Apache Wells is identified as a 55+ RV resort, indicating that it caters primarily to individuals aged 55 and over who are seeking a community for RV living, potentially for seasonal stays or full-time residency. The mention of "park models for sale" also suggests options for longer-term housing within the resort.
Located in Mesa, Arizona, Apache Wells benefits from its location within a popular destination for retirees and snowbirds, known for its warm climate, numerous recreational opportunities, and a wide range of amenities. Mesa offers a vibrant community with shopping centers, restaurants, cultural attractions, and outdoor activities. As a 55+ community, Apache Wells likely provides a quieter, more relaxed environment with opportunities for social interaction among residents of similar age groups.
The online reviews for Apache Wells offer a somewhat mixed but ultimately positive perspective, with some concerns raised about the upkeep of the park. One long-term visitor, who has been coming to Apache Wells for the winter since 2016, notes that the park is "not as well kept as it was several years ago." Specific issues mentioned include the growth of weeds, the need for tree trimming, dead cactus on some lots, and cluttered or "junked up" sites. This reviewer also points out that while there are rules regarding what is allowed on individual sites, some residents do not adhere to them, which is disappointing. Furthermore, this review mentions problems with electricity, including frequent power outages lasting for days, and water issues that have been prevalent over the last three years. Despite these concerns, the reviewer expresses hope that the park will return to its former pristine condition, noting that new managers are trying to address these issues, although decisions on repairs are made by Cal Am, the parent company. The current managers are praised for being willing to listen and do what they can. The reviewer also highlights the friendly and welcoming nature of the people in the community and the availability of many different activities, although they note the absence of pickleball. Finally, this reviewer points out that residents rent the land and that rent has increased significantly over the past four years for both park model owners and RVers without noticeable improvements.
In contrast, a full-time resident who moved to Apache Wells in 2020 expresses strong positive feelings, stating, "I love the place!" This reviewer emphasizes the friendly people and the abundance of events hosted by the resort. They also note that Apache Wells is the "least expensive of all Cal-Am resorts" and highlights a significant benefit: as part of the Cal-Am Resorts group, visitors to Apache Wells can attend events at any of the other 12 parks in Mesa. This resident also mentions the availability of park models for sale for those looking to relocate from colder climates.
Considering these reviews, Apache Wells appears to be a community with a strong social aspect, characterized by friendly and welcoming residents and a variety of activities. Its affiliation with Cal-Am Resorts provides an added benefit of access to events at other nearby parks. However, there are concerns regarding the upkeep of the grounds, potential infrastructure issues with electricity and water, and increasing rent without perceived improvements. The new management is viewed positively for their efforts to address these issues, but their ability to implement changes may be limited by the parent company's decisions.
As a 55+ RV resort, Apache Wells likely offers a range of services and features tailored to the needs and interests of its residents and guests. These typically include:
- RV sites with hookups for water, electricity, and sewer. The length and layout of these sites are not detailed, but the mention of a 40-foot fifth wheel residing there suggests that they can accommodate larger RVs.
- On-site management to oversee park operations, organize events, and address resident concerns. The reviews indicate a positive relationship with the current managers.
- Maintenance of common areas and infrastructure, although the first review suggests that the level of upkeep has declined.
- Laundry facilities for residents and guests.
- Recreational amenities and activities. The mention of "many different activities" suggests a robust social program, although specific activities (besides the absence of pickleball) are not listed. Access to amenities at other Cal-Am resorts is a significant feature.
- Potentially, a clubhouse or community center for gatherings and events.
- Wi-Fi access, although this is not explicitly mentioned.
- Security measures to ensure the safety of residents and their property.
- The availability of park models for sale provides a longer-term housing option within the community.
Features of Apache Wells include its 55+ age restriction, fostering a community of seniors. The friendly and welcoming atmosphere, along with the organized activities, contributes to a strong social environment. The affiliation with Cal-Am Resorts provides unique benefits and access to a wider network of events and potentially amenities. The location in Mesa offers access to the city's resources and attractions. Apache Wells Reviews
I've been coming here for the winter since 2016. It is not as well kept as it was several years ago. Weeds growing, trees need trimming, dead cactus on numerous lots, and some cluttered and junked up lots. There are rules about what you can have on your site but some do not follow them and it's disappointing. There is trouble with electricity and often times power outages for days. Also water issues throughout the year, especially in the last 3 years.I am hopeful it will once again return to the pristine park it was before. We have new managers that are trying to correct things but Cal Am makes the decisions on repairs etc. The current managers are willing to listen and do what they can. We like them.People are very friendly and welcoming. There are many different activities, you can choose to go to, but alas no pickle ball. You do not own the land you rent it, and rent has increased significantly in the last 4 years for owners of park models and R V ers but no noticeable improvements.
Apr 30, 2025 · Annie SmithI currently live full-time at Apache Wells RV Resort (55+ community) in a 40-foot fifth wheel. I moved down here in 2020 and love the place! The people here are friendly and there's a lot of events hosted by the resort. The price is the least expensive of all Cal-Am resorts. Since the resort is part of the Cal-Am resorts, visitors to Apache Wells can attend events at any of the other 12 parks in Mesa. Apache Wells also has park models for sale for people who want to move here away from the snow country.
Jan 12, 2024 · Richard BennettWe’ve stayed here several times and found it to be a pleasant place to stay. The park is well maintained and very clean. The staff and volunteers are friendly and accommodating. We will certainly be back again. Oh and by the way, the patio parties are a blast!
