Troy Oaks Homes Introduce
While the platform category you are browsing is "RV parks near me," it's important to understand that Troy Oaks Homes, located at 17989 Shaw Rd, Hiram, OH 44234, USA, is a manufactured home community offering long-term residential living rather than short-term RV camping. If you are seeking a permanent or long-term housing solution in the Hiram, Ohio area, Troy Oaks Homes may be a community to consider, but it's crucial to be aware of the contrasting experiences reported by its residents. For inquiries, you can contact them at (440) 834-4533 or their mobile number +1 440-834-4533.
Based on the available customer reviews, Troy Oaks Homes presents a complex picture. One recent review expresses a positive experience, describing the community as "quiet, clean, nice neighbors." This reviewer, identifying as a first-time manufactured homeowner, also praises the management for handling issues quickly, indicating a responsive and efficient management team at present. For this resident, Troy Oaks Homes has been an overall "positive experience."
However, another, more critical review offers a contrasting perspective based on a longer history with the community. This reviewer recounts a positive initial experience after purchasing their home in the early 1990s under previous ownership. The tone shifts dramatically with the change in ownership. According to this long-term resident, over the past five years, the lot rent has doubled, and residents are now being charged for well water that is allegedly "not drinkable." This raises significant concerns about the increasing cost of living within the community and the quality of essential utilities.
Environment and Atmosphere:
The more recent review suggests a "quiet" and "clean" environment with "nice neighbors," which are positive attributes for any residential community. This indicates that, at least for some residents, Troy Oaks Homes offers a peaceful and well-maintained setting with a sense of neighborly interaction.
In contrast, the longer-term resident paints a picture of declining conditions. They claim that despite the increasing lot rent, there have been "no improvements to the property." Specific issues mentioned include "horrible" roads and a lack of guest parking. Furthermore, this reviewer alleges a restrictive atmosphere regarding children, stating that they are discouraged from playing outside and should remain indoors. This contradicts the image of a welcoming and family-friendly community.
The removal of the "community house and playgrounds," as reported by the long-term resident, represents a significant loss of shared amenities that likely impacted the social environment and recreational opportunities within Troy Oaks Homes. This suggests a shift in the community's atmosphere over time, potentially leading to dissatisfaction among long-term residents who remember a more vibrant and amenity-rich environment.
Services and Amenities:
The information regarding services and amenities at Troy Oaks Homes is somewhat contradictory based on the two reviews. The recent positive review implies that essential services are in place and that management is responsive to issues. However, it does not detail specific amenities.
The negative review raises concerns about the quality of a fundamental service – the well water, which is claimed to be undrinkable, yet residents are being charged for it. This is a serious issue if accurate, as access to potable water is essential for residents' health and well-being. The lack of guest parking is also mentioned as a significant inconvenience.
The long-term resident explicitly states the removal of the "community house and playgrounds," which would have been important amenities for social gatherings, recreation, and children's activities. The absence of these amenities suggests a potential decline in the overall quality of life and community engagement within Troy Oaks Homes.
Features and Highlights (Conflicting Perspectives):
From the recent positive review, potential features and highlights of Troy Oaks Homes could include:
- A quiet living environment.
- A clean and well-maintained community.
- Friendly neighbors.
- Responsive management that addresses issues promptly.
However, from the perspective of the long-term, critical review, the features and highlights under previous ownership (nice place to live, community house, playgrounds) have been diminished or eliminated. The current situation, according to this review, is characterized by:
- Increasing lot rent without corresponding property improvements.
- Charges for allegedly undrinkable well water.
- Poor road conditions.
- Lack of guest parking.
- Discouragement of children playing outdoors.
- Absence of a community house and playgrounds.
- A management focus primarily on rent collection, with a lack of empathy or willingness to work with residents facing issues.
- A perceived threat of eviction for residents experiencing difficulties.
Promotional Information and Why Choose Troy Oaks Homes (Proceed with Caution):
Given the starkly contrasting reviews, it is challenging to present straightforward promotional information for Troy Oaks Homes. Potential local users considering this manufactured home community should be aware of both the positive recent experience and the serious concerns raised by a long-term resident.
If you are looking for a manufactured home community near you in Hiram, Ohio, and prioritize a potentially quiet environment with seemingly responsive current management, Troy Oaks Homes might be worth further investigation. The recent positive review suggests that some residents are currently satisfied with their living experience.
However, prospective residents must also carefully consider the significant issues raised in the negative review. The doubling of lot rent, charges for potentially undrinkable water, poor infrastructure (roads), lack of guest parking, restrictions on children's outdoor play, and the loss of community amenities are serious concerns that could significantly impact the quality of life for residents. The alleged management approach focused solely on rent collection and a lack of support for residents facing difficulties is also a critical factor to consider.
Before making any decisions, it is strongly recommended that potential residents:
- Contact Troy Oaks Homes management directly to inquire about current lot rent, water quality, infrastructure maintenance plans, guest parking policies, and rules regarding children's outdoor play.
- Request to speak with current residents to gain a broader understanding of the community's atmosphere and management practices. Seek perspectives from both newer and longer-term residents if possible.
- Thoroughly inspect the property, including the roads, common areas (if any still exist), and the condition of individual homesites.
- Clarify all fees and charges, including those for utilities like water, and understand the terms of the lease agreement.
Due to the conflicting information available, proceeding with caution and conducting thorough due diligence is essential for anyone considering residency at Troy Oaks Homes. The recent positive experience should be balanced against the serious concerns raised by a long-term resident to form a comprehensive understanding of what it might be like to live in this community.

Troy Oaks Homes Reviews
Quiet, clean, nice neighbors. Management gets issues handled quickly. All in all, its a positive experience for us, who are first time manufactured home owners.
Apr 27, 2025 · Kristina LononWhen I first bought my home in the early 90’s it was a nice place to live until the owners sold the property. The new owners took over and since then in the past 5 years the lot rent has doubled in cost and now they are charging us for well water that isn’t drinkable. They keep charging more money every year but they don’t make any improvements to the property. The roads are horrible there is no parking for guest and kids aren’t welcomed they tell us they should be inside the house not out playing. They took away our community house and playgrounds leaving our kids with nothing to do. All they are about is collecting there money on time and that’s it and if your having issues they won’t work with you at all they would rather kick us out and take our Homes!.
Feb 02, 2025 · Kevin ConradThis has undeniably been one of the most appalling experiences I have encountered in my adult life. Rhonda initially charmed my entire family, who were renting two properties, with her smiles and laughter to secure our lease. However, once the lease was signed, it was nothing short of a nightmare. We were subjected to passive-aggressive behavior, unjustified fines, deceitful practices, baseless notices, and outright rude and abusive treatment. When attempting to sell our trailers, we were met with unreasonable obstacles, including the denial of buyers for no apparent reason, delayed responses taking weeks (despite our own approval being processed in a mere six hours), fabricated reasons for denials, and even threats of eviction. Rhonda, along with the owners and management company, are nothing more than opportunistic, dishonest individuals driven solely by greed. Their actions are not only destructive to tenants’ financial well-being but are also callous and exploitative, particularly targeting vulnerable and retired individuals with no alternative housing options.Rest assured, the consequences of their actions will not go unnoticed. While they may profit from preying on the weak, there is a higher justice that will ultimately address their misconduct. My family is relieved to be free from the cruelty and deception of these reprehensible individuals.
Apr 09, 2025 · Reese MichaelThe owners drive around all day watching everybody so it truly feels like you have no peace. Weekly yard inspections with $45/$50 fines when they aren’t to her standard. $685 a month with an additional $45 for water. So $730 a month just in lot rent and water and to be watched 24/7. Wouldn’t suggest this place to anyone.
Mar 27, 2025 · Caitlin ZauchaThank you for the honest reviews! I have been looking for a home and will NOT be looking at Troy Oaks. I will also be informing others of Troy Oaks unethical management practices.
