Removing 1 star due to management.Removing 1 star due to increased lot rent with still no fix to laundry washer since July 2023 reporting - it is January 2024.RIVERSIDE MOBILE HOME COMMUNITY property of LAKESHORE MANAGEMENT. They own mobile homes parks in FL i.e. Alafaya Palms which is the sister community to Riverside. This place looks different than it did 4 years ago (before I even knew it existed) so I am optimistic 😍Resident the past year I give three stars for the location, my neighbors are chill, lot rent cost, and staff. In my opinion opportunities for improvement incl. community consistency, improved community communication, and to let Riverside residents use Alafaya Palms amenities 🫂 since we are "related" but what seems - the step children of Lakeshore management 🤣.32828 zip code. Avalon & Waterford Lakes shopping centers nearby 🛍 Two egresses to main roads 🚗 Quiet-ish and relatively safe, there is a horribly kept mobile home park a few yards up the road -Big Oak. There is a large population of transients in the area, they live in the woods next to the community entrance- you can see their tents- they walk and ride through the community sometimes. Most are very respectful.Lot rent & size 🏘 varies, management does not confirm lot lines when you are signing, oddly. I have requested, as we'd like a shed, to no avail. But it is apprx $750+/mo you pay water bill, not incl. in lot rent, due when you pay rent, in full. Fair, due to lack of amenities for a FL neighborhood and numerous boil water notices we get; Out of the 5 instances from March 2023 to July 2023 only 2 were rescinded via community communication. For 3 we just felt it had been too long (weeks at each point) and went to the office. Def an opportunity for a more efficient updates like another email or posted notice. We have not had a bill water notice since apprx July 2023.Late fee - after the 5th, $100+. Personally, had an issue where mgmt worsened a late rent issue and I was still held liable for their lawyers fees. Only needed to learn that lesson once 🤣ONE amenity, a laundry room🤩 - not routinely maintained, 1/2 washers broken, 2/2 spins clothes "dry" only, if on the warm water setting. Although it has been like this longer(nobody checks, proactively), I have been reporting since 7/3/23 its 8/16/23 w/2 follow up emails and so far no confirmation of reciept; Let alone community update e.g. out of service notice. 2/2 dryers onsite work as intended 🤙🏾There is someone who dumps the one trash can inside! Small wins 🏆Lawncare🦺 incl. grass apprx 1x/moTrash disposal - main garbage is always filled with construction materials (nails for your tires) and yard waste or it is overfilled (and underdumped).😤Monday & Wednesday is garbage day at each home, unless waste management does not show up. They do trash by hand so your bins will get roughed up, our trash lid was ran over, ATTACHED to the bin (so it doesnt close properly to thwart scavengers)....so now we give the workers a peace offering like a cold bev when they come, hoping our property will be cared for. It HAS worked! 🤗We have wildlife, wild pigs, feral cats, deer, gators, and an assortment of birds. My fave part❕️ Our local feral cat 🐱 keeps our yard free of bugs and pests- we hated it at first, feral cats - but now love their presence. So all-in-all, Riverside is a decent neighborhood to start your mobile home journey, def no Deerwood (not owned by lakeshore management) or Alafaya Palms (OWNED by lakeshore management), but it's quiet-ish, centrally located, decent price in this economy, and we're kind of in our own little world. If you can handle a little inconsistency, under and mis-communication, proximity to flood zone areas, and traffic, come visit and see if you can call our slice of heaven home. 🏡 - Vonnie

Riverside Mobile Home Community Introduce

If you are a local user in the Orlando, Florida area searching for housing options, and your platform category is "RV parks near me," you might come across Riverside Mobile Home Community, located at 1681 Semon Dr, Orlando, FL 32828, USA. It's important to clarify that Riverside is a mobile home park, primarily offering long-term residency rather than the short-term stays typically associated with RV parks. Understanding this distinction will help you assess if this type of community aligns with your housing needs.

Based on recent and past resident reviews, Riverside Mobile Home Community presents a mixed picture, with both appealing aspects and areas that some residents feel need improvement. It is noted that Riverside Mobile Home Community is under the ownership of Lakeshore Management, which also manages other mobile home parks in Florida, including Alafaya Palms, considered a sister community.

One resident from the past expressed optimism about potential positive changes, stating, "This place looks different than it did 4 years ago (before I even knew it existed) so I am optimistic 😍." This suggests that some improvements or changes may have occurred in the community over time.

A current resident, who has lived there for the past year, provides a more detailed perspective, giving the community three stars and highlighting several positive aspects. The location is cited as a significant advantage, along with "chill" neighbors, the cost of lot rent, and the staff. The 32828 zip code places Riverside in proximity to the Avalon and Waterford Lakes shopping centers, offering convenient access to retail and dining options. The community also boasts two egresses to main roads, facilitating ease of transportation. Residents describe the area as "quiet-ish and relatively safe."

However, this same resident also points out several opportunities for improvement. These include the need for greater "community consistency," better "community communication," and the possibility of allowing Riverside residents to utilize the amenities at the sister community, Alafaya Palms. The sentiment expressed is that Riverside sometimes feels like the "step children of Lakeshore management 🤣," suggesting a perceived disparity in resources or attention compared to Alafaya Palms.

Regarding the surrounding environment, the resident notes the presence of a poorly maintained mobile home park, Big Oak, nearby. Additionally, there is a "large population of transients" residing in the woods near the community entrance. While these individuals are generally described as "very respectful," their presence might be a factor for some to consider.

The cost and specifics of lot rent are also detailed. Residents can expect to pay approximately $750 or more per month, and the water bill is separate and due at the same time as the rent, in full. Interestingly, the management reportedly does not confirm lot lines during the signing process, and one resident's request for clarification regarding lot lines for shed placement went unanswered. The resident feels the rent is fair given the "lack of amenities for a FL neighborhood" and the history of "numerous boil water notices." Out of five boil water notices between March and July 2023, only two were officially rescinded via community communication, with residents having to inquire at the office for updates on the other three, indicating a need for more efficient communication in such situations. It is noted that there have been no boil water notices reported since approximately July 2023.

Financial considerations also include a late fee of $100 or more after the 5th of the month. One resident recounts a negative experience where management actions reportedly worsened a late rent issue, and the resident was still held liable for the management's lawyers' fees, serving as a cautionary tale regarding rent payment procedures.

Amenities at Riverside Mobile Home Community appear to be limited, with the primary one being a laundry room. Unfortunately, the laundry room is described as "not routinely maintained," with half of the washers being broken and both spin cycles on the warm water setting only providing "dry" results. These issues had reportedly been ongoing since at least July 2023, with follow-up reports made in August 2023, yet without confirmation of receipt or community updates. On a positive note, both dryers on-site are reported to work as intended. A minor positive is that someone does empty the single trash can inside the laundry room.

Lawn care is reportedly included approximately once per month. Trash disposal involves garbage pickup at each home on Mondays and Wednesdays, but this service can be unreliable if Waste Management does not show up. The trash is collected by hand, which has resulted in damage to residents' bins, including one instance where a trash lid attached to the bin was run over. To mitigate potential issues, some residents have resorted to offering cold beverages to the trash collectors.

One of the more unique aspects of Riverside Mobile Home Community is the presence of various wildlife, including wild pigs, feral cats, deer, gators, and an assortment of birds, which one resident particularly enjoys. The feral cat population is even seen as beneficial for pest control around individual lots.

Overall, one resident summarizes Riverside as a "decent neighborhood to start your mobile home journey," acknowledging that it is not comparable to communities like Deerwood (not owned by Lakeshore Management) or even its sister community, Alafaya Palms (owned by Lakeshore Management). The positives highlighted are its "quiet-ish" atmosphere, central location, and relatively decent price point in the current economy. However, the resident advises potential newcomers to be prepared for "a little inconsistency, under and mis-communication, proximity to flood zone areas, and traffic." They ultimately suggest visiting to see if Riverside could become your "slice of heaven home. 🏡"

A more recent, albeit brief, comment expresses concern about the overall state of Lakeshore Management properties and a perceived lack of care from management towards both the properties and hourly employees.

For local users in Orlando seeking a mobile home park and encountering Riverside Mobile Home Community through a search for "RV parks near me," it is crucial to weigh the positive aspects of location and affordability against the reported challenges with management responsiveness, communication, and amenity maintenance. Contacting Riverside Mobile Home Community directly at (407) 568-0450 or +1 407-568-0450 is highly recommended to inquire about current lot availability, rental rates, specific services and features, and to get a firsthand impression of the community and management. Asking about the status of the laundry facilities and communication protocols would be particularly pertinent based on the resident reviews. Visiting the community to assess the environment and the condition of the facilities would also be a valuable step in making an informed decision.
