Carter Mobile Home Park Introduce
Welcome to Carter Mobile Home Park, located at 18414 AL-99 in Athens, Alabama. For those searching for "RV parks near me" as a potential housing solution but also considering the option of a more permanent placement in a mobile home community, Carter Mobile Home Park offers a residential setting in the Athens area. It is important for prospective residents to consider the recent feedback from current and former residents to gain a balanced understanding of the community.
Recent reviews paint a contrasting picture of Carter Mobile Home Park, particularly concerning changes that have occurred under new ownership. One former resident expressed significant dissatisfaction with the current management, stating that the park has become "trashed" since the ownership change. This reviewer alleges that park management does not adhere to its own rules but is quick to enforce them on residents. Furthermore, concerns were raised about alleged attempts to "nickel and dime" residents for additional fees. Specific examples include the introduction of water bills, where the charges purportedly do not align with county rates, and substantial rent increases. The reviewer claims that within a two-year period, the monthly rent has nearly doubled, from $165 to over $325, with the added cost of water potentially bringing the total monthly expense close to $400. Based on this experience, the reviewer strongly advises against moving to Carter Mobile Home Park.
In contrast, another resident offered a more positive perspective, stating that the park is "well kept and took care of." This reviewer specifically mentioned that the owners ensure the grass is consistently mowed and that the park is a "safe place to live." This feedback suggests that at least some residents appreciate the maintenance efforts and feel secure within the community.
Considering the platform category "RV parks near me," Carter Mobile Home Park offers a different type of long-term residential option. While RV parks typically cater to temporary stays and recreational vehicles, mobile home parks provide a setting for manufactured homes on rented lots, often fostering a more permanent community. For individuals who might be considering an extended stay in an RV park but are also open to the idea of a more settled lifestyle in a mobile home, Carter Mobile Home Park could be a location to explore. However, the starkly contrasting reviews regarding management practices and the overall environment necessitate careful consideration.
Based on the limited information from the reviews, the potential services and features at Carter Mobile Home Park might include:
- Lot rental for mobile homes: The primary service offered is the rental of lots for residents to place their manufactured homes.
- Grounds maintenance: At least one reviewer noted that the grass is consistently mowed, suggesting regular maintenance of common areas.
- Utilities: While under previous ownership, water was reportedly included in the rent, new management now charges residents for water. Electricity and sewer are also likely provided, though not explicitly mentioned.
- Potential for a sense of community: As a mobile home park, it likely fosters a community among its long-term residents, although the recent management changes may have impacted this.
- Location in Athens, AL: Providing access to the amenities and services available in the Athens area.
To gain a more comprehensive and up-to-date understanding of Carter Mobile Home Park, prospective residents should consider the following and seek further information:
- Current rental rates and fees: Obtain precise information on lot rental costs, water charges, and any other potential fees.
- Management policies and rules: Understand the current park rules and how they are enforced.
- Maintenance services: Clarify the extent of maintenance provided by the park management.
- Community environment: If possible, speak to current residents to get a broader sense of the community atmosphere under the new ownership.
- Safety and security measures: Inquire about any security measures in place to ensure resident safety.
- Lot sizes and availability: Determine the sizes of available lots and whether they can accommodate different sizes of mobile homes.
To obtain this information, interested individuals should contact Carter Mobile Home Park directly at (256) 444-1269 or +1 256-444-1269. Direct communication with the park management is crucial to get their perspective on the recent changes and to clarify any concerns raised in the reviews. Visiting the park in person, if possible, could also provide valuable insights into the current condition and atmosphere of the community.
From a promotional standpoint, Carter Mobile Home Park might emphasize the positive aspects mentioned in the reviews, such as the consistent lawn maintenance and the feeling of safety reported by one resident. Highlighting the location in Athens, AL, and the potential for affordable long-term housing compared to traditional rentals could also be part of their marketing efforts. However, transparency regarding the changes in ownership and the concerns raised by former residents would be essential for building trust with potential new residents.
For individuals exploring "RV parks near me" for a longer-term stay due to cost considerations, Carter Mobile Home Park presents an alternative in the form of mobile home lot rentals. While the living situation is different, the focus on affordability might be a shared factor. However, the significant rent increases and added water charges reported by one reviewer suggest that the affordability aspect under new management may need careful evaluation by prospective residents.
In conclusion, Carter Mobile Home Park in Athens, AL, presents a situation with contrasting feedback regarding its management and environment since undergoing new ownership. While one resident appreciates the maintenance and safety, another former resident expresses strong dissatisfaction with rising costs and perceived mismanagement. Prospective residents searching for long-term housing options near Athens, and potentially those considering alternatives to "RV parks near me," should carefully weigh these perspectives and conduct thorough due diligence by contacting the park management and, if possible, visiting the community to make an informed decision.

Carter Mobile Home Park Reviews
Since it went under new owners, it has been trashed. The park management doesn't even follow their own rules but are quick to call out residents. They try to nickel and dime residents to get what ever money they can get out of them. Original owners you didn't have to pay water and would only go up $5 on rent maybe once a year. Now residents have to pay for water which the management guesses on cause they don't go by what the county charges and within 2 years the rent has gone from $165 a month to $325+water which usually runs almost $400. Do not move here.
