Holiday Shores RV Resort Introduce
Hello, local camping and RV enthusiasts! If you're searching for "camping near me" in Michigan, particularly near Durand, Holiday Shores RV Resort, located at 10915 Goodall Rd, Durand, MI 48429, USA, offers a range of amenities and has garnered both positive and negative feedback from visitors. You can reach them by phone at (989) 288-4444 or their mobile number, +1 989-288-4444.
One reviewer expressed a very positive experience, emphasizing the exceptional staff at Holiday Shores RV Resort. They specifically mentioned Sabrina and Jamie, noting that these staff members "go out of their way to make sure you're happy" and make guests "feel like family." This personal touch in customer service can significantly enhance a stay, making guests feel welcomed and valued. For local users prioritizing a friendly and accommodating atmosphere when looking for "camping near me," this positive feedback is noteworthy.
This same reviewer also highlighted the beautiful environment of Holiday Shores RV Resort and listed several appealing features. These include an "award-winning nine-hole golf course," a beach, fishing opportunities, live bands, and "a lot more activities." This suggests that the resort offers a wide array of recreational options, catering to various interests. Whether you enjoy golfing, relaxing by a beach, fishing, or being entertained by live music, Holiday Shores seems to have something to offer. The mention of Sabrina giving a "wonderful tour" and being instrumental in the reviewer deciding to pay for the entire season further underscores the positive initial impression and the resort's amenities.
However, another reviewer shared a starkly contrasting and negative experience. This individual described Holiday Shores RV Resort as a "horrible place to stay," raising significant concerns about a specific policy related to seasonal campers selling their RVs. According to this review, even for seasonal campers, the resort allegedly requires "10% of your RV selling price if you ever sell your RV," simply for the RV having been in their park once. The reviewer strongly advised others to "avoid at all costs" and stated their intent not to return or pay such a fee to any RV park.
This negative feedback regarding the alleged 10% selling price policy is a serious point of contention and could be a major deterrent for seasonal campers or those who might consider selling their RV while staying at the resort. It's essential for potential long-term guests to be aware of such policies.
Considering these two very different perspectives, Holiday Shores RV Resort appears to offer a beautiful environment with a range of attractive amenities and a staff that, according to one review, excels in making guests feel welcome. However, there is also a significant concern raised about a financial policy related to selling RVs within the park, which one reviewer found to be unacceptable.
For local users searching for "camping near me," Holiday Shores RV Resort presents a mixed picture. If you are looking for a resort with various activities, including a golf course, beach, and live entertainment, and value friendly staff, it might be appealing. However, if you are a seasonal camper or anticipate potentially selling your RV in the future, the alleged 10% selling price policy is something you would need to verify and consider carefully.
To get a more complete understanding of Holiday Shores RV Resort, local users might want to contact them directly to inquire about their policies, especially regarding the sale of RVs by seasonal campers. Asking for clarification on this and other potential fees would be prudent. Additionally, inquiring about the specific activities and amenities available during your intended stay would be beneficial.
In conclusion, Holiday Shores RV Resort in Durand, MI, offers a potentially attractive local "camping near me" option with a beautiful setting, an award-winning golf course, a beach, fishing, live bands, and a staff that at least one reviewer found to be exceptionally welcoming. However, potential guests, particularly seasonal campers, should be aware of and seek clarification on the reported policy regarding a 10% fee on the sale price of RVs within the park, as this has been a source of significant dissatisfaction for at least one former camper. Weighing the positive aspects of the amenities and staff against this serious policy concern will be crucial for local users deciding if Holiday Shores RV Resort is the right choice for their needs.

Apr 25, 2025 · JamesHorrible place to stay, even if you are a seasonal camper they will want 10% of your rv selling price if you ever sell your rv. Just for it being in their park once. Avoid at all costs. We will not be returning, nor giving 10% of our rv sale price to ANY rv park
Mar 17, 2025 · Elizabeth BallewCould use more amenities, like public Wi-Fi and laundry. The staff I interacted with were super nice. We heard some folks complaining about the new owners; I guess time will tell.Update: Seasonal rates went up $200.00. I've been here a little while now, met more people, and I heard more complaints about the owners. Purchased my own Wi-Fi. (Not something you normally need to do at a "Resort.")Update: Seasonal rates went up an additional $250.00 (that's $450.00 increase in two seasons) and still zero improvements to the existing "resort."Update 2: Staff is still super nice. If you have an issue, they make an effort to fix it. Beach has been updated. Heard a lot of complaints about bad smells this season. Don't know about price increases yet.Update 3: Price went up $500.00 this year. I'm not sure where all the money is going, but it's not back into the "resort." I'm down to 2 stars now. Greedy owners.Update 4: Price went up yet another $500.00. That's $1,450.00 increase since we started going here. They're pricing themselves out of business.Update 5: New owners. Price went up another $500.00, and the new rule book is very HOA like; there are even fines for doing something against the rules. Many people are leaving this year.
Apr 23, 2025 · BobI don't know if I would truly call it a resort it's more like a campground trailer HoodOvernight camping is next to the open cesspool.. that stinks beyond any safe health. Water on site is very hard and you better have filtration because it's undrinkable.I would be surprised to see this place sold soon again
Sep 22, 2024 · jciolan1This is actually a trailer park with permanent trailers and RVs. Most of the residents are Michigan State and Michigan alumni that are retired. The spaces are a little cramped between trailers because most of the people are packed in pretty tight, but overall it's a very nice park and very well-kept.
