Colonial Village Manufactured Home Community Introduce
Located at 3974 NY-417 in Allegany, NY 14706, Colonial Village Manufactured Home Community primarily serves as a residential area for manufactured homes. However, it may also offer accommodations for recreational vehicles, making it a potential option for local users searching for "RV parks near me" in the Allegany and Olean vicinity. Customer reviews provide insights into the environment, services, and features of this community, painting a generally positive picture with some specific points to consider.
The environment at Colonial Village Manufactured Home Community is consistently described as "very quiet" and "very clean" by one long-term resident who enjoys living there. The park is also noted for its aesthetic appeal, being described as "pretty" with the added feature of lit lamp poles at every site during the night. This contributes to both the visual appeal and the safety of the community after dark. The proximity to I-86, while present, is reported to have "minimal noise" impact on the park, particularly the North End, suggesting a relatively peaceful setting despite being near a major roadway. The water quality is also highlighted as "good for drinking," which is a significant aspect of the environment and a positive feature for potential residents and visitors alike.
While primarily a manufactured home community, the positive environmental attributes such as cleanliness, quietness, and good water quality could also appeal to RVers seeking a pleasant and comfortable stay. The presence of lit lamp poles at each site could enhance safety and visibility for those navigating the park in the evening. The minimal noise from the nearby interstate is another factor that could make Colonial Village a desirable option for those seeking a tranquil "RV park near me."
In terms of services and features, the long-term resident mentions that the "management offers monthly activities to get involved with for the residents," indicating an effort to foster a sense of community and engagement. Residents are also informed about important safety procedures, such as notifications of power outages and water boiling advisories when necessary. These proactive measures by the management suggest a level of care and responsibility towards the well-being of the community members.
The review also touches upon the social dynamics within Colonial Village. While the neighbors are described as staying to themselves, the reviewer notes that they are receptive to those who make an effort to socialize. This suggests a respectful but perhaps not overly integrated community, which could be a plus for RVers who value their privacy while still having the option to connect with others if they choose.
However, there are a couple of notable concerns raised in the review. The first is the cost of lot rent, which is described as "high" and subject to annual increases. While this directly pertains to manufactured home owners, it could also indicate that rental rates for any potential RV sites might also be relatively high compared to other options in the area. Potential RVers should inquire about the specific rates and any included amenities to assess the overall value.
The second, and perhaps more significant concern for safety and overall enjoyment, is the issue of speeding within the park. Despite a posted speed limit of 10 mph, the reviewer states that "many residents & service/delivery vehicles never observe it." This is described as "annoying & dangerous" for pet owners and those with visiting children who might be walking within the community. The reviewer expresses a lack of confidence in this problem being resolved without active reporting by residents. For RVers, especially those with families or pets, the disregard for speed limits could be a major safety consideration when choosing a place to stay.
While the review does not explicitly detail typical RV park amenities such as hookups, restrooms, laundry facilities, or Wi-Fi, the positive aspects of a clean and quiet environment, coupled with proactive management communication, suggest that basic services might be available. To ascertain the specific offerings for RV guests, direct inquiry with Colonial Village is necessary.
Promotional information for Colonial Village Manufactured Home Community, aiming to attract local users searching for "RV parks near me," could emphasize the quiet and clean environment, the pretty aesthetics with lit sites, the good drinking water, and the management's efforts to engage the community and ensure safety through notifications. The minimal noise from the interstate could also be a selling point for those seeking a peaceful retreat. However, any promotional material should also acknowledge the issue of speeding within the park to manage expectations and encourage responsible behavior among all visitors and residents.
For local users in Allegany and the surrounding areas considering Colonial Village as an "RV park near me," the positive aspects of the environment and management are appealing. However, the potential for higher rental rates and the documented issue of speeding are important factors to weigh. To make an informed decision, prospective RV guests should:
- Contact Colonial Village Manufactured Home Community directly at (716) 701-6730 or +1 716-701-6730 to inquire specifically about the availability and rates for RV sites, including the amenities provided (hookups, etc.).
- Ask about the park's policies regarding speed limits and how they are enforced to gauge the potential impact on safety.
- Inquire about any amenities available for RV guests, such as restrooms, showers, laundry facilities, and Wi-Fi.
- Consider visiting the property to personally assess the environment and the suitability of any potential RV sites.
In conclusion, Colonial Village Manufactured Home Community in Allegany, NY, offers a potentially attractive option for those seeking a quiet and clean "RV park near me" with proactive management. However, the reported high lot rent (which may translate to higher RV site fees) and the issue of speeding within the community are important considerations that prospective visitors should address directly with the management before making a decision.

Colonial Village Manufactured Home Community Reviews
Where I have owned 3 homes on this street. Love my mobile magic. Love my neighbors!
Nov 23, 2023 · Dee JedroskoIt's very quiet here and very clean. I do enjoy living here. It's a pretty park with lit lamp poles at every site at night. The lot rent, however is high and goes up every year. The neighbors stay to themselves and that's a plus unless you extend yourself to make acquaintances with them. Don't let the posted 10 mph speed limit fool you...many residents & service/delivery vehicles never observe it and I find that annoying & dangerous for people that own pets in the park or that may have children visiting. I see no resolve in sight for this problem unless residents start reporting these neighbors or delivery services that don't respect the limits. The water is good here for drinking and the noise from I-86 is minimal as it passes by the North End of the Park. The management offers monthly activities to get involved with for the residents and we are notified of power outages and water boiling safety procedures when we lose power. For me, it's a lovely place to call home. I enjoy the solitude.
Jul 26, 2022 · Barbara. It was a nice place to live when it was owned by owl homes .The contractor is revamping the trailer .management is giving us a hard time. It's an older trailer. Takes time . Can't do it overnight . Might want to consider that before you buy .
Dec 11, 2023 · Laurie Bladethe phone listed on web site does not go directly to the park, it goes to an answering service and THE PARK NEVER CALLS BACK OR REVIEWS AN ON LINE RESIDENCY APPLICATION. They list homes for sale or rent but do not comply with an inquire to see them. This goes for the Valley View park ALSO. If this is how they run these two parks and pay these managers for doing NOTHING, can imagine what residences put up with.LAST YEAR dealt with Valley View and manager is a rude nasty Bi
Jul 25, 2022 · egeseg3Some relatives of mine have lived in this trailer park for many years. It's a peaceful locale and the residents take pride in and keep the area tidy and beautiful.
