Yorktowne Manufactured Home Community Introduce
If you are currently looking at "RV parks near me" or exploring manufactured home communities in the Sharonville, Ohio area, Yorktowne Manufactured Home Community, located at 7260 Fields Ertel Rd, is one option you might encounter. They can be contacted at (513) 777-6065 or +1 513-777-6065. Understanding the experiences shared by potential residents is crucial when considering a move, whether you are an RV owner seeking a longer-term stay or someone interested in purchasing or renting a manufactured home within a community.
Based on the limited reviews available, Yorktowne Manufactured Home Community presents a mixed initial impression, primarily concerning its management and the cost of lot rent. One potential resident shared an experience highlighting inconsistencies and perceived rudeness in customer service. They noted that while one staff member was "extremely nice and helpful," another individual encountered via text was "rude." This person also reported discrepancies regarding their mortgage approval status and inconsistent application procedures compared to their roommate's experience. Furthermore, they described feeling unwelcome during an in-person visit due to the staff member's demeanor and apparent lack of time, despite no other appointments being observed.
This negative experience with the initial interaction could be a significant deterrent for prospective residents, suggesting potential issues with communication and customer care within the management of Yorktowne Manufactured Home Community. For those browsing "RV parks near me" and considering Yorktowne for an extended stay, the quality of management and their responsiveness to residents' needs are often key factors in the overall living experience. A negative first impression might raise concerns about future interactions and support.
The second review focuses heavily on the cost of lot rent, describing it as a major drawback. The reviewer states that while the homes for sale were "decent homes for the price," the lot rent of $750 per month was exorbitant, especially considering it allegedly includes "NOTHING BUT TRASH!!!!" They emphasize that this fee covers only trash disposal, with no other amenities mentioned as being included. This high lot rent is further compounded by the fact that it reportedly increases yearly in December by an "unknown amount," having recently risen from $650. The reviewer concludes that at such a cost, it would be more financially sensible to buy a traditional home or find a community with more affordable lot rent.
This feedback regarding the exceptionally high lot rent is a critical point for anyone considering Yorktowne Manufactured Home Community, whether for purchasing a home within the community or potentially parking an RV for a long-term stay (if permitted). If Yorktowne does accommodate RVs, a lot rent of $750 with minimal included services could be significantly more expensive than many dedicated "RV parks near me" that often offer a range of amenities such as water, electricity, sewage hookups, laundry facilities, and recreational areas for a comparable or even lower price.
The provided information does not detail any specific amenities or services offered within Yorktowne Manufactured Home Community beyond trash disposal (as mentioned by one reviewer). For those considering purchasing a manufactured home, information about community features like common areas, recreational facilities, or on-site management support is absent. Similarly, for individuals searching within the "RV parks near me" category, there is no information about the availability of RV sites, hookups, or any amenities tailored to RV living.
Given the concerns raised about customer service and the very high cost of lot rent with limited included services, prospective residents of Yorktowne Manufactured Home Community should proceed with caution and conduct thorough due diligence. This would involve directly contacting the management to inquire about the current lot rent fees, what services are included, the history and frequency of lot rent increases, and the availability and terms for manufactured home purchases or rentals. For RV owners, it is essential to determine if the community even allows long-term RV stays and, if so, to understand the associated costs and available hookups and amenities.
It would also be beneficial to try and speak with current residents to gain a broader understanding of the community environment, management responsiveness, and overall living experience beyond these initial reviews. The stark contrast in the perceived helpfulness of different staff members highlights the importance of consistent and positive interactions with community management.
In conclusion, Yorktowne Manufactured Home Community in Sharonville, Ohio, presents potential challenges related to customer service and a significantly high lot rent that seemingly includes very few services. For those searching for "RV parks near me" or considering purchasing a manufactured home in this community, these factors should be carefully weighed against any potential benefits. The lack of information regarding amenities and services further underscores the need for direct and detailed inquiries with the management to determine if Yorktowne Manufactured Home Community aligns with individual needs and financial expectations. The reported high cost of lot rent, in particular, suggests that exploring alternative "RV parks near me" or manufactured home communities in the area might be prudent to ensure a more affordable and satisfactory living situation.

Yorktowne Manufactured Home Community Reviews
Giving 2 stars because the lady my roommate spoke to in person was extremely nice and helpful but the lady that has reached out to me over text was rude. She told me that we didn’t get approved for anything when we got approved for the mortgage and have legit proof of having approval for mortgage with the mortgage company they go through. Not only that but when we came in person she was rude telling us we had to apply before seeing the trailer but then why was my roommate able to see it before applying? Not only that but when we walked in when I came in she didn’t even greet us and kept trying to say she didn’t have time due to an appointment in 10 minutes after us talking to her but we where there after talking to her and did not see anyone pull up while we where sitting there in my roommates car trying to decide on if we wanted to just apply for residency and all or not. She was rude and made me at least feel like she didn’t care enough about future residence’s.
Jul 20, 2024 · Ashley SloanGoing to have to give them 1 star on the basis of the lot rent. The places they have for sale were decent homes for the price but how is lot rent higher then the mortgage would be on the home?? The lot rent is 750!! Yea $750!! && that includes NOTHING BUT TRASH!!!! Nothing but the trash!!! Ridiculous && apparently the price raises yearly in December an unknown amount!! It was just $650 so yea let that sink in. May as well buy a traditional home at that point or get one somewhere with cheaper lot rent!
Jan 05, 2024 · teetee AllenWe submitted an application, though they needed more details for a Co-Applicant who’s address matched the credit report and matched the drivers license but not the application, this was because this is the first time ever renting so they did not change mailing address they were more comfortable keeping the family address for everything. The woman who reached out via text not only was not nice but very confusing asking for bank statements. Not typing full sentences and it didn’t make sense when she texted. Since the mailing address never changed they don’t receive mail to our current address but the name is on our lease with address and is a legal document and I asked if that was ok. I got no response but I did get an email stating the same thing and I replied with the same question because we were not comfortable showing our bank statements especially receiving a half written sentence like that. I then get a rude response staying “like it stated the requirements” They weren’t even answering our questions, they were only demanding not polite very hostile and unprofessional. We weren’t even told the house we were interested in was not available, we weren’t even offered to view any available homes, and I was reaching out about a showing earlier this week and the woman only responded with yes or no she refused to actually try to find a day to get us in made it seem like and inconvenience for her and refused to even try to work with us on schedules, documents, and showings this was BEFORE the email and text I got today regard the address. All because they refused to use a legal document like a lease as proof of address and only requested bank statements and utilities as proof of address for a co applicant who has never lived anywhere other than home and didn’t change mailing address. I can’t give you something that does not exist ( Literally). As a representation of your owner and community you should be trying to get people to live here and trying your best to work with people but they acted like they couldn’t do their job. I felt like we were begging them to live there. We wanted to live here because of the area and how it’s unsafe where we are now but instead We withdrew our application informing them of how unprofessional and hostile they were being and they didn't even respond.
Nov 17, 2023 · Whitney NyeWas a resident here for 6 yrs, from 2006-2012, go back to visit friends from time to time. Nice place to live due to being close to highways and shopping. Moved because I bought a house where I actually own the land and not just the home, also wanted a better school district for my children. Not sure how management is there now, but when I lived there they were friendly and the only complaint I had was about the condition of the roads because they were full of pot holes.
Nov 17, 2023 · Fawn JamesThey keep complaining about parking infront of the parking spot and telling us they will tow cars, we went and ask to rent a parking spot and stated that is full already. One of the employees there has 4 cars park together and touching grass too but her car hasn't been towed. They also raised rent but haven't been able to fix the inside roads for the past 10 years living here, they love putting up cheap patches to get worse in about a week.
