West Coast Mobile Home Parks, Inc Introduce
West Coast Mobile Home Parks, Inc, with a listed address at 1700 S El Camino Real # 404, San Mateo, CA 94402, is presented as a potential option for those seeking mobile home living within the platform category of "RV parks near me." While mobile home parks cater to longer-term residential needs rather than the short-term stays typically associated with RV parks, they nonetheless fall under the umbrella of providing accommodation for manufactured homes and recreational vehicles in a community setting.
However, it is crucial to address the overwhelmingly negative feedback found in the available customer reviews regarding West Coast Mobile Home Parks, Inc. These reviews paint a concerning picture of the management practices and the living environment associated with this company, specifically referencing experiences at "The Prospect Mobile Home Park" which is identified as being under the umbrella of West Coast Mobile Home Parks.
One reviewer expresses strong dissatisfaction with the owner's alleged practice of implementing substantial annual rent increases, stated as 10% each year. This reviewer claims that these increases are "pricing us out of our homes," suggesting a significant financial burden on residents, particularly those on fixed incomes. The reviewer further alleges that this practice undermines the financial security of homeowners who have paid off their mortgages, making it difficult for them to afford to remain in their homes. Additionally, this review claims that the management has structured lease agreements for potential buyers in a way that includes these yearly rate increases, allegedly hindering the sale of existing homes and potentially devaluing them.
The language used in this review is highly critical, referring to the owner as a "shark" and accusing the company of "stealing the homes of low income families" and engaging in "extortion" for years, referencing a "RIP OFF report." While it is important to consider that this is a single perspective, the severity of the allegations warrants serious attention for anyone considering residency in a park managed by West Coast Mobile Home Parks, Inc.
Another, more detailed review recounts a series of deeply troubling experiences related to the management of "The Prospect Mobile Home Park," which the reviewer explicitly links to West Coast Mobile Home Parks. This review details issues encountered during the purchase of a mobile home from a private seller within the park. Allegations are made against a manager named Angelina Ibuido, accusing her of misrepresenting the park's policies regarding Section 8 vouchers despite its website claiming equal housing. The reviewer also raises concerns about financial irregularities, including the use of West Coast deposit slips with private banking information and discrepancies in recorded payments.
Furthermore, this review alleges a lack of recognition of the new homeowners by the manager and breaches of privacy, with personal information allegedly being shared with neighbors. The reviewer also describes disruptive behavior attributed to the manager, including nighttime disturbances. The living conditions within the park are described in extremely negative terms, with accusations of cockroach and rat infestations and an overall dirty environment. The reviewer expresses an urgent desire to move their trailer from the park as soon as possible.
The reviewer further details difficulties in communicating with the manager and receiving accurate financial information, including past due notices with inconsistent amounts sent to the previous owner. The review concludes with the intention to pursue legal action, including filing matters with law enforcement and seeking an order of protection against the manager. The reviewer also mentions involving neighbors in potential legal action related to privacy concerns.
Given the gravity of these allegations, any potential resident considering a mobile home park managed by West Coast Mobile Home Parks, Inc should exercise extreme caution and conduct thorough due diligence. The reviews raise serious concerns about financial practices, management conduct, and the overall living environment in at least one of the parks under this company's management.
Due to the severely negative nature of the available feedback, it is impossible to provide a positive description of the environment, services, or features of any mobile home park managed by West Coast Mobile Home Parks, Inc based solely on this information. The reviews do not offer any positive insights into the community, amenities, or management support. Instead, they highlight significant potential issues that could severely impact the quality of life for residents.
Promotional Information: In light of the overwhelmingly negative feedback and serious allegations present in the available reviews, it would be irresponsible to offer any form of promotional information for West Coast Mobile Home Parks, Inc. Instead, prospective residents are strongly advised to be aware of the significant concerns raised and to conduct extensive independent research before considering any residency in a park managed by this company. This research should include seeking additional reviews from various sources, contacting current residents directly (if possible), and thoroughly investigating any publicly available reports or legal actions related to West Coast Mobile Home Parks, Inc and its associated properties.
In conclusion, the limited information available regarding West Coast Mobile Home Parks, Inc, primarily consisting of highly critical customer reviews, paints a concerning picture. Allegations of significant annual rent increases, financial mismanagement, unprofessional conduct by management, and poor living conditions, including pest infestations, are serious and should not be ignored. While West Coast Mobile Home Parks, Inc operates within the category of providing long-term accommodation that could be loosely associated with "RV parks near me" for those seeking manufactured home living, the available feedback strongly suggests that potential residents should proceed with extreme caution and conduct thorough independent investigation before considering residency in any community managed by this company. The well-being and financial security of potential residents could be at significant risk based on the experiences shared in these reviews.

West Coast Mobile Home Parks, Inc Reviews
He is a shark!! He raises the rent 10% every year and thus pricing us out of our homes.. I paid off a 15 year mortgage only for this guy to pull the rug out from under us. Now I can't even sell my home because he has set it up to where potential buyers must sign a lease agreeing to yearly rate increases. Basically he is stealing the homes of low income families. He is a shark beware! Also read RIP OFF report! He has been committing extortion for years!
Sep 05, 2018 · KDA GAMESWe purchased a mobile home from a 90 year old couple in The Prospect Mobile Home Park / West Coast mobile Parks. The purchase was from a a Private seller and my good friend. The Manager Angelina Ibuido has misrepresented the park as able to take section 8 vouchers, but yet is listed as a equal housing park on the website, has handed us reciets on a West coast deposit slip with privite banking information for this company. Has taken money's and then listed other lessor amounts to the company. Doesn't akolage us as the New owners and has share all our privacy matter's with neighbors. Comes to the park and posts here at night, throughing tamtrems. I have Ring camera which is linked on line and is available for the authority's police station and such , I just want to move my trailer from this cockroach, rat, infested dirty park ASAP. Ibuido has been non existent for quite sometime and is sending past due notices with all different amounts to the previous owner. I would like to get a real amount from the West Coast President, Richard Delany to get this matter addressed. Ibuido has been a very inconsistent person to get anything accomplished and I will file the matter with Bernillo County Sheriff Civil today. I have begun the paperwork for a order of protection for Ibuido. The Are NO Eviction due Convict 19 starring today March 21 2020 I will include the two neighbors Ibuido has been speaking to the Right to privacy and will be speaking to my attorney. Mar 21, 2020 · Timo GallegosBEWARE - West Coast Mobile Home Parks, Inc out of CA has spread their greedy toxic corruption into WA state (and probably other states), causing senior parks and family parks much distress and some losing their homes they can no longer afford the over inflated rent. They have and still are violating WA state laws regarding the landlord/tenant acts by illegally increasing rent and trying to force tenants into signing an illegal addendums to yearly leases or changing the wording on yearly leases. They are trying to make tenants pay much higher rent, plus pay for services separately that were previously included as part of the tenants base rent amount prior to West Coast Mobile Home Parks taking over parks as the management company. West Coast Mobile Home Parks, Inc., has numerous complaints filed against them with the Attorney General's office and there are still open cases against them. Everyone should beware of this predatory company that takes over management of mobile home parks with alternative motives for the parks future.

Feb 01, 2018 · S KTerrible place to live. The manor Paula/Brenda is undocumented and harasses the majority of the tenants. Her and her husband Armando. Rip tenants off and try to get them in trouble by ripping up the rent checks and charging late fees. Beware she does bite and doesn't speak English. ICE is coming her way. Believe it!
