Hillside Pointe Introduce
Hillside Pointe, located at 1023 N 9th St #74, Plattsmouth, NE 68048, USA, functions as a mobile home park primarily designed to provide residential spaces for manufactured and mobile homes. For individuals and families exploring housing options in Plattsmouth, Nebraska, Hillside Pointe presents itself as a community for long-term living. While the core offering of Hillside Pointe is focused on accommodating mobile and manufactured homes, it is important to address the "RV parks near me" category. Mobile home parks are generally designed for permanent or semi-permanent residences. However, some mobile home parks may have provisions for long-term RV parking, often structured more like a mobile home lot rental than a transient campground stay. Prospective residents, especially those with RVs seeking anextended stay, are strongly encouraged to contact Hillside Pointe directly to inquire about current availability, specific policies for RVs, and any differing terms and conditions compared to standard mobile home lot rentals. The park can be reached at (402) 205-8714 or via mobile at +1 402-205-8714.
The environment at Hillside Pointe, based on customer reviews, appears to be a complex and often challenging one. While mobile home parks typically aim to provide a stable residential setting, the feedback suggests significant areas for improvement. One extensive review paints a picture of a community struggling with various issues: "Too much nosiness. Too much complaining. Having 3 kids with a few toys in the yard is a HUGE PROBLEM. Definitely a 'get-by living arrangement community' more like." This indicates a potentially intrusive social environment where residents may feel their personal space or activities are scrutinized. Concerns about the physical environment also emerge, with mentions of "ant infestation all year round" and "nails all over the roads and scattered in the grass," leading to frequent tire damage ("at least 5 new tires in a year"). These issues point to lapses in property maintenance that directly impact residents' living conditions and safety. Furthermore, the review suggests a discrepancy between contractual freedom and actual enforcement, stating that management "police anything you do to the fullest extent," leading to "letter upon letter from management" despite compliance. The lack of notice for water outages ("prepare to lose your water for a day without notice") further compounds the perceived environmental instability. While the location in Plattsmouth, Nebraska, offers access to local amenities, the internal environment within the park, as described by residents, appears to be a significant concern for comfort and peace of mind.
In terms of services, Hillside Pointe, as a mobile home park, would fundamentally provide serviced lots with utility hookups for mobile homes. This typically includes connections for water, sewer, and electricity, which are essential for manufactured home living. However, customer reviews raise significant concerns about the quality and accessibility of management services. One review states, "Office is always closed. Nobody around when needed. Drop off your rent check in a drop box, collect they're money." This suggests a highly impersonal and potentially unresponsive management presence, making it difficult for residents to address issues or seek assistance. The review also highlights a perceived unfairness in billing for services: "Raised the lot rent 3 times in the past year and added extra for trash...people from all over dump in those trash bins, why should we have to pay for it, no one here to monitor it any way." This indicates dissatisfaction with utility management and pricing, particularly regarding communal services. The lack of communication about critical services, such as water outages, further underscores a potential deficit in proactive resident support. For those with RVs considering a long-term stay, the apparent unresponsiveness and issues with service management could be significant deterrents. While core utility services are presumably offered, the operational aspect of these services and the availability of management support seem to be major points of contention for current residents.
The features of Hillside Pointe, based on the provided feedback, present a mixed picture. While mobile home parks are often valued for offering affordable housing solutions, the challenges reported by residents impact the overall value proposition. One feature is its intended role as a mobile home community in Plattsmouth, Nebraska, providing spaces for manufactured homes. However, the operational features, as described in reviews, appear to be problematic. The "too much nosiness" and "complaining" suggest a lack of privacy and community cohesion. The presence of "nails all over the roads" and "ant infestation" are significant negative features impacting safety and comfort. The alleged discrepancy between contractual freedom and strict policing by management indicates a restrictive living environment, undermining the expected autonomy of residents. The reported frequent rent increases and additional charges for unmonitored trash services highlight concerns about financial transparency and fairness. A particularly grave concern raised is the claim about inadequate background checks and the presence of "child sex offenders," coupled with advice to "Stay strapped at this place and install cameras." If true, this represents a severe negative feature impacting safety and security, which is paramount for any residential community. While the park is physically located in Plattsmouth, offering access to town amenities, the internal features of the community, as conveyed by residents, appear to be challenging and potentially unsafe.
For promotional information, an objective introduction to Hillside Pointe must acknowledge the significant concerns raised by current residents, which directly impact its appeal to local users and those searching for "RV parks near me." While basic information such as its location and contact numbers ((402) 205-8714 and +1 402-205-8714) can be provided for inquiries about mobile home lots, any promotional efforts would need to be balanced against the strong negative feedback. Prospective residents are strongly advised to exercise extreme caution and conduct thorough due diligence before considering this property. This includes visiting the park multiple times at different hours, speaking with current residents if possible, and requesting detailed information on all park rules, maintenance schedules, utility billing, and security measures. For those exploring the "RV parks near me" category for long-term accommodations, the reported issues with management responsiveness, maintenance, and safety concerns are particularly relevant. It is crucial to directly inquire about the park's specific policies for long-term RV parking, including lot availability, rates, and the extent of management support provided. Given the severity of some complaints, especially regarding safety and maintenance, it is recommended that interested parties approach any potential residency with a high degree of scrutiny to ensure their safety and satisfaction. The reviews indicate a significant need for improvement in the park's management and operations, and this reality must be a primary consideration for anyone contemplating a move to Hillside Pointe.

Hillside Pointe Reviews
Too much nosiness. Too much complaining. Having 3 kids with a few toys in the yard is a HUGE PROBLEM. Definitely a "get-by living arrangement community" more like. Oh, and an ant infestation all year round. Overall not satisfied. A lot of room for improvement. Basically they claim you have the freedom to do as you please in their contract, but then they police anything you do to the fullest extent. I work everyday all day and my family keeps to themselves for the most part and we still manage to get letter upon letter from management. I have always paid rent on time and complied with all rules no matter how absurd. They never tell you if they're working on pipes, prepare to lose your water for a day without notice. And so MUCH MORE. When I first came across these properties they seemed good, however after a year I will be excited to leave this place. Oh and there are nails all over the roads and scattered in the grass. I have found at least 10+ and have had at least 5 new tires in a year at this place. 👎👎👎👎 And last but not least, they claim to have a strict background check, yet have child sex offenders around. Stay strapped at this place and install cameras. Better yet, don't live here at all.

Jan 30, 2020 · n CI have been a resident here for over a year and am not happy with the owners (RV Horizons) of this "community" at all. We had to take them to the city Council to get them to fix safety issues after I complained for over nine months and other residents had complained since they took ownership of it in September of 2014. They have sold property illegally. They do not follow through with what they promise you. They change the rules to suit themselves. They ignore repeated attempts to contact them. They refuse to take care of vacant trailers. There is NO onsite management or maintenance. The local manager (Lilaneya Goorhouse) has no authority except to pass out citations; yet you can't get in contact with anyone that has authority. They raise the rent without properly maintaining the park. The lots are not "legal size" (the trailer next to mine that is vacant is less than 15' from my steps and is less than 2' from my driveway). My electrical pole (and many others) is less than 20" from my trailer. They have allowed aggressive animals (cats with rabies; dogs that have attacked kids and other dogs) to remain on the premises after complaints were turned in. They dictate how your lot and inside of your trailer look yet they refuse to take care of the empty ones they own. They come on/in your property without proper notifications. As long as RV Horizons owns this park I would not refer it to anyone I know including people I don't like.
