Washington Terrace LLC Introduce
Are you searching for "RV parks near me" in the Bellevue, Nebraska area that offer year-round accommodations? Washington Terrace LLC, located at 3101 Washington St, Bellevue, NE 68005, presents a unique scenario. While primarily a long-established mobile home community, it also offers a limited number of RV sites suitable for year-round stays, a feature not commonly found in Nebraska due to weather conditions. This makes it a noteworthy option for both RV travelers seeking extended stays and individuals looking for long-term mobile home living.
According to a long-term RV traveler who utilized Washington Terrace due to a job contract in Bellevue, the owner, Steve Hipple, is described as "very cordial," "ready and willing to answer questions and share information." He informed the traveler that the park has been family-owned and operated since the 1950s and comprises approximately 150 spaces, the majority of which are occupied by owned trailer homes on rented lots. Importantly for RVers, there are about ten RV sites available throughout the park.
Availability for RV spaces appears to be somewhat limited, as the traveler was initially informed that they would need to check back closer to their arrival date to confirm if a space would become available. This suggests that demand for these year-round RV spots might be high. RV spaces are offered on a monthly basis, with water and sewage included in the monthly rent. However, electricity (through OPPD) and internet (through Cox) must be arranged separately by the tenant, and the rent is subject to a 7% tax.
The community also includes a few trailer homes that are rented out directly by the park, as well as owned trailer homes where the new buyers rent the underlying lot. This mix of ownership and rental contributes to the community's dynamic.
For RVers considering Washington Terrace, it's crucial to assess the suitability of the RV sites for their rig. As one reviewer noted, "space is at a premium here," and it's advisable to check the park beforehand to ensure that maneuvering and parking your RV will not pose any significant challenges. The manager, Nick, is mentioned as being helpful upon arrival, even assisting with parking, which in one instance required neighbors to temporarily move their vehicles – highlighting a strong sense of community cooperation.
It's important to note that Washington Terrace does not offer on-site laundry or shower facilities for RV guests. A former laundry building burned down and was converted into a duplex for monthly rental. Therefore, RVers without their own facilities will need to utilize laundromats and showers in town.
The environment within Washington Terrace is described as "lively." There are "plenty of kids" in the park who enjoy playing throughout the community, sometimes leading to noise, particularly in the late evenings. While a park is located nearby, the children often prefer playing within the trailer park itself. One RV guest found it necessary to speak with neighbors regarding children playing in their space, and the parents were reportedly cooperative in addressing the issue.
The park is also home to "plenty of dogs," and some of them tend to bark frequently, contributing to the overall lively atmosphere. For pet owners, this might be a consideration, both in terms of their own pets and the potential for noise from other animals.
Regarding essential services, trash pickup is provided with two cans located at the back of the park, with collection occurring Monday through Friday mornings. One reviewer suggested that adding more trash cans might be beneficial to prevent overflow.
Safety within the park is also a point to consider. While there is a 10 mph speed limit sign at the entrance, some drivers tend to exceed this limit within the park. The reviewer suggested that additional speed limit signs throughout the community could help remind drivers to adhere to the safety regulations.
Despite these environmental and amenity considerations, the RV traveler had a positive experience with the management, describing Mr. Hipple and Nick as "attentive" and responsive to their needs. They were helpful with parking upon arrival and fair when the traveler needed to leave before the end of the month. This positive interaction with the management is a significant plus for Washington Terrace.
Adding another perspective, a long-term resident of approximately 1.5 years chose Washington Terrace after retirement due to it being "well maintained" and having "very reasonable" rent. This resident, living in a rented mobile home, appreciates that management takes care of yard mowing in the summer and snow removal in the winter. They also live close to family within the park and report that any maintenance issues they have had have been resolved promptly. This resident also highlights the park's convenience to Offutt Air Force Base, making it a suitable option for military personnel. They strongly recommend Washington Terrace for those considering living in a mobile home park.
Combining these insights, Washington Terrace LLC offers a unique blend of a long-standing mobile home community with a limited number of year-round RV sites. Its key features and considerations include:
- Year-Round RV Stays: A significant advantage for travelers needing long-term accommodation in Nebraska, where such options can be scarce.
- Friendly and Attentive Management: Both RV and mobile home residents report positive interactions with the owner and manager.
- Established Community: A family-owned and operated business since the 1950s, suggesting stability and local roots.
- Reasonable Rent for Mobile Homes: Long-term residents find the rent affordable, with some services like lawn care and snow removal included for renters.
- Convenient Location for Offutt AFB: A plus for military personnel and their families.
However, potential RVers should also be aware of:
- Limited RV Sites: Availability might be restricted, requiring advance inquiry.
- No On-Site Laundry or Showers: RV guests need to utilize off-site facilities.
- Lively Environment with Kids and Dogs: Noise levels might be higher than in quieter RV parks.
- Potential Parking Challenges for Large Rigs: Checking the park layout beforehand is recommended.
- Separate Utility Arrangements for RVs: Electricity and internet are the tenant's responsibility.
- Speeding Concerns Within the Park: While a speed limit is posted, adherence can be an issue.
For local users in Bellevue, Nebraska, searching for "RV parks near me" for a year-round stay or considering long-term living in a "mobile home park near me," Washington Terrace LLC offers a community with a long history and attentive management. RVers should weigh the lack of on-site amenities against the benefit of a year-round option and the friendly service. Those interested in mobile home living will find a well-maintained community with reasonable rent and convenient services. Contacting Mr. Hipple directly at (402) 291-1591 is the best way to inquire about current RV site availability or mobile home rental/ownership opportunities and to assess if Washington Terrace meets your specific needs.

Washington Terrace LLC Reviews
A job contract brought us from Wyoming to Bellevue, NE. Owning a 5th wheel and traveling a considerable amount of the time, we looked for RV parks that were year round. There aren't that many in Nebraska because of the weather. We happened to run across Washington Terrace by chance. So, we checked out the web page and contacted the owner.Steve Hipple is a very cordial person. He is ready and willing to answer questions and share information. He explained that he had a total of 10 (approximate) RV sites located throughout the park. There are a total of 150 spaces in the park, primarily trailer homes that are owned, but the space is rented. This park has been here since the 50's and it's literally a "family owned and operated" business since its inception. We were told basically that there was one tenant who was talking about moving out at the end of the month and that we should check back closer to the time that we would be arriving and he would know for sure whether or not he would have an available space then.RV spaces are on a monthly basis, with water and sewage added to the monthly rent. Power and internet must be arranged separately with power being through OPPD and internet through Cox. The rent is also taxed at 7%.The majority of the trailer homes there are owned, but the lot is rented. There are a few trailer homes that are in fact rented out. Then there are those trailer homes that get sold and whoever buys them rents the space.Like I said, space is at a premium here and if you have an RV and are thinking about staying here, check the park out first to make sure that you can in fact get your rig in, parked and out again without issues. The manager Nick, met us the night we came in. He was there at the site waiting and helped to get us parked. We had to ask several neighbors to move their vehicles in order to get in the space, but it was a community effort. There are no laundry or shower facilities here. There used to be a laundry a long time ago, but that burned up and the building was turned into a duplex which gets rented out monthly. If you don't have your own washer and dryer, you will have to go to town to do laundry. There are plenty of kids in the park. They play wherever. There is a park just up the street, but they prefer playing there in the trailer park. It can get loud and noisy sometimes. And it can go that way late into the evening. We ended up speaking to the neighbors regarding the kids playing in our space and the parents made sure that it didn't happen again. There are plenty of dogs in the park. And some of them bark relentlessly. It is a pretty lively place. As far as trash pickup is concerned. There are 2 cans located at the back of the park. The garbage man comes every day Monday - Friday around 7:00-7:30 every morning. They would do well to add 2 more cans somewhere to offset the overflow issue.Speed limit. There is a sign as you enter the park that reads 10 miles per hour, but once inside folks tend to drive quite fast and that makes for potential problems. Mr Hipple would do well to post speed limit signs throughout the park to remind folks that it isn't the Indy 500.All in all, I would say that I enjoyed doing business with Mr Hipple and his manager Nick. They were attentive and listened when I needed to speak to them regarding something. They were there to make sure that I got my rig in safely and securely and when I had to leave before month's end, were willing to see that business was conducted in a honest and simple way.So, if you have a rig, and are thinking about an RV park that is year round here in Bellevue, talk to Mr Hipple first, check out the place if you can and then decide if this is what you want.
Jul 11, 2021 · Max MeridiusI moved into Washington Terrace approximately 1-1/2 years ago, after retirement. I choose to live here because it is well maintained and rent is very reasonable. As a renter, my yard is mowed by management, and they also take care of snow removal in the winter as well. I live close to my granddaughter and grandson and his wife, who also live in the park. Any maintenance issues I have had (very few) have promptly been resolved. Management is very responsible and is constantly striving to improve the appearance of the park. It is also very convenient to Offutt Air Force Base for military personnel who chose to live here. I highly recommend Washington Terrace if you choose to live in a mobile home park.
Nov 06, 2018 · Loren McKeeI have known the owners of Washington Terrace for 15 years. They take pride in their park, are very responsive, and treat residence how they would want to be treated. I've been to the park 50+ times and it's always clean, orderly and friendly. This is the best park in Bellevue, family owned with a low amount of traffic. I wouldn't hesitate to put any family member into this park because I know it's safe, clean and professionaly managed.
Jun 12, 2018 · Todd LemkeLooks clean enough. They take trailer homes and rvs. Lots of kids outside playing, so I assume it's a pretty safe area. I'll be moving here later this week, so we'll see.
Feb 24, 2020 · emily metcalfCozy little neck of the woods and located in South part of Bellevue at the end of Washington Street. They're lots for rent or to purchase. If interested come check them out and then come find your "cozy neck of the woods" today.
