I lived in Western Park for ten years, my daughters didn't have a place to play. They don't let you have a pool. They don't let you have a recreational area. They don't let you put your bikes outside, even if they are well organized. They are very annoying!!!The trees often fall, one even fell on the neighbor's car and they didn't want to pay for it. There are problems with the drainage because of the roots of the trees my back patio was flooded with sewage due to the same drainage problem, we called them and they said it was our problem. We called the city and since it is a residential area it was not in their hands, until there were many people with the same problem they sent them to fix, Meanwhile my patio was flooded with sewage for weeks In my storage many things were damaged due to the same problem they did not take responsibility, but at the door they always leave you notices If something doesn't seem right to them and they charge you $50 or more for the fines... I finally decided to move my mobile home

We had to pay a lawyer $500 just so we could sell our mobile home and have it moved. We cleaned our lot and they charged us $250 to remove the tie downs that we're cemented in. Six months later the tie downs are still there. So basically they pocketed our money. Neighbors had waterline issues that are part of the park infrastructure, and NOPE the tenants must pay for any park infrastructure on the leased lot. No pool, no common area, no playground, no lawn service, no amenities. You pay close to $400 a month for a lot. The rent goes up every November. It's Says Western Park, Live Life Live it Here. No live somewhere else!! I loved my mobile home, but I had to sell it because I couldn't give these crooks another dime of my money. Please DO NOT buy a home or lease a lot from them! I gave them $11,000 for my home and four years of rent, so basically $30,000. I could've put a nice down payment on a home and owned my land.

There are kids everywhere. There are trees nd speed bumps if you don't remember the speed is 10 mph. It's also pet friendly if you have a meow or a bowwow

Lot rent was outrageous for zero amenities and continued to climb every year. Management lies to residents and treats them terribly. We bought our home for cash. Lived in it for 48 months and then sold, since we bought a house elsewhere. The office staff lied, saying we couldn't allow the home to be moved, but they would not buy it back from us. Despite the wording in the right of first refusal addendum. I had to hire a lawyer to be able to do what I had a legal right to do anyway. I called RHP corporate to file a complaint. I was told that I would here from someone to address this in a few days. A month later, and I still haven't heard from them. These people are unethical and run a dirty business. Again, don't believe the nice commercials. If all RHP locations are like Western Hills, then you don't want to live here. Unethical and underhanded. These people are crooks. If I could give a zero star rating. I would.
