Camelot Acres Manufactured Home Community Introduce
Camelot Acres Manufactured Home Community, located at 32 Camelot Ln #67, Rice Lake, WI 54868, USA, is a residential community designed primarily for manufactured homes, and may also offer spaces for long-term RV residents seeking a more permanent or seasonal base. As a potential option under the "RV Parks Near Me" category for those looking for extended stays, understanding its environment, services, and features is crucial for prospective residents.
Camelot Acres is situated in Rice Lake, Wisconsin, a community known for its natural beauty, including lakes and a more relaxed, small-town atmosphere. The community positions itself as an "all-ages manufactured home community" designed for the convenience of its residents, emphasizing beautifully landscaped grounds. Located just 4 miles from Downtown Rice Lake, it offers a balance between quiet residential living and accessibility to local amenities. The community sits within a "quality school district," making it attractive for families.
The surrounding area of Rice Lake provides numerous opportunities for outdoor activities, consistent with the broader Wisconsin landscape, such as enjoying the namesake Rice Lake, Narrows Park, Rice Lake Splash Pad, and Veterans Memorial Park. Within a short distance, residents can access shopping at places like Walmart, Sears Hometown Store, and Kohl's, along with local dining options, providing a sense of convenience for daily needs.
However, recent customer reviews highlight significant concerns regarding the park's management and overall living experience, particularly since a change in ownership. Residents report "nothing but problems" and difficulties in reaching a park manager, often being directed to an answering service from "another country" with promises of callbacks that rarely materialize or take weeks. A particularly distressing complaint mentions water being shut off "without ANY warning" and no clear communication on when it would be restored. One review even uses the strong analogy of the owners running it "like a communist country," indicating a severe dissatisfaction with management practices and resident control. These serious grievances paint a picture of a community where communication breakdowns and perceived lack of responsiveness from management significantly impact the living environment. This contrasts sharply with the promotional materials that describe "experienced and professional management staff handling the day-to-day responsibilities."
Camelot Acres Manufactured Home Community aims to provide a range of amenities typical of a well-appointed residential park for manufactured homes. These often include:
- Individual Home Sites: Designated lots for manufactured homes, equipped with essential utility hookups (water, sewer, electricity). The community also offers "new construction" homes for sale, featuring 3 bedrooms and 2 bathrooms, with modern designs and energy efficiency.
- Community Events: The park promotes "RHP Social community events designed to encourage our residents to socialize with their fellow community members through fun, family-friendly BBQs, holiday parties, and more!" This indicates an intention to foster a strong community bond.
- On-Site Sales Office: Conveniently located within the community at 32 Camelot Lane, Site 67, with specific office hours (Tuesday and Thursday, 9 AM to 5 PM, and Saturday by appointment). This suggests direct support for sales and potentially some resident inquiries, though reviews challenge the accessibility of management.
- Pet-Friendly Policy: Camelot Acres welcomes "furry family members," a key feature for many prospective residents.
- Landscaped Grounds: The community advertises "beautifully landscaped grounds" as part of the appeal.
- Utility Connections: Standard utility hookups for water, sewer, natural gas heating, and central air cooling are available at each site, essential for modern manufactured homes.
- Promotions: The community frequently offers "home sale promotions," such as "2 months FREE rent" on select homes and waived online application fees during specific promotional periods, indicating an active sales approach.
While the community advertises "contemporary amenities planned with your family in mind," the severity of the management-related complaints raises questions about the consistent delivery and maintenance of these features. The inability to get timely responses regarding critical services like water supply, as reported by residents, suggests that while the infrastructure for amenities may be in place, their reliable operation and resident support are significant areas of concern.
For those interested in "RV Parks Near Me" for long-term stays, it is reasonable to infer that if Camelot Acres accommodates RVs, it would be for extended residency, likely offering full hookups (electric, water, sewer) at designated sites. However, the primary focus appears to be on manufactured home sales and rentals, and the specific provisions for RVs should be confirmed directly with management.
Camelot Acres is promoted as an "affordable, yet a highly sought-after place to live," emphasizing modern manufactured housing and a convenient location. The community highlights its professional management (though this is contradicted by reviews), clean environment, and proximity to local attractions and shopping in Rice Lake. The availability of new construction homes, often with attractive financing options and sales promotions, aims to make homeownership accessible.
However, prospective residents must conduct extensive due diligence, particularly in light of the severe and consistent negative feedback regarding management. Key considerations include:
- Management Responsiveness: The overwhelming concern from existing residents revolves around unresponsive management and poor communication. It is crucial for prospective residents to attempt to contact the park management directly, perhaps multiple times, to gauge their responsiveness and clarity in communication. Inquire specifically about procedures for emergencies, maintenance requests, and how resident concerns are typically addressed.
- Service Reliability: The issue of unannounced water shut-offs is a significant red flag. Directly ask about the frequency of such occurrences, notification protocols for service interruptions, and the typical resolution time for utility issues.
- Community Rules and Regulations: While one review states the owners "run it like a communist country," this suggests a perception of overly strict or arbitrary enforcement of rules. Inquire about the community's rules and regulations, ensuring they are transparent, fair, and clearly communicated.
- On-Site Visit: An in-person visit is highly recommended. During a visit, observe the general upkeep of the common areas, speak with current residents if possible (respectfully), and try to visit the sales office during stated hours to assess their accessibility and professionalism.
- Lease Agreements and Fees: Thoroughly review all lease agreements, lot rent terms, and any additional fees. Ensure all charges are clearly understood before committing.
While Camelot Acres Manufactured Home Community presents itself with appealing features and a desirable location in Rice Lake, the consistent negative feedback regarding management's responsiveness and operational issues cannot be overlooked. For anyone considering making this community their home, particularly under the umbrella of "RV Parks Near Me" for extended stays, a rigorous investigation into these reported problems is not just recommended, but essential to ensure a satisfactory living experience.

Camelot Acres Manufactured Home Community Reviews
I don't live there but know someone that does and the owners run it like a communist country, I would never live there!!
Feb 18, 2025 · Todd JohnsonEver since they switched companies that owns this park, there has been nothing but problems. You can never reach a park manager, you reach a answering services from another country that takes a message, gives you a fake apology and then you never receive a call back. If you actually do, it's 2-3 weeks later. Today, they've shut our water off without ANY warning and won't tell us when it will be back on.WORST COMPANY EVER.I've lived here for 4 years and never had an issue until this company took over. 🤬
Oct 03, 2023 · Amber Kalli AdkinsKind of a run-down trailer court. I've been inside a few of the trailer homes in this trailer park, and about 1 out of every 5 homes are decently sized with no major problems. The community park at the center of trailer court should be remodeled or demolished. A lot of good people live here nonetheless. Not the worst place to live in Rice Lake, WI.
Mar 03, 2018 · J “Jay-Rod” KYou can never get a hold of the park manager and there’s stray animals running rampant. If there’s a park emergency, there’s no one to contact.
Feb 18, 2023 · Michelle MarshallI lived in Camelot acres for over 10 years back in the mid-eighties to the mid-90s. I didn't mind living there but I hear it's not quite as nice and it's a lot more expensive!
