The Heritage Introduce
For local users exploring options within the category of "RV parks near me" and considering long-term stays or mobile home living in North Fort Myers, Florida, The Heritage, located at 3000 Heritage Lakes Blvd, North Fort Myers, FL 33917, USA, presents itself as a notable community. You can reach them at (888) 581-6097 or +1 888-581-6097 for inquiries. Based on the available customer reviews, The Heritage offers a blend of positive community aspects and areas that potential residents should carefully consider.
One reviewer describes The Heritage as a "beautiful community with super friendly residents, a LOT of amenities, and great office staff!" This paints a positive picture of the aesthetic appeal of the community, the welcoming nature of its residents, the availability of numerous facilities, and the helpfulness of the administrative team. Such aspects can significantly contribute to a positive living experience and a strong sense of community.
However, another, more detailed review provides a more nuanced perspective. While acknowledging that the maintenance is not the "bottom of the barrel," this reviewer states that they consistently hear complaints from neighbors regarding "poor management." This is a significant concern, as effective management is crucial for the smooth operation of any residential community and the satisfaction of its residents. The reviewer does credit the management for the Hurricane Ian repairs to the community, suggesting some level of responsiveness to significant events.
This reviewer also mentions that fellow residents are "decent and friendly," corroborating the positive feedback from the first review regarding the community atmosphere. However, they point out that the hot tub is "broken more often than running," indicating a potential issue with the upkeep or reliability of certain amenities. The reviewer also describes the place as "outdated," suggesting that the infrastructure or aesthetic of the community might not be modern.
Furthermore, this review brings up concerns about landscaping, stating that residents are still required to trim their own places and maintain trees on their lots, despite the community supposedly including "landscaping." This discrepancy between what is advertised and the reality could be a source of frustration for residents. The reviewer also notes that the area "floods regularly" and suggests that the infrastructure is "probably way overdue for maintenance/updates," raising concerns about potential property damage and the long-term stability of the community.
Finally, this detailed review highlights the issue of the "lot lease," describing it as "quite high" and subject to annual increases. This financial aspect is a critical consideration for prospective residents, as escalating costs can impact affordability over time. Based on these mixed experiences, this reviewer ultimately advises choosing elsewhere.
Considering these reviews, The Heritage appears to be a community with both attractive qualities and significant drawbacks. The friendly residents, numerous amenities, and helpful office staff are definite positives. However, the concerns about poor management, unreliable amenities (like the hot tub), outdated infrastructure, regular flooding, and a high and increasing lot lease are serious issues that potential residents must carefully evaluate.
To provide a more detailed introduction for local users searching for "RV parks near me" (for long-term stays) or considering mobile home living at The Heritage, we can infer some potential services and features based on the positive review mentioning "a LOT of amenities" and general expectations for a community of this nature:
- Recreational Facilities: The mention of a hot tub suggests the presence of recreational amenities, which might also include a swimming pool, fitness center, clubhouse, or other facilities for residents' use and enjoyment. The reliability of these amenities, however, seems to be a point of concern.
- Community Spaces: Mobile home parks often have common areas for social gatherings, events, or simply enjoying the outdoors. The "beautiful community" aspect might refer to well-maintained grounds or shared green spaces, although the flooding issue could impact these areas.
- Office Staff Support: The positive feedback about the "great office staff" suggests that residents can expect assistance with administrative matters, community information, and potentially the resolution of issues, although this contrasts with the "poor management" concerns raised by another reviewer.
- Landscaping Services (Potentially Limited): While one review indicates that residents are still responsible for some landscaping, there might be some level of community-provided landscaping in common areas. Prospective residents should clarify the exact nature of the landscaping services included.
- Infrastructure: The presence of mobile home lots implies essential infrastructure such as roads, utility hookups (water, electricity, sewage), and possibly shared infrastructure like the hot tub and other amenities. The "outdated" comment and the mention of the need for infrastructure maintenance/updates suggest potential limitations or aging systems.
- Hurricane Ian Repairs: The fact that the community underwent repairs after Hurricane Ian indicates a response to significant weather events, which is relevant for residents in Florida.
Promotional information is not available in the provided reviews. Local users interested in The Heritage should contact the park directly at the provided phone numbers to inquire about any current specials, lot availability, lease rates, and any incentives for new residents, whether for mobile homes or long-term RV stays. It would be crucial to ask specific questions about the lot lease terms, including the frequency and typical amount of annual increases. Inquiring about the status and reliability of amenities like the hot tub and any planned infrastructure updates would also be prudent.
For local users specifically searching for "RV parks near me" with the intention of a longer-term stay, The Heritage offers a location in North Fort Myers with a seemingly friendly community and a range of amenities. However, the serious concerns raised about management, the reliability of amenities, the potential for flooding, and the high and increasing lot lease cannot be ignored. These factors could significantly impact the quality of living and the overall cost of residency.
Given the conflicting feedback, it is highly recommended that prospective residents conduct a thorough personal visit to The Heritage. This would allow them to assess the beauty and upkeep of the community firsthand, observe the condition of the amenities, and get a feel for the overall environment. If possible, speaking with current residents (beyond those who have left online reviews) could provide a more comprehensive understanding of the management, the frequency and impact of flooding, and the general satisfaction levels within the community.
Furthermore, potential residents should ask detailed questions about the lot lease agreement, the specific landscaping responsibilities of residents, and any plans for infrastructure improvements. Understanding the long-term financial implications and the community's approach to maintenance and updates is essential before making a decision to reside at The Heritage.
In conclusion, The Heritage in North Fort Myers, FL, presents a mobile home community with appealing aspects such as friendly residents, numerous amenities, and a helpful office staff. However, significant concerns regarding management, outdated infrastructure, unreliable amenities, regular flooding, and a high and increasing lot lease have been raised by residents. Local users searching for "RV parks near me" for long-term stays or considering mobile home living at The Heritage should weigh these factors carefully and conduct thorough due diligence, including a personal visit and detailed inquiries, before making a commitment.

The Heritage Reviews
Beautiful community with super friendly residents, a LOT of amenities, and great office staff!
Jul 23, 2022 · Ron SwigerWhile not the bottom of the barrel maintenance wise, all I hear from my neighbors is how poor management is. Fellow residents are decent and friendly. I give them credit for Hurricane Ian repairs to the community. Hot tub is broken more often than running. Place is outdated. You still have to trim your own place and maintain the trees on your lot although they will say landscaping “included”. It floods regularly and probably way overdue for infrastructure maintenance/updates. Plus, lot lease is quite high and goes up every year.I would choose elsewhere.
Sep 29, 2024 · Patrick MercadoBuying here! Looks quiet and tons of activities each week for 55+...area well maintained and homey feeling!
Jun 02, 2022 · Karen EngelkerMy sister has lived there for years. She paid $51 dollars for here modular home during an auction 10 years ago. Her lot rent is $780/month. Cheap Florida living without the riff raff.
Jun 20, 2023 · Edward Sr BaumbargerELS is the worst!! continues to raise lot rent not worth it. Front office is useless. We made several freinds but most residents were glad we left that's okay we are much happier in our new home. I have to laugh they are advertising $640 lot rent on the internet it's over $1000 now not worth it and poorly run. save your money spent one year knew it was a mistake when I moved in but, gave it the benefit of doubt. glad we moved manufactured homes is not for me made it our home and made alittle money so not a total loss
