infrastructure issues within the park. On their third night of residency, the reviewer encountered "a waist deep flood on my road." Attempts to notify the office about this critical issue allegedly went unanswered. Disturbingly, the reviewer states that even minor instances of cat urination on the road continue to cause flooding to this day, indicating a persistent and unresolved drainage problem. This suggests potentially inadequate infrastructure and a lack of effective maintenance.
Another significant complaint highlighted is a "cat infestation" within the park. The reviewer observes maintenance staff "riding around on their golf carts all day" but alleges that they "don’t seem to be doing anything" to address this or other maintenance issues. This perception of inaction despite visible maintenance presence is likely to be frustrating for residents dealing with problems like stray animals.
The physical condition of the park's infrastructure is further criticized, with the reviewer describing the "roads" as "dilapidated." Additionally, a serious and recurring issue with the water supply is mentioned, with the water reportedly going out "3 times a week for ‘repairs’." Frequent water outages can severely impact residents' daily lives and raise questions about the reliability and maintenance of the park's essential utilities.
Based on these deeply concerning experiences, the reviewer offers a strong and unequivocal warning to potential residents: "My suggestion, DONT COME LIVE HERE. I did out of necessity but if I had a choice and a Time Machine I would never pick this place." This highly negative personal testimony should be taken seriously by anyone considering moving to Alafaya Palms.
A second review is even more scathing and direct, stating, "WORST PLACE EVER. MAKE SURE NOT TO BUY HERE EVER. THE WHOLE PLACE IS GARBAGE." This extreme condemnation reinforces the negative assessment provided by the first reviewer. The user explicitly advises against purchasing property within the park and urges others to "STAY FAR FAR FAR AWAY."
This second reviewer also alleges that any positive reviews for Alafaya Palms are likely insincere, claiming, "THE PEOPLE GIVING 5 STARS ARE FRIENDS AND FAMILY." Such an accusation, if true, would further erode trust in any positive online feedback and underscore the severity of the negative experiences reported by other residents.
The second reviewer, who states they "MOVED OUT A LONG TIME AGO," advises current residents to "SELL YOUR PROPERTY FIND SOMEWHERE ELSE TO MOVE." This suggests that the negative conditions within the park are not recent or isolated incidents but rather a persistent pattern that has driven residents to leave.
Echoing the communication issues raised in the first review, the second reviewer states, "LIKE PEOPLE SAID THEY NEVER PICK UP THE DAMN PHONE." This reinforces the perception of inaccessible and unresponsive management. Additionally, the reviewer claims that residents are frequently fined for various reasons: "THEY WILL FINE YOU FOR ANYTHING." Such practices can create a hostile living environment and add unexpected financial burdens on residents.
Based on the overwhelmingly negative feedback from these two detailed reviews, it is extremely difficult to identify any positive aspects or features of Alafaya Palms to promote to local users. The recurring themes of unresponsive management, significant infrastructure problems (flooding, dilapidated roads, frequent water outages), maintenance neglect (cat infestation), and potentially unfair financial practices (fines) paint a deeply concerning picture.
Therefore, in the interest of providing an objective introduction based on the available online information, it is our responsibility to highlight the serious concerns raised by residents. Potential local users searching for "mobile home parks near me" in Orlando, FL, should be aware of the following issues reported by residents of Alafaya Palms:
Unresponsive and Inaccessible Management: Residents report difficulty contacting the office and a lack of follow-through on issues.
Severe Infrastructure Problems: Persistent flooding due to inadequate drainage and frequent water outages due to ongoing repairs are major concerns.
Neglected Maintenance: Issues such as unaddressed cat infestations and dilapidated roads suggest a lack of adequate maintenance within the park.
Potentially Unfair Financial Practices: Allegations of excessive fines can create financial strain and a negative living environment.
Overall Negative Living Experience: Multiple residents strongly advise against living at Alafaya Palms, citing it as the "WORST PLACE EVER" and a source of significant dissatisfaction.
Given the severity and consistency of the negative feedback, we cannot, in good faith, recommend Alafaya Palms to local users seeking a positive long-term housing solution. The issues raised by former and current residents suggest a community facing significant challenges that prospective residents should carefully consider.
For local users in Orlando, FL, searching for "RV parks near me" or considering mobile home parks for long-term living, it would be prudent to thoroughly research other options in the area and prioritize communities with positive and verifiable resident feedback. The experiences shared by residents of Alafaya Palms serve as a cautionary tale, highlighting the importance of due diligence when choosing a place to live.
Prospective residents who still wish to investigate Alafaya Palms despite the strong warnings should proceed with extreme caution. It would be essential to visit the property in person, speak directly with current residents (if possible), and thoroughly scrutinize any rental or purchase agreements. Addressing the specific concerns raised in the online reviews directly with the management and seeking concrete assurances and evidence of improvements would be crucial before making any commitment to reside at Alafaya Palms. Based on the current online sentiment, exploring alternative mobile home parks in the Orlando area is strongly recommended.

Alafaya Palms Reviews
Where do I start? Once the fine ladies at the office get your final signature you will never hear from them again. If you go to the office, you will learn that they are ALWAYS in meetings. I moved in 3 years ago and on my third night I walked out to a waist deep flood on my road. I tried letting the office know, but I never received a response. Still to this day if more than one cat urinates in that road, it floods. Which brings me to the cat infestation. Maintenance is riding around on their golf carts all day, but don’t seem to be doing anything. The roads are dilapidated and the water goes out 3 times a week for “repairs”. My suggestion, DONT COME LIVE HERE. I did out of necessity but if I had a choice and a Time Machine I would never pick this place.

Nov 22, 2024 · Carlos SantosWorst place I’ve ever lived. There are drug addicts wandering around, going into your carport area, infested with cats. The noise levels of blaring music and parties go on often. I could barely hear my own tv. The staff will act all nice when you first move in and then they are nothing but non existent or super rude. They have office hours posted but are never in the office. I moved out over a month ago, they charged me lot rent, still haven’t returned that money or my deposit. I’ve been messaging them and the main company and have no answers. I will file a lawsuit if I don’t receive a real response and my money soon
Nov 29, 2023 · Stephanie RousselI have been in this community for 10+ years ,my children go to a great schools near by and I have never had issues in this community. The leasing management Marilyn and Ruthie can be firm at times but are very kind hearted and always willing to help! Ofcourse they can't always give it our way that's not how this works. But there both honestly the best management team I have the pleasure of dealing with..I love my community!
