Blue Spruce Mobile Park Introduce
When searching for "RV parks near me" in the Berthoud, Colorado area, it's important to investigate various residential communities that might accommodate recreational vehicles. Blue Spruce Mobile Park, located at 230 N 2nd St #74, Berthoud, CO 80513, USA, is primarily a mobile home park. While it is possible that they offer spaces suitable for RV and camping trailer living, the limited publicly available information, specifically the customer reviews, suggests that prospective residents, including those with RVs, should proceed with significant caution and seek detailed information directly from the management.
The online reviews for Blue Spruce Mobile Park are overwhelmingly negative and raise serious concerns about the community environment, management practices, and overall condition of the park. One reviewer shared their friend's experience of living in the park for a couple of years, stating that their friend had to move due to excessive noise. Additionally, this reviewer described the management as "very cold" and alleged that they "pick on certain people," specifically warning those with dogs to be cautious. The reviewer also claimed that the management does not maintain the property, advising potential residents to "Don’t waste your money here!!!" This paints a concerning picture of both the living environment and the management's approach to residents and park upkeep.
Another reviewer strongly advised against wasting money on the application fee ($50!), highlighting a negative experience with the application process. This individual applied six months prior and only received a denial email recently, despite having a credit score of 612 (which has since improved) and no criminal record. This suggests a potentially inefficient or poorly managed application process. Furthermore, this reviewer provided several negative observations about the park itself, stating that "all their homes are outdated," "there's no park or public pool," and "there's not even a leasing office." The lack of amenities like a park or pool can be a significant drawback for families or individuals seeking recreational options within their community. The absence of a leasing office could also indicate challenges in communication and management accessibility.
The same reviewer also criticized the infrastructure of the park, stating that "the streets (the only thing there is for them to maintain) are filled with pot holes," comparing the road conditions unfavorably to living off a dirt road. This suggests a lack of attention to basic maintenance of the park's infrastructure, which can impact the quality of life and potentially damage vehicles, including RVs.
The reviewer concluded that the "cheap lot rent" is not worth the numerous negative aspects of the park, strongly advising potential residents to "Don't waste your money."
Given these severely negative reviews, there is a complete absence of positive information regarding the environment, services, and features of Blue Spruce Mobile Park. There is no mention of any amenities, positive management practices, or any promotional information that would typically be relevant for someone searching for "RV parks near me." The consistent and strong criticism regarding noise, cold management, poor maintenance, lack of amenities, and a problematic application process should be taken very seriously by anyone considering this park for RV living.
For anyone who might still consider Blue Spruce Mobile Park as a potential option for RV living, it is absolutely crucial to contact the management directly to inquire about their policies on RVs, availability of spaces, utility hookups, rental rates, and any specific rules or regulations that might apply. However, in light of the overwhelmingly negative feedback, it would be prudent to approach this inquiry with extreme caution and to seek detailed and verifiable information, potentially even visiting the park to assess the conditions firsthand (if possible and safe to do so).
When you contact Blue Spruce Mobile Park, be sure to ask specific questions relevant to RV living, such as:
- RV Space Availability: Inquire whether Blue Spruce currently has any spaces designated or suitable for RVs, and what the availability looks like for both short-term and long-term stays.
- RV Size Restrictions: Determine if there are any restrictions on the size or type of RVs they can accommodate.
- Utility Hookups: Ask about the availability and type of utility hookups for RV spaces, including electrical (amperage), water, and sewer connections.
- Waste Disposal: Understand the procedures for disposing of solid and liquid waste from RVs.
- Amenities for RV Residents: Inquire about any amenities that might be available to RV residents, such as laundry facilities, restrooms, showers, or common areas. Given that it is primarily a mobile home park with reportedly outdated homes and no park or pool, the availability of amenities for RVers may be very limited or non-existent.
- Park Rules and Enforcement for RVs: Specifically ask about the park rules and regulations that would apply to RV residents, including any rules related to noise and pets, especially in light of the negative reviews. Inquire about the consistency of rule enforcement.
- Maintenance and Infrastructure: Given the comments about poor maintenance and potholes in the streets, ask about the park's maintenance schedule and the condition of the infrastructure relevant to RVs (e.g., roads, utility connections).
- Management Policies and Resident Relations: Given the serious allegations of cold management and targeting of certain residents, try to assess the management's approach to resident relations during your initial contact. Ask about procedures for addressing resident concerns.
- Rental Rates and Lease Terms for RVs: Obtain detailed information about the rental rates for RV spaces, including any included utilities and the terms of any lease agreements.
- Application Process and Fees for RVers: Inquire about the application process and any associated fees for RV residents, keeping in mind the negative experience shared in one of the reviews.
- Safety and Security: Ask about any safety and security measures in place within the community.
The overwhelmingly negative nature of the available reviews strongly suggests that prospective residents, including those searching for "RV parks near me," should exercise extreme caution when considering Blue Spruce Mobile Park. The consistent complaints about noise, poor management, lack of amenities, and poor maintenance are significant red flags. It would be highly advisable to seek alternative options for RV living in the Berthoud area that have more positive or at least more balanced feedback.
In conclusion, based on the limited and severely negative online reviews, Blue Spruce Mobile Park appears to have significant issues related to its living environment, management, and maintenance. For individuals searching for "RV parks near me" in Berthoud, Colorado, it is strongly recommended to thoroughly investigate these concerns by directly contacting the management with detailed questions about their RV accommodations, policies, and the overall living conditions. Given the current feedback, exploring other RV park options in the area with more positive reputations is highly advised.

Blue Spruce Mobile Park Reviews
My friend lived here for a couple of years. They had to move the noise was so bad, and the management is very cold and picks on certain people( beware if you have a dog) . They don’t keep up with anything. Don’t waste your money here!!!
Feb 20, 2025 · Lori ThrelfallDon't waste your money on a application fee ($50!) unless you have really good credit. I applied 6 months ago and they just barely emailed me yesterday. My credit was 612 (it's higher now) and they denied. I'm not a felon or anything. All their homes are outdated, there's no park or public pool, there's not even a leasing office. The streets (the only thing there is for them to maintain) are filled with pot holes. You would be better off living off a dirt road. Not worth the cheap lot rent.
Apr 05, 2023 · Tyler RileyBlue Spruce Mobile Home Park is located across the street from me. From what I've heard and seen is that they nit-pick on some tenants (for things that actually add beauty to their lot) yet let others do things that shouldn't be allowed. One tenant works on his vehicles right in the street, uses the next door drive to park his things (which is empty now), parks in front of neighboring tenant's spaces & is very loud (revs engines A LOT)!The problem tenant at Blue Spruce has been evicted - YEA! I still hear that the owners do not treat residents equally! I live in Sunshine Acres Mobile Home Park, NOT Blue Spruce!
Feb 11, 2024 · Ms. GW DavisWish I could give zero. Most unprofessional process I’ve ever been through. Tried to rent a new trailer that was installed by the managers that have a bit of power struggle. Sitting at the bar on the phone instead of an office or home? Cool.
Mar 06, 2021 · M PalmerStreets are awful, seems pretty janky, have been there 2 times and residential I encountered were not very friendly.
