Lakeshore Terrace Manufactured Home Community Introduce
Lakeshore Terrace Manufactured Home Community, located at 2136 20 1/8 Ave Site 136, Rice Lake, WI 54868, USA, is a residential community primarily catering to manufactured homes. While its primary designation is a "manufactured home community," it's relevant for users searching on platforms like "RV Parks Near Me" due to the broader scope of what such platforms often encompass. Many individuals seeking long-term stays, whether in RVs or exploring options for more permanent mobile living, may find themselves looking at a diverse range of properties. Lakeshore Terrace falls into this category, offering a structured environment for those who own or rent manufactured homes.
For those utilizing the "RV Parks Near Me" category, it's important to understand the distinction and potential overlap. While not a traditional RV park with transient sites for recreational vehicles, a manufactured home community like Lakeshore Terrace provides a more permanent residential solution. This can be appealing to RVers looking to transition from a mobile lifestyle to a more stable home base, or those who appreciate the community aspect often found in such developments. The phone number for inquiries is (715) 234-6298 or +1 715-234-6298.
Regarding the environment of Lakeshore Terrace Manufactured Home Community, as with many communities of this type, the setting is designed to offer a residential feel. This typically includes designated lots for manufactured homes, internal roadways, and utility hookups for water, sewer, and electricity. While specific details about landscaping, common areas, or amenities like clubhouses, playgrounds, or recreational facilities are not readily available from the provided information, manufactured home communities often aim to foster a sense of neighborhood. The layout would likely consist of individual plots where residents place their homes, with varying degrees of personal landscaping and outdoor space. The "Lakeshore Terrace" name itself could suggest proximity to a body of water or a terraced layout, though this cannot be definitively confirmed without further information. The community is situated in Rice Lake, Wisconsin, a region known for its natural beauty, including lakes and outdoor recreational opportunities. This geographical context may contribute to a generally pleasant surrounding environment, depending on the specific location within Rice Lake.
In terms of services, a manufactured home community typically provides essential infrastructure maintenance. This generally includes the upkeep of internal roads, street lighting, and the management of utility connections to individual lots. Some communities may also offer communal services such as trash collection, snow removal on main roads, or groundskeeping in common areas. For residents, the services provided would primarily revolve around maintaining the infrastructure necessary for their manufactured homes. These communities are often managed by a property management company, which handles lease agreements, rent collection (for lot leases or home rentals), and community rules enforcement. The quality and extent of these services can vary significantly from one community to another.
The features of Lakeshore Terrace, as a manufactured home community, would primarily center around the provision of prepared sites for manufactured homes. These sites would include pads for the homes, and access to utilities such as water, sewer, and electricity, allowing residents to connect their homes. The community itself acts as a regulated environment where residents adhere to a set of rules and regulations designed to maintain order and community standards. Unlike RV parks that offer a variety of amenities for short-term stays, the features of a manufactured home community are geared towards supporting long-term residency. This includes the stability of a dedicated lot, and often, a sense of community among residents who are living in a similar type of housing. While specific details about community-wide features such as a community center, laundry facilities, or recreational amenities are not provided, these are common offerings in some manufactured home communities. The target demographic would typically be individuals or families seeking affordable housing options, or those who prefer the lifestyle offered by manufactured homes. The "RV Parks Near Me" platform users might consider this an alternative to traditional RV living, especially if they are looking for a more permanent dwelling with potentially lower costs than traditional stick-built homes.
It is important to address customer feedback to provide a balanced and objective overview. The provided reviews highlight significant concerns regarding property maintenance and landlord responsiveness. One review mentions "2 trailers that should have been condemned with kids staying in them," describing conditions as "deplorable and disappointing." This suggests potential issues with the upkeep of some properties within the community, or perhaps a lack of oversight regarding the condition of homes occupied by residents. Another review explicitly states, "Do not rent a mobile home from these people they don't take care of their property. Promise repairs and never get them done." This individual reports issues with "half a dozen windows without storms for over a year" and significant difficulties in getting repairs addressed, even resorting to withholding rent. This review also mentions a contentious legal dispute, alleging issues with a judge's ruling. These concerns, if representative of the overall experience, indicate potential challenges with property management and maintenance at Lakeshore Terrace. For prospective residents, particularly those coming from the "RV Parks Near Me" context who might be seeking a reliable and well-maintained environment for a longer stay, these points would be crucial to consider.
From a promotional standpoint, a manufactured home community like Lakeshore Terrace, when presented on a platform like "RV Parks Near Me," would ideally highlight its benefits for long-term residents. This could include aspects such as affordable living, the sense of community, and the stability of a permanent address. Promotional information, without access to specific marketing materials from Lakeshore Terrace, would typically emphasize the appeal of manufactured home living. This might involve touting the cost-effectiveness compared to traditional housing, the potential for homeownership at a lower price point, and the amenities (if any exist beyond basic infrastructure) that contribute to a comfortable lifestyle. Given the provided negative feedback, any promotional efforts would need to address or mitigate these concerns to attract new residents. For users of "RV Parks Near Me" specifically, it would be beneficial to clearly articulate that this is a manufactured home community designed for permanent residency rather than transient RV stays, while still presenting it as a viable option for those exploring long-term housing solutions beyond traditional RV parks. Without specific positive information, a balanced introduction must acknowledge the publicly available critical feedback.
In summary, Lakeshore Terrace Manufactured Home Community in Rice Lake, WI, operates as a residential park for manufactured homes, offering a more permanent living solution than typical RV parks. While it may appear in searches for "RV Parks Near Me" for those seeking long-term options, potential residents should be aware of its focus on manufactured housing. The environment provides individual lots and essential utilities. Services would typically include infrastructure maintenance. Features are geared towards supporting long-term residency. However, based on available customer reviews, significant concerns regarding property maintenance and management responsiveness have been raised, which prospective residents should thoroughly investigate before considering a move to Lakeshore Terrace.

Lakeshore Terrace Manufactured Home Community Reviews
Besides the personalities I know here. I have seen 2 trailers that should have been condemned with kids staying in them. Deplorable and disappointing to see or say at the least. Places are in need of an inspector, you would think they would check the grounds/floors they literally stand on.
Sep 27, 2023 · Eudaimonia AreteDo not rent a mobile home from these people they don't take care of their property. Promise repairs and never get them done. Trailer had half a dozen windows without storms for over a year. Took us withholding rent to get anything done. Then they obviously bribed the judge because it states in atcp 134 they must list ALL discrepancies or they have no legal contract. The crooked judge that ruled in their favor was Babler. Am presently in the works of suing the judge for contempt of his own court by misfeasance. Never had a worse landlord or judge. Can't wait to put these felons in jail
