Allen Memorial Mobile Home Park Introduce
For local residents in Milledgeville, Georgia, who may be searching within the category of "RV parks near me" but are interested in long-term residential options, Allen Memorial Mobile Home Park, located at 105 Ivey Dr SW Lot 1, Milledgeville, GA 31061, USA, offers a community for manufactured homes. It is crucial for local users to understand that while the search category might include "RV parks," a mobile home community primarily serves as a permanent living environment rather than a temporary campground for recreational vehicles. For inquiries about residency, you can contact Allen Memorial Mobile Home Park at (478) 607-7285 or via mobile at +1 478-607-7285.
The available feedback from residents paints a concerning picture of the environment, services, and overall management of Allen Memorial Mobile Home Park. Potential local users are strongly advised to carefully consider these issues before pursuing residency.
Environment and Community: Described as "Trash" with Significant Maintenance Neglect
One resident describes the "neighborhood" as "trash," a strong indictment of the overall environment and potentially the community atmosphere. This negative assessment is further supported by specific complaints about the lack of property management continuity and the apparent disengagement of the out-of-state owner.
The resident highlights a critical issue with the inability to reach the owner directly, stating that "his identity is kept secret so if the property manager doesn’t do their job you have no one to call." This lack of accountability and communication channels can be a major deterrent for potential residents who value responsiveness and effective management.
The core of the environmental concerns revolves around significant maintenance neglect. The resident explicitly states, " Never fix anything," indicating a systemic failure to address necessary repairs and upkeep within the community and individual homes. This neglect is further illustrated by disturbing details within the resident's own home, including:
- Mold: The presence of mold, evidenced by the resident's claim of having pictures, suggests potential health hazards and a lack of attention to property maintenance.
- Plumbing Issues: The absence of proper plumbing under the bathroom sink and the use of a "water hose for my shower head" point to substandard and potentially unsafe living conditions.
- Electrical Problems: Non-functioning electricity in "half my home" indicates serious habitability issues and a disregard for basic living requirements.
- Safety Hazards: An "illegal ran 220 amp power line above ground that isn’t protected" poses a significant safety risk, with the resident claiming to have "fallen and been shocked from the socket on the wall inside." This is an extremely alarming safety violation.
- Water Leaks and High Bills: A leaking water heater resulting in "over 100$ water bill for last 6 months" indicates both a failure to maintain essential appliances and a financial burden on the resident.
- Inefficient Heating and Cooling: Relying on a "220 unit" as the sole source of heating and cooling has led to an "over 400$ power bill," suggesting inefficient and costly living conditions.
These detailed and severe maintenance issues paint a picture of a poorly managed and potentially unsafe living environment at Allen Memorial Mobile Home Park.
Services and Infrastructure: Failures and Unmet Promises
The feedback directly addresses the lack of reliable services within the community. The inability to get maintenance issues resolved, as highlighted by the owner's alleged practice of deflecting responsibility by claiming issues were agreements with a previous (and presumably defunct) management company, demonstrates a fundamental breakdown in service provision.
While the second reviewer inquires about the inclusion of trash, water, and sewer in the rental price range of $450 to $650, this question remains unanswered in the provided data. However, even if these basic utilities are included, the severe maintenance problems reported by the other resident raise significant concerns about the overall value and habitability of the living situation.
The lack of a consistent property manager further exacerbates the issue of service delivery. Without stable on-site management, residents likely face difficulties in reporting problems and ensuring they are addressed in a timely manner, if at all.
Based on the negative feedback, potential local users should not assume a standard level of service or infrastructure maintenance at Allen Memorial Mobile Home Park. Thorough investigation and direct communication with the current management (if one exists and is responsive) are crucial to ascertain the actual state of services.
Features and Community Amenities: No Positive Information Available
The provided reviews do not mention any positive features or community amenities at Allen Memorial Mobile Home Park. The focus of the feedback is overwhelmingly negative, centered on the poor living conditions and management issues. Therefore, local users should not expect to find additional benefits or amenities without direct inquiry and verification.
The severely negative description of the "neighborhood" as "trash" overshadows any potential positive aspects of the community, at least from the perspective of the reporting resident.
Promotional Information and Why to Exercise Extreme Caution Regarding Allen Memorial Mobile Home Park:
For local residents in Milledgeville seeking long-term housing options and searching within the category of "RV parks near me," Allen Memorial Mobile Home Park at 105 Ivey Dr SW Lot 1 appears to be a community that warrants extreme caution. The overwhelmingly negative feedback from a resident detailing severe maintenance neglect, safety hazards, and a lack of responsive management should be taken very seriously.
While the second reviewer's question about the inclusion of utilities in a seemingly affordable price range might initially seem appealing, this potential benefit is significantly outweighed by the alarming living conditions described by the other resident. Affordable rent is of little value if the living environment is unsafe, unhealthy, and lacking in basic maintenance.
Potential local users should be aware of the reported issues, including:
- Severe mold problems.
- Substandard and potentially unsafe plumbing.
- Significant electrical malfunctions and safety hazards.
- Unresolved maintenance issues, including leaking water heaters and malfunctioning AC/heating systems.
- Lack of consistent and responsive property management.
- An out-of-state owner who allegedly avoids responsibility for repairs.
Given these serious concerns, local users are strongly advised to avoid Allen Memorial Mobile Home Park unless they can personally verify that the reported issues have been fully and effectively addressed, and that there is a commitment to providing a safe and well-maintained living environment with responsible and accessible management.
Before considering residency, potential local users should:
- Attempt to contact the management at (478) 607-7285 or +1 478-607-7285 to directly address the serious concerns raised by the resident feedback.
- Demand a thorough inspection of any potential rental unit or lot to verify its condition and safety.
- Inquire in detail about the property management structure, including contact information for the owner or a responsible local representative.
- Seek to speak with current residents (beyond the publicly available reviews) to gain a broader understanding of the current living conditions and management responsiveness.
Based on the currently available information, Allen Memorial Mobile Home Park appears to be a high-risk option for local users seeking long-term housing in Milledgeville. The severe maintenance neglect and management issues reported suggest a living environment that could be detrimental to residents' health, safety, and financial well-being. Proceed with extreme caution and thorough investigation.

Allen Memorial Mobile Home Park Reviews
This neighborhood is trash. They can’t keep a property manager. The owner is out of state and his identity is kept secret so if the property manager doesn’t do their job you have no one to call. The whole thing is trash. Never fix anything and when the owner comes to property once ever 3 months he plays the whole that was an agreement between you and the last company. Like that company didn’t act on his behalf. These are pics from mold in my home. I don’t have plumbing under my bathroom sink. There’s a water hose for my shower head. The electric doesn’t work on half my home. There’s an illegal ran 220 amp power line above ground that isn’t protected and has caused us to fall and be shocked from the socket on the wall inside. Our water heater leaks over 100$ water bill for last 6 months. Over 400$ power bill due to only way to cool and heat is this 220 unit. Complete joke. I’m not even sharing half of it.
