I honestly like this park, it's long term, no-one bothers you. My only reasoning behind 3 stars is in comparison with other RV parks I've stayed. This park has onsite laundry, no pool or external showers. It's got 24hr live security cameras through the entire park. Talks of WiFi coming. The new management has been steady at improving this park. Rent is currently $710mnth + Utilities, you can't beat this in Livermore, California.

There is only a 4 washer/4 dryer laundry mat that charges $2.00 per load and only accepts quarters. All of the lots range in size, yet they are the same price. I.e. space 1 is double the size of space 10 but both are $710 (which will increase in November to $760 without any reason). Plumbing is over 40 years old and water smells horrible. Majority of the electric meters are broken and over charging. And the telephone boxes at most spots have been ripped up and never replace just left exposed. However the manger, Frank, either doesn’t notify the owner or the owner just doesn’t care to fix these issues. The rules vary from tenant to tenant, pretty much if the manager likes you you can build whatever you want or have whatever junk everywhere. We’ve asked continually for two years for a more accommodating space for our trailer since we were originally out in a spot for 17ft trailer and our trailer is 27ft. There are a few tenants that continually cause issues with other tenants, yet the manager feels no need to evict them.

He forgets half of the things he tells you and then does something different. Will not work with you on getting into a different space when they become available as all the spaces vary in lot size. To say the least the man does the very minimum to get by as "manager". All the neighbors have the same negative thing to say about the park, and that is the manager is not very "awesome".Edit: 08/29/2022. Rent increase to $770 in September.
