Totem Pole Mobile Estates Introduce
Are you searching for "RV parks near me" in the Vancouver, Washington area that might offer a long-term living situation within a mobile home community? Totem Pole Mobile Estates, located at 3909 E 4th Plain Blvd, Vancouver, WA 98661, USA, presents a community with both positive and concerning aspects based on recent customer reviews. This introduction aims to provide a detailed and objective overview of the park, drawing from the experiences shared by individuals who have resided there.
One reviewer, identifying as an 80 and 84-year-old resident, expresses an appreciation for the park's positive attributes. They note that they "like the place" and find it to be "nice and quiet." This suggests that Totem Pole Mobile Estates offers a peaceful environment, which can be particularly appealing to seniors or those seeking a tranquil living situation. The same reviewer also highlights the positive relationships with their neighbors, stating that "The neighbors are great." This indicates a potentially friendly and supportive community atmosphere within the park.
However, this positive sentiment is overshadowed by a significant concern raised by the same reviewer: the issue of rental increases. They express fear that these increases will become so substantial that they will be forced to sell their home and move. This suggests a potential lack of affordability or stability in housing costs within the park, which could be a major deterrent for prospective residents, especially those on a fixed income or seeking long-term financial predictability.
In stark contrast to the positive comments about the environment and neighbors, another reviewer paints a very negative picture of the park, primarily focusing on the management. This reviewer strongly advises others, "Don't move here!" This emphatic warning signals potentially serious issues within the community related to the management's responsiveness and their handling of resident concerns.
The core of this negative review centers around the management's alleged failure to "stick up for its residents." The reviewer specifically claims that the park has a disruptive resident, referred to as an "out of control Karen," and that the management has been aware of the problem but has taken no action to address it. This inaction is described as simply "let's her be out of control," implying a lack of intervention to ensure a peaceful and respectful living environment for all residents.
This accusation of unresponsive management and the toleration of disruptive behavior raises significant concerns about the overall quality of life and the sense of security within Totem Pole Mobile Estates. Potential residents would likely be concerned about moving into a community where management is perceived as unwilling or unable to address issues that negatively impact the well-being of its residents. The term "out of control Karen" suggests a resident engaging in problematic or harassing behavior that is not being appropriately managed.
The reviewer concludes by strongly advising prospective residents to "Find a place that actually cares about it's residents," further emphasizing their negative experience with the management at Totem Pole Mobile Estates. This suggests a fundamental lack of trust in the management's commitment to creating and maintaining a positive and safe living environment for all members of the community.
Considering these two reviews, Totem Pole Mobile Estates presents a mixed and concerning profile. While the park may offer a nice, quiet environment with friendly neighbors, which are significant positives, there are serious red flags regarding rental instability and, more critically, the management's alleged failure to address disruptive resident behavior. The fear of escalating rental costs could lead to financial strain and displacement for long-term residents, while the perception of unresponsive management and an unsafe or unpleasant living environment due to unaddressed issues is a major deterrent for anyone considering moving into the park.
Based on this limited information, it is impossible to offer any positive promotional information about Totem Pole Mobile Estates. The serious allegations of unresponsive management and the potential for significant rental increases outweigh the positive comments about the quiet atmosphere and friendly neighbors. Potential residents seeking "RV parks near me" for a longer-term stay within a mobile home community should exercise extreme caution and conduct thorough due diligence before considering Totem Pole Mobile Estates.
Anyone considering this park should attempt to gather further information from multiple sources, if possible. This could include visiting the park in person to assess the environment and potentially speaking with current residents to gain a broader understanding of their experiences with the management and the overall community atmosphere. Asking specific questions to the management regarding rental policies, security measures, and how they address resident concerns would also be crucial in making an informed decision. The stark contrast in the provided reviews underscores the potential for a divided or problematic living environment within Totem Pole Mobile Estates.
In conclusion, while Totem Pole Mobile Estates may offer a quiet setting and friendly neighbors, the significant concerns raised about rental increases and, more importantly, unresponsive management in the face of disruptive behavior, present serious risks for potential residents. The strong negative recommendation from one reviewer should be carefully considered alongside the positive, yet financially worried, perspective of another. Thorough investigation is strongly advised before making any decisions regarding residency at Totem Pole Mobile Estates.

Totem Pole Mobile Estates Reviews
I am afraid that the rental increases will force us to sell and move. I like the place. It's nice and quiet. The neighbors are great. We are 80 and 84.
Mar 11, 2025 · Sandy JohnsonDon't move here! Management does not stick up for its residents. The park has a out of control Karen and doesn't do a thing, just let's her be out of control. Find a place that actually cares about it's residents.
Jun 13, 2024 · cindy malesI love this park and it's residents. I feel we have a great community and a great group of people that fulfill this community. It's full of trees, nature and a beautiful crick that runs along side of the park. I do my best to make sure that the park runs smoothly and with little to no problems. It's a happy little place and hope it stays this way for many years to come.
Sep 19, 2019 · Supa DI live at Totem Pole Estates. When I was looking to buy a mobile home I went to every senior and family park in Vancouver. I've seen some really bad ones with questionable people living there and some that are a little better. Totem Pole Estates is one of the top best mobile home parks for many reasons. Even though it's located off of a busy road it's very quiet here because it's offset from the road. The manager, Don, is very nice, caring, and a hard working man. He does a great job keeping the park clean. The residents are very friendly and maintans their homes. In a lot of mobile home parks I looked at, the homes are very close to each other but not here, you got some breathing room between you and your next door neighbor. In my space I have the creek next to me. I've seen blue heron, ducks, geese. I'm very happy here if you can't tell, lol.
Jul 04, 2018 · Cynthia ServiBad they just raised the rent to $ 520 a month from $460 starting Jan 1st 2020, wait until you see 2021 rate hike! Shame on Donna Neilson owner of this park and Neilson park in Portland, these are all fixed income seniors here. Some seniors can not even afford cable and have just enough for food on a fixed income are in trouble. Most are disabled and make less then 1100 a month. They own old mobiles and this is only place they can afford to live as they paid off 70s trailers years ago. Now some are facing homeless situations when they rent takes effect Jan 1st 2020. such greed from the Neilsons while they live in Hawaii. There is a Churh that comes and deliver free food sometimes, but now these folks are in real trouble.
