Ward's Mobile Home Village Introduce
For local residents in Semmes, Alabama, exploring long-term housing options within the category of “rv parks near me” (although this listing is for a mobile home village), Ward's Mobile Home Village, located at 6350 McCrary Rd # 28, Semmes, AL 36575, USA, presents a residential community with notably contrasting feedback from its residents. It is crucial for potential residents to consider both positive and negative perspectives when evaluating this property for their long-term housing needs.
One review paints a very negative picture of Ward's Mobile Home Village, advising prospective renters to "FIND SOMETHING ELSE." This reviewer characterizes the owners as "greedy slum lord oweners" and alleges aggressive rent collection practices, stating that they would be at the door for late payments. Furthermore, this review describes the rental trailers as "nasty," citing issues such as leftover dishes from previous tenants, a dirty refrigerator, holes in the walls, and broken windows, as well as a lack of essential amenities like air conditioning and heat. The park environment itself is described as "over grown with grass" and littered with trash, leading the reviewer to conclude that "this place needs to be shut down." This feedback raises significant concerns about the living conditions and management practices at Ward's Mobile Home Village.
In stark contrast, another resident who has lived in Ward's Mobile Home Village for eight years offers a more positive perspective, particularly regarding the changes following a transition of ownership. This long-term resident acknowledges an initial "adjustment period of learning" for the new owners as they became familiar with the tenants and the park, and began making changes to meet the needs of both parties. This reviewer notes that the owners are "professional and by the book" and are striving to provide tenants with a "safe quiet place to live," which the reviewer believes they are achieving. While acknowledging that "things that need doing" exist and that improvements will take time, this resident sees the park as a "work in progress" moving in the right direction. They describe the owners as "rational and understanding" and the rental prices as "very reasonably priced." Additionally, this reviewer notes that while the other tenants generally keep to themselves, they are willing to help if asked. Ultimately, this long-term resident states, "So would I recommend it? Yes I would."
The significant divergence between these two reviews highlights the potential for varied experiences at Ward's Mobile Home Village. The negative review points to serious issues with the condition of rental units and the overall maintenance of the park under previous or current management. The positive review, however, suggests that recent changes in ownership may be leading to improvements and a more positive living environment for some residents.
Given this conflicting feedback, local users considering Ward's Mobile Home Village for long-term housing should proceed with caution and seek further information. The age of the reviews and whether the negative conditions described have been addressed under the new ownership (if applicable) are crucial factors to consider.
Information regarding specific services and features of Ward's Mobile Home Village is limited to the issues raised in the reviews (condition of rental trailers, park maintenance). The positive review mentions the owners trying to provide a "safe quiet place to live" and describes them as "professional and by the book," suggesting adherence to rental agreements and an effort to maintain order. The availability of specific amenities such as laundry facilities, common areas, or specific utility provisions is not detailed in the provided text.
Similarly, no promotional information is available in the provided reviews. To obtain details about current rental rates, available units (if any), lease terms, and any ongoing improvements or special offers, it is essential to contact Ward's Mobile Home Village directly at (251) 232-1750 or +1 251-232-1750. Prospective residents should ask detailed questions about the condition of the rental units, the maintenance of the park grounds, and the policies and procedures of the management.
In conclusion, Ward's Mobile Home Village in Semmes, Alabama, presents a complex picture for local users seeking long-term housing. While one review describes significant negative issues related to the condition of rental trailers and the park's environment, another long-term resident reports positive improvements under new ownership and describes a reasonably priced and quiet community. The stark contrast in these experiences underscores the importance of thorough investigation by potential residents. Visiting the property, speaking with current residents (if possible), and directly engaging with the management to address the concerns raised in the negative review and to understand the current state of the park are crucial steps in making an informed decision about whether Ward's Mobile Home Village meets their long-term housing needs in the Semmes area.

Ward's Mobile Home Village Reviews
if you are looking for a place to rent, FIND SOMETHING ELSE. the people who run this park are greedy slum lord oweners. as stated in the comments, yes, the will bend over backwards just to get you to rent one of thier crappy trailers. if you are a day late with your rent they will be at your door asking for it. we had the misfortune of renting from them when i was against it. the trailer was nasty, with dishes left form other tenant that we had to throw away, the fidge had to be cleaned, there were holes all over the walls, broken windows. no a/c, no heat. this park it self is over grown with grass and trash is every where. this place needs to be shut down.
Feb 12, 2025 · Don KephartI've lived in Ward's Mobile Home Village for 8 years now. I lived here thru the transition of ownership and can say that I see positive improvements. As with any change of ownership there's an adjustment period of learning. The owner learning their tenants and park, making appropriate changes to satisfy the needs of both. And the tenants getting acquainted with any new rules and leases. As with any rental agreement there are rules renters have to go by and there are rules the owners have also. The owners here are professional and by the book who are trying to provide their tenants with a safe quiet place to live. Which I believe they're doing just that. They're things that need doing (no where is perfect) but it took years for it to get this way and it'll take some time to get it back rt but it's on its way, a work in progress. Thruare rational and understanding also very reasonably priced. The other tenants pretty much stay to themselves but if you need anything from them all you need to do is ask and most of not all are happy to help. So would I recommend it? Yes I would.
Aug 22, 2023 · Latisha ShirleyWorst place ever!!!! If I could give negative stars I would!! NASTY!! The owner is a straight bully!! Every single one of these trailers should be condemned by the state and burned to the ground!! They refuse to fix anything wanting you to live in filth and mold with the roof falling in on you but expect your rent to be paid on time and if not she will call your job and try to get you fired!! They have RAW sewage coming up from the drains in these trailers and want to act like it’s not a big deal!! Straight nasty!!! The owner does not put any money into this park. Honestly she don’t even care about this park. She just wants your money.!! She will quickly throw you out on the streets with your children if you don’t like the things that she has to say. And once she throws you out, you don’t get to keep your property she throws it all away!!! Then gets on social media and drags your name through the mud all while she is the real monster taking advantage of families in need!!
Aug 21, 2023 · Stacey GleasonThe owner of this mobile home park is VERY educated and takes excellent care of her tenants. Her, her partner and kids have worked very hard to turn the place around. The owner has also used every resource to get the trailer park in a better living environment. She has worked with several families to get them off the streets. She is intolerant of disrespectful people and demands respect respect. If you have issues oayimg your bulls do jot apply.
Jul 02, 2023 · Dj OliverYou know it's really funny that people who have ZERO knowledge of what really is or has happened get on here and decide to try to ruin a business. Not that you really care to know the truth because most people do not they just like to run their mouths but there are several occasions where the lead maintenance has taken time out of his full time work Schedule or little bit of family time he gets to work on trailers when people decide to rush to get them in somewhere. The owner has does nothing but bendover backwards and jump through hoops to help families who have turned around and put her into a financial hole so when the next family comes it most of the time comes out of her own pocket trying to help them. She does above and beyond what most land lords would as quick as she does it.
