This place is a absolute joke took 50 dollars for a application fee that is non refundable the people live in California that own it. The two people that manage it live in town but can't do anything with out the approval of the owners and if you don't have a 600 credit score or higher don't bother applying the houses are old and maybe a hand full are newer built the management say they own the homes but sold the property to people in California so they are very selective on who they approve don't waste your time - Astro Jetson

Overland Mobile Home Subdivision Introduce

Are you searching for "RV parks near me" in the Council Bluffs, Iowa area? It's important to understand that Overland Mobile Home Subdivision, located at 2824 13th Ave, Council Bluffs, IA 51501, is a long-term residential community for manufactured homes rather than a short-term RV park. Therefore, while it might appear in broader searches for housing options, its primary focus is on providing a place for individuals and families to reside in manufactured homes.

Based on the available reviews, Overland Mobile Home Subdivision presents a complex picture with both potential drawbacks and some aspects that residents find acceptable. One reviewer expresses significant dissatisfaction with the application process, stating that a non-refundable $50 application fee is charged. They also highlight that the owners reside in California, and while there are two local managers, these managers reportedly have limited authority without the owners' approval. A significant hurdle for potential applicants, according to this reviewer, is a minimum credit score requirement of 600 or higher. They advise those with lower scores not to bother applying. Additionally, this reviewer describes the homes as generally old, with only a few newer constructions, and mentions a confusing ownership structure where management claims to own the homes but sold the property to individuals in California, leading to selective approval of applicants. This paints a picture of a potentially bureaucratic and restrictive application process.

In contrast, another resident offers a more nuanced perspective, stating that it's "not a bad place to live." Their primary concern is the noise from trains, although they note that it's not excessively loud. This resident reports having no issues with other people in the community. Addressing potential safety concerns, they mention being told not to move to the subdivision due to "tweekers" (a derogatory term for individuals struggling with drug addiction) but state that while they have had a few encounters, they were manageable. This resident advises taking personal safety precautions, such as getting security cameras and being armed, especially as they have three daughters who come and go. Despite these safety considerations, this resident concludes that overall, they like living there and tend to "mind my own business."

Considering these two reviews, Overland Mobile Home Subdivision presents several key aspects for local users seeking long-term housing in a manufactured home community:

  • Application Process: Be aware of a non-refundable $50 application fee and a reported minimum credit score requirement of 600. The application process might be selective due to the ownership structure.
  • Property Condition: The housing stock is described as mostly old, with only a few newer homes. This could be a factor for those seeking modern or recently constructed manufactured homes.
  • Management Structure: Decisions might require approval from out-of-state owners, potentially slowing down responses to issues or requests.
  • Train Noise: Proximity to train lines results in noticeable noise, although one resident does not find it overly disruptive. Individuals sensitive to noise should consider this.
  • Community Safety: There are mentions of potential safety concerns related to drug activity in the area ("tweekers"). While one resident feels capable of managing these situations with personal security measures, it's a factor to consider for overall community safety and comfort.
  • Resident Interaction: One resident reports having no problems with other people and a general sense of community where people "mind their own business."

Based on these limited reviews, information regarding specific services and features of Overland Mobile Home Subdivision is scarce. However, typical mobile home communities usually offer:

  • Individual Lots: Residents lease or own the land on which their manufactured home is situated.
  • Utility Hookups: Essential utilities such as water, electricity, and sewage are provided to each lot, with residents typically responsible for their individual usage.
  • Road Maintenance: Internal roads within the subdivision are maintained for access.
  • Waste Management: Trash collection services are generally provided.

Information regarding amenities like laundry facilities, community centers, playgrounds, or specific maintenance services is not available in the provided reviews. The focus of the feedback is primarily on the application process, property conditions, management structure, and the general living environment, including noise and safety considerations.

For local users in Council Bluffs, Iowa, searching for "mobile home parks near me," Overland Mobile Home Subdivision at 2824 13th Ave is an option to consider for long-term housing. However, the reviews suggest a potentially challenging application process with a non-refundable fee and credit score requirements. The age of the homes and the management structure with out-of-state owners are also points to consider. The presence of train noise and potential safety concerns related to the surrounding area are additional factors that prospective residents should evaluate based on their personal preferences and tolerance levels.

The positive aspect of one resident finding it to be "not a bad place to live" and having no issues with neighbors indicates that there can be a sense of community for some. However, the advice to take personal safety precautions suggests that residents might need to be more vigilant about their surroundings.

Local users interested in Overland Mobile Home Subdivision should contact the management directly at (712) 308-2535 or +1 712-308-2535 to inquire about current lot availability, rental or ownership options for homes (if available), the specific credit score requirements for applications, and the details of the application process, including the non-refundable fee. It would also be prudent to ask about the typical age and condition of the homes, the management's responsiveness to resident concerns, and any community rules or safety measures in place.

Visiting the subdivision to assess the noise levels from trains and the general environment might also be beneficial before making a decision. Speaking with current residents, if possible, could provide further insights into the day-to-day living experience at Overland Mobile Home Subdivision.

In conclusion, Overland Mobile Home Subdivision in Council Bluffs, Iowa, presents a mobile home community with a potentially restrictive application process, older housing stock, and management overseen by out-of-state owners. Residents should also be aware of train noise and potential safety concerns in the surrounding area. While some residents find it an acceptable place to live and report no issues with neighbors, prospective residents should carefully weigh these factors and conduct thorough due diligence before considering Overland Mobile Home Subdivision for long-term housing.
