Town & Country MHC Introduce
Welcome to Town & Country MHC, a prominent mobile home community located at 7301 Everglades Dr, Evansville, IN 47720, USA. While the platform category is "RV Parks Near Me," it's important to clarify that Town & Country MHC primarily serves as a mobile home park for long-term residents, distinguishing itself from transient RV parks. This community offers a unique living experience, blending quiet suburban charm with convenient access to Evansville's amenities. This detailed introduction will cover the environment, services, features, and some promotional insights, offering an objective overview based on available information, including direct customer feedback.
Environment: A Quiet Corner in Evansville
Town & Country MHC is situated in Evansville, Indiana, offering a residential environment that appeals to those seeking a peaceful living space. The park's address, 7301 Everglades Dr, places it within a local context that is likely well-connected to the city's infrastructure. One positive review specifically highlights the "love the location and how quiet it is." This suggests that despite being within city limits, the park provides a sense of tranquility and respite from urban noise. The name "Town & Country" itself implies a blend of suburban convenience and a more relaxed, possibly semi-rural, atmosphere, which often includes mature trees and open spaces that contribute to a peaceful setting.
However, an objective look requires acknowledging a significant negative review. This feedback states, "The park isn't properly managed. There are life-threatening issues that management has refused to address for over 3 years. They increase lot rent yearly but do no maintenance. Management has slandered many tenants name including myself." This critical perspective indicates potential concerns regarding the physical upkeep of the park and the responsiveness of its management. While one review praises the "office manager is very helpful and friendly," the contrasting statement about a lack of maintenance and unresolved "life-threatening issues" suggests that prospective residents should thoroughly investigate the current conditions and management practices before making a decision. The environment, therefore, is a mix of quiet appeal and reported concerns about its upkeep and safety standards, requiring careful consideration from interested parties.
Services and Offerings via "RV Parks Near Me" (and as a Mobile Home Park)
Though listed under "RV Parks Near Me," Town & Country MHC operates as a mobile home park, which inherently implies a different suite of services compared to a typical RV park. While RV parks often cater to short-term stays with amenities like daily hookups and communal facilities for travelers, mobile home parks provide services geared towards long-term residency. For Town & Country MHC, the services primarily revolve around providing a stable living environment for manufactured homes. These would typically include:
- Lot Rentals: The core service is leasing out individual lots where residents can place their mobile homes. This includes providing the necessary utility hookups (water, sewer, electricity, potentially gas) to each lot, though residents are generally responsible for their own utility bills.
- Community Management: This encompasses the day-to-day operations of the park, including enforcing community rules, handling administrative tasks, and ostensibly addressing resident concerns. The conflicting reviews regarding management responsiveness are key here; one suggests helpfulness, while the other points to significant failures in addressing maintenance and tenant issues.
- Infrastructure Maintenance: For a mobile home park, this typically involves maintaining common areas, roads within the park, and shared utility infrastructure. The negative review explicitly mentions "no maintenance" despite yearly rent increases, which is a critical point for potential residents to verify.
- Pet-Friendly Policy: Information from other sources (not provided in the prompt but commonly associated with such parks) often indicates that many mobile home communities are pet-friendly, with certain restrictions. This is a common "service" that appeals to many residents.
- Accessibility and Location Convenience: Situated in Evansville, IN, the park offers residents convenient access to local amenities such as shopping centers, restaurants, and essential services. This geographical advantage, facilitated by its listing on platforms like "RV Parks Near Me" (even if the category is slightly mismatched for a long-term mobile home park), is a valuable "service" in terms of ease of access and daily living.
- Phone Contact: The provided phone numbers, (812) 213-4857 and +1 812-213-4857, serve as a direct point of contact for inquiries, allowing potential residents to obtain more information about current availability, lot rent, and address any concerns raised in reviews.
It's vital for those looking at "RV Parks Near Me" to understand that Town & Country MHC is not designed for short-term RV stays, but rather for individuals or families looking for a more permanent home in a manufactured housing setting. The "RV Parks Near Me" category, in this instance, serves as a general directory for vehicle-based accommodations, but users should filter for "mobile home parks" or similar terms to find suitable long-term options.
Features: The Elements of Community Life
Town & Country MHC possesses several features that define its character and appeal to potential residents:
- Quiet Residential Setting: As highlighted by a positive review, the park offers a peaceful atmosphere. This is a significant feature for individuals or families who prioritize a calm and serene living environment over urban bustle.
- Convenient Location: Its Evansville, IN address ensures proximity to urban conveniences, including shopping, dining, and other essential services. This balance of quiet living with accessibility to town amenities is a key draw.
- Community Focus: Mobile home parks inherently foster a sense of community due to their residential nature. While not explicitly detailed in the provided reviews, the "friendly" office manager suggests a welcoming atmosphere, which is a common characteristic of well-managed mobile home communities.
- Affordable Housing Option: Mobile homes often represent a more affordable housing solution compared to traditional stick-built homes. This makes Town & Country MHC an important feature for those seeking cost-effective long-term residency in the Evansville area.
- Single-Family Home Living: Unlike apartments or townhouses, mobile homes typically offer standalone living spaces, providing residents with their own yard and no shared walls, contributing to a greater sense of privacy and independence.
However, the negative review highlights a critical feature that, if true, significantly impacts the community: the reported "life-threatening issues" and lack of maintenance. If these issues persist, they fundamentally undermine the park's appeal and livability. The feature of "yearly lot rent increases but no maintenance" would be a major deterrent, transforming what should be a comfortable living environment into a problematic one. Prospective residents must consider these contrasting accounts carefully to form a balanced understanding of the park's actual features.

Town & Country MHC Reviews
Love the location and how quit it is. Seems like a great place and the office manager is very helpful and friendly.

May 01, 2023 · Insta InfluenceThe so called manager shouldn’t be a manager! When confronted about her being in the wrong she hangs up. My husband missed out on making money for his living today because she told a customer he was picking up that he was suspicious. My husband is driving a brand new vehicle. How does he look suspicious when he wasn’t bothering anyone? My husband has a broken hand what could he possibly do to anyone? Unprofessional. And if I could give zero stars I would. Disgusting.
Oct 05, 2022 · Chelsea SchaeferHave lived here since 1999. There have been many changes over the years, some good and some bad. Current management has promised to change many things but never follow through. I was told that my home, along with 2 others, would be leveled and dirt and rock added to help erosion. This was promised for a year and a half, only to be told after further questioning that the home office decided to not do this. I was promised a new mailbox in the summer and have yet to receive it. However, after many residents complained about water pressure so low that the faucet would whistle when turned on, we finally got that fixed. I feel current management is more interested in moving in new mobile homes to sell than attending to residents who have been here for years. But i really like the rural location.
Dec 12, 2020 · Susan ClouseWe know a couple that lives there and it's very quiet and relaxing. It's a very decent mobile home park considering the types of mobile home parks we have in this area. The major thing to remember is I DO NOT recommend Wagner mobile home park. They are the worst of the worst. Their West side location has a snotty park manager, their roads are really horrible. You can't drive anywhere without hitting it pot holes or big pieces of the road that's broken off to create bigger pot holes. I can go on and on. This park seems fair, they're cheerful, fair priced, and professional.
