Woodville Gardens Introduce
For individuals searching within the "RV parks near me" category for potential long-term accommodation in the Loveland, Ohio area, Woodville Gardens, located at 1492 Woodville Pike, Loveland, OH 45140, USA, is a mobile home park that appears in search results. You can reach them by phone at (513) 340-9200 or via mobile at +1 513-340-9200 for inquiries. However, it is critical to carefully consider the information available from resident reviews before making any decisions about residing at Woodville Gardens.
Based on the feedback from multiple long-term residents, there are significant and concerning issues associated with Woodville Gardens, particularly under the new management that has recently taken over. These reviews paint a picture of a community facing numerous challenges that potential residents should be acutely aware of.
One of the primary complaints revolves around the management. Residents describe both the previous and the current new management teams as "rude" and performing poorly at their jobs. Communication and responsiveness seem to be significant issues, contributing to a negative living experience for the residents. This lack of effective management can impact various aspects of community life, from addressing maintenance concerns to enforcing rules fairly.
Financial aspects are also a major point of contention. Residents report "constant fluctuations in water bill," with bills allegedly jumping from around $100 to $300 in consecutive months, an issue that has affected multiple people within the park. This unpredictability in utility costs can create significant financial strain on residents, making budgeting difficult. Additionally, there are complaints about seemingly arbitrary rent increases. While one long-term resident mentioned previous gradual increases of $5 per year, a sudden $25 increase was implemented, causing dissatisfaction. The new management's policy of charging an extra $300 per month for guests staying with a resident is described as "absolutely ridiculous" and financially punitive, potentially isolating residents from family and friends.
The rules implemented by the new management are also a source of considerable frustration. Residents feel that these rules are "far too strict for an already trashy trailer park." Specific examples include prohibitions on working on cars and children playing in the street, the latter being particularly problematic given the alleged lack of adequate yards for children to play in. These rules are perceived as unreasonable and negatively impacting the quality of life for residents, especially those who own their homes within the park.
Furthermore, there are allegations that the new ownership is intentionally trying to push out low-income and fixed-income tenants through increased rent and additional fees. One long-term resident of 24 years expresses this belief, highlighting a new rule prohibiting babysitting, even for homeowners within their own residences. This rule is seen as an overreach of management authority into the private lives of homeowners and further contributes to the negative perception of the new ownership.
The physical infrastructure of Woodville Gardens also appears to be in poor condition. Residents describe the park as looking "very ghetto" and the roads as "absolutely horrible," with one resident reporting having popped their tires three times due to the road conditions. Neglected infrastructure can lead to safety hazards and additional expenses for residents. The pool, an amenity that residents pay for, is reported to be "rarely open even on the hottest days," indicating a lack of maintenance or mismanagement of communal facilities.
The overall tone of the reviews is overwhelmingly negative, with residents strongly recommending against moving to Woodville Gardens. They express feelings of being "sucked in" financially and unable to leave due to the high costs associated with living there. The management is accused of speaking down to residents, further contributing to a hostile living environment.
Given this consistent and strongly negative feedback from multiple long-term residents, it is extremely difficult to identify any positive aspects or promotional features of Woodville Gardens. The environment is described as "trashy" and "ghetto," the management is perceived as rude and ineffective, the rules are considered overly strict and unreasonable, and the infrastructure is reported to be in poor condition. The financial burden on residents appears to be increasing due to rent hikes, fluctuating utility bills, and exorbitant fees for guests.
For individuals searching within the "RV parks near me" category and considering Woodville Gardens for long-term residency, the available information strongly suggests extreme caution. The numerous complaints about management, rules, fees, infrastructure, and the overall living environment should be taken very seriously. Prospective residents are strongly advised to explore other options in the Loveland, OH area that may offer a more stable, well-managed, and comfortable living experience. If Woodville Gardens remains a consideration, thorough due diligence, including a physical visit to assess the conditions firsthand and speaking with current residents (if possible), is absolutely essential. However, based on the current online feedback, Woodville Gardens appears to be a mobile home park with significant challenges that potential residents should be wary of.

Woodville Gardens Reviews
lived here 7 years and honestly it’s been a horrible experience. were only raising rent by $5 a year randomly raised it by $25. constantly shutting water off. constant fluctuations in water bill, goes from $100 then jumps to $300 the next month (has happened to multiple people in the park) the management team is rude, and suck terribly at their job. if you’re looking to live here i highly suggest against it. Recently the park has been taken over by new management. Which quite frankly is worse than before. The rules are far too strict for an already trashy trailer park. Rules consist of no working on cars, no children playing in street (we barely have yards.) AND to top it off if you have a guest staying with you it’s $300 extra in rent PER MONTH!! This is absolutely ridiculous and i am so ashamed with management. Again, i highly recommend not moving here if you’re considering. You get sucked in then can never leave because they take so much money!! Not to mention the roads are absolutely horrible and i’ve popped my tires 3 TIMES. Pool is rarely open even on the hottest days. They speak down to residents and honestly the park looks very ghetto.
Nov 13, 2023 · Lana MoraviniBeen here 24 years and this new ownership sucks!! I believe the rent and all the add ones are to get low income and fixed income tenants out. The 1 new rule is crazy No Babysitting! I do not babysit.I can see that for those renting their homes but those of us that own our homes should not be told what we can and cannot do inside our homes. I do not use amenities but I'm still paying for them. I barely use the roads only get out 1 time a month but I'm paying for all the roads also. All these new fees are ridiculous!
Jan 17, 2024 · Cindy FieldsNot the best place to live. Alot of bad kids. Drama. They don't keep up on their property.
Nov 09, 2024 · Crystle FryeI have lived here for 4 years. I have to say it is a great place to live. Some think it is bad saying about the rules, if you do what is asked of you then you will not get a notice. I have gotten them for power washing my home. I did it was over with. This is just one man's opinion.
Dec 03, 2023 · Martin CareyDo not recommend, lived here for over 5 years… park was very decent in the beginning but has gone extremely down hill. Management absolutely sucks. Megan is extremely snarky, and does not know how to talk to people… the new regional manager is even worse.. over heard both talking about residents when entering office to address issues. On street parking is a constant ordeal even though every lot has a drive way (let’s pray emergency vehicles never need to get through) write ups recently are absolutely ridiculous. Majority of the trailers look like trap trailers. Very few are up-kept and nicely decorated. Roads are CRAZY! Pool is never opened. Half the time you call office you can not get someone to answer. Voicemails are never returned. Upon investigation found out the new manager was previously a store manager, has zero experience in property management and you can tell. Both Megan and Regional Manager goes into residences homes. This has been observed on several occasions. Maintenance man is always at Regional Managers home when her husband isn’t home. Speeding is a big factor, a child will eventually be severely hurt due to this. Favoritism plays into how management treats you. Spoke to numerous tenants and neighbors, and a lot are seeking to move their trailer into Green Acres. Various cars sitting without plates or tags. I seriously could continue with this novel, however.. I feel like anyone who reads will see.. this is not a place for you! If I could give 0 stars, I certainly would do that.
