Terrace Park MHP Introduce
Welcome to Terrace Park MHP, a designated 55 and older manufactured home community situated at 2200 37th St, Evans, CO 80620, USA. This community offers a residential option tailored specifically for senior adults who own manufactured homes and lease the land. It is crucial to note, as highlighted by a resident, that "This is a 55 and older mobile home community, not an RV park." While the platform category "RV parks near me" is broad and often associated with temporary or recreational vehicle stays, Terrace Park MHP is fundamentally a long-term residential community for seniors, making it a relevant consideration for those exploring stable, age-restricted housing options that share some structural similarities with RV parks, such as designated plots and utility hookups.
Environment: A Senior-Focused Setting in Evans
Terrace Park MHP is located in Evans, Colorado, a city that offers a balance of local amenities and access to the larger Greeley metropolitan area. As a 55 and older community, the environment is typically designed to cater to the needs and preferences of senior residents, often aiming for a quieter, more relaxed atmosphere. The community consists of individual manufactured home lots connected by internal roads. While specific details on internal landscaping beyond basic maintenance are not provided, the general environment is intended for long-term residential living for an older demographic. Residents experience Colorado's climate, which provides distinct seasons. The community's location on 37th St places it within reasonable proximity to essential services, healthcare facilities, shopping centers, and dining options in Evans, contributing to the convenience of daily life for its senior residents. However, resident feedback raises concerns about the physical condition of the park's common areas, particularly sidewalks and roads, suggesting that proactive maintenance may be an issue.
Services: Management, Maintenance, and Critical Feedback
Terrace Park MHP provides management services common to manufactured home communities, but with significant concerns raised by residents regarding their quality and responsiveness. The community's management is responsible for administering lot leases, enforcing community rules, and overseeing common area maintenance. Essential utilities like water, sewer, and trash removal are typically part of the lot lease agreement or billed separately. However, a highly critical review states: "The management has no desire to obtain the sidewalk or road conditions, even though it’s required for safety by DOLA, unless there is a complaint!! The Regional Manager, Jennifer Peters is not one who cares how to maintain our community unless there’s a written complaint by a resident! She has no care in putting ice melt in the common areas, nor does she shovel the snow until there’s a complaint! She is the WORST PERSON in management who has no desire to do anything regarding our community!! Unfortunately, I’ve had to make multiple complaints about her duties as a manager and what is REQUIRED BY HER BY LAW!!!!! Our sidewalk have multiple problems, cracks, trip hazards that are in need of repair." This feedback points to serious dissatisfaction with management's proactive approach to safety and maintenance, indicating that services, particularly snow removal and sidewalk repairs, may only occur in response to formal complaints. For those searching for "RV parks near me" and considering a permanent senior manufactured home, these specific details about management responsiveness and maintenance standards are crucial considerations.
Features: Age-Restricted Living and Resident Challenges
The defining feature of Terrace Park MHP is its designation as a "55 and older mobile home community." This age restriction shapes the community's demographics and is intended to provide an environment suited for seniors, often implying a quieter atmosphere and potentially specific amenities or social activities geared towards this age group. The core feature is the provision of individual lots for manufactured homes, each equipped with necessary utility hookups. However, critical resident feedback directly impacts the perception of community features. The mentioned "multiple problems, cracks, trip hazards" on sidewalks and the lack of proactive snow removal directly undermine the safety and accessibility features expected, especially in a senior community. The comment, "The lot rent keeps going up and yet they have not done any improvements here to show for it!", indicates a perceived lack of reinvestment in the community despite increasing costs, which is a significant negative feature from a resident's perspective. While it is noted that "It’s cheaper than renting and cheaper than owning a home," the concurrent statement that "the management is AWFUL!" presents a trade-off. For individuals whose initial search for "RV parks near me" has broadened to include stable, age-restricted housing, understanding these challenges alongside the benefits is paramount.
Promotional Information and Critical Resident Insights
Terrace Park MHP invites prospective residents, specifically those aged 55 and older, to consider its manufactured home community in Evans, Colorado. If your search for "RV parks near me" has led you to explore long-term, age-restricted housing solutions, Terrace Park MHP may be an option. We encourage interested individuals to contact the community directly at (970) 396-1212 or +1 970-396-1212 to inquire about available lots and any manufactured homes for sale within the park, and to understand the specific lease terms and community guidelines, especially those pertaining to age restrictions. The address is 2200 37th St, Evans, CO 80620, USA.
It is critically important for prospective residents to carefully consider the extensive feedback provided by current residents, as this offers vital insights into the daily experience within Terrace Park MHP. While one brief review notes, "Just a friend of mine lives there it's a nice neighborhood," the more detailed and negative feedback provides substantial warnings. The core complaints revolve around management and maintenance: "The management has no desire to obtain the sidewalk or road conditions, even though it’s required for safety by DOLA, unless there is a complaint!! Our sidewalk have multiple problems, cracks, trip hazards that are in need of repair. The lot rent keeps going up and yet they have not done any improvements here to show for it! It’s cheaper than renting and cheaper than owning a home but the management is AWFUL!"
This feedback strongly indicates pervasive issues with management responsiveness, particularly regarding critical safety and maintenance duties such as sidewalk repair and snow removal, and suggests a perceived lack of value for increasing lot rent. Prospective residents, especially those looking for senior living, should conduct thorough due diligence. This should include an in-person visit to assess the condition of sidewalks and common areas, direct questioning about current lot rent and historical increases, and a clear understanding of all maintenance responsibilities and the process for addressing concerns. Inquiring about specific DOLA requirements for manufactured home communities and how they are met would also be prudent. Given the strong criticism of management, potential residents might consider asking about recent changes in management or policies. Understanding these critical aspects in detail is essential for making an informed decision about living at Terrace Park MHP, especially as a senior.

Feb 28, 2025 · Sylvia DavilaThis is an AWESOME 55+ community that is very well taken care of, and people in the community are great neighbors. I wish my community was like this.
Oct 16, 2024 · Donald WagnerWhy is the rent so expensive. Just got a notice that rent will be $959.00 per month effective April 1, 2024. The are no amenities on the property. Living on a fixed income barely making it month by month now. Stoney Brookes rent is $600.00 a month. Why so expensive!
Dec 30, 2023 · Diana GriffinNewer owners keep raising lot rent. Original owner set this park up for Elderly people on fixed incomes. How can the elderly survive on fixed incomes when they keep raising the rent. It is getting very frustrating to see happen. Park is kept clean. But snow removal could be better. Offer removal to renters that can't do it themselves.
