They own mobile homes parks in FL i.e. Alafaya Palms which is the sister community to Riverside.This place looks different than it did 4 years ago (before I even knew it existed) so I am optimistic 😍Resident the past year I give three stars for the location, my neighbors are chill, lot rent cost, and staff. In my opinion opportunities for improvement incl. community consistency, improved community communication, and to let Riverside residents use Alafaya Palms amenities 🫂 since we are "related" but what seems - the step children of Lakeshore management 🤣.32828 zip code. Avalon & Waterford Lakes shopping centers nearby 🛍 Two egresses to main roads 🚗 Quiet-ish and relatively safe, there is a horribly kept mobile home park a few yards up the road -Big Oak. There is a large population of transients in the area, they live in the woods next to the community entrance- you can see their tents- they walk and ride through the community sometimes. Most are very respectful.Lot rent & size 🏘 varies, management does not confirm lot lines when you are signing, oddly. I have requested, as we'd like a shed, to no avail. But it is apprx $750+/mo you pay water bill, not incl. in lot rent, due when you pay rent, in full. Fair, due to lack of amenities for a FL neighborhood and numerous boil water notices we get; Out of the 5 instances from March 2023 to July 2023 only 2 were rescinded via community communication. For 3 we just felt it had been too long (weeks at each point) and went to the office. Def an opportunity for a more efficient updates like another email or posted notice. We have not had a bill water notice since apprx July 2023.Late fee - after the 5th, $100+. Personally, had an issue where mgmt worsened a late rent issue and I was still held liable for their lawyers fees. Only needed to learn that lesson once 🤣ONE amenity, a laundry room🤩 - not routinely maintained, 1/2 washers broken, 2/2 spins clothes "dry" only, if on the warm water setting. Although it has been like this longer(nobody checks, proactively), I have been reporting since 7/3/23 its 8/16/23 w/2 follow up emails and so far no confirmation of reciept; Let alone community update e.g. out of service notice. 2/2 dryers onsite work as intended 🤙🏾There is someone who dumps the one trash can inside! Small wins 🏆Lawncare🦺 incl. grass apprx 1x/moTrash disposal - main garbage is always filled with construction materials (nails for your tires) and yard waste or it is overfilled (and underdumped).😤Monday & Wednesday is garbage day at each home, unless waste management does not show up. They do trash by hand so your bins will get roughed up, our trash lid was ran over, ATTACHED to the bin (so it doesnt close properly to thwart scavengers)....so now we give the workers a peace offering like a cold bev when they come, hoping our property will be cared for. It HAS worked! 🤗We have wildlife, wild pigs, feral cats, deer, gators, and an assortment of birds. My fave part❕️ Our local feral cat 🐱 keeps our yard free of bugs and pests- we hated it at first, feral cats - but now love their presence.So all-in-all, Riverside is a decent neighborhood to start your mobile home journey, def no Deerwood (not owned by lakeshore management) or Alafaya Palms (OWNED by lakeshore management), but it's quiet-ish, centrally located, decent price in this economy, and we're kind of in our own little world. If you can handle a little inconsistency, under and mis-communication, proximity to flood zone areas, and traffic, come visit and see if you can call our slice of heaven home. 🏡

SOME HAVE NO RUNNING WATER NO HEAT,WINDOWS THAT DO NOT EVEN OPEN,SOME PEOPLE CANT EVEN DRINK THE WATER FROM THE TAP IF THEY HAVE WATER,THESE PEOPLE PAY THEIR RENTAND GET NO HELP FROM THE OWNER WHEN ADDRESSED WITH PROBLEMS.SOME CAN NOT EVEN USE THEIR STOVES BECAUSE THERE IS NO PROPANETANKS FOR THEIR TRAILERS.THIS IS THE WORST PLACE I HAVE EVER SEEN.THE CODE ENFORCEMENT AGENCY SHOULD PAY MORE ATTENTIONTO THIS MATTER.YES IM TALKING ABOUT "BIG ECON TRAILER PARK" I WOULDN'T LET MY DOG LIVE IN ONE OF THESE TRAILERS.THE PEOPLE ARE PAYING GOOD RENT AND LIVE IN DEPLORABLE CONDITIONS.YOU SHOULD BE SHUT DOWN.
