Country Air Mobile Home Park Introduce
If you're searching for "RV Parks Near Me" in the Simpsonville, South Carolina vicinity, Country Air Mobile Home Park, situated at 2 Pepper Tree Ln, Simpsonville, SC 29680, presents a location that has been acknowledged by some residents as favorable. However, it's crucial for prospective residents and RV travelers to consider recent feedback regarding the park's management and financial aspects before making any decisions.
Based on available customer reviews, the location of Country Air Mobile Home Park is considered a positive attribute by some. Its placement in Simpsonville offers potential access to local amenities, services, and attractions. For individuals utilizing "RV Parks Near Me" to find a convenient base in this area of South Carolina, the geographical location of Country Air Mobile Home Park might initially seem appealing.
However, several reviews highlight significant concerns regarding the management and costs associated with residing at Country Air Mobile Home Park. Multiple accounts indicate substantial increases in lot rent over a relatively short period. One reviewer mentioned an $80 per month increase within just eight months. This suggests a potentially volatile pricing environment that prospective residents, including those considering long-term RV stays, should carefully evaluate.
Furthermore, serious allegations have been raised concerning the management's business practices. One review expresses concern that the management's primary interest is in securing mobile homes within the park, followed by attempts to evict residents and potentially retain their homes. These are significant accusations that warrant careful consideration and further investigation by anyone considering moving into Country Air Mobile Home Park, whether with a mobile home or an RV for an extended period.
Recent changes in management have also been noted. According to one update, there is no longer an on-site manager, with all communications being handled via email and automated calls. This shift to remote management could impact the responsiveness and accessibility of support for residents and RV guests. While one reviewer acknowledges that new management inherited an "unkept place" and that improvements take time, the absence of an on-site presence might be a drawback for some.
Another significant issue raised by a resident concerns the division of responsibilities and liabilities. The reviewer, who owns their mobile home, reports being responsible for the upkeep of their rented lot, including tree maintenance, while alleging that the park owners bear no liability. The experience of having to personally repair a burst water pipe and subsequently being denied reimbursement, despite providing photographic evidence, further underscores potential challenges in dealing with park maintenance and management.
It's important to note that one long-term resident of approximately ten years shared a somewhat different perspective, stating that their rent had only increased by $80 over that decade. This suggests that experiences may vary, and the recent significant increases might be a more recent trend. This reviewer also pointed out that some residents may have outdated expectations regarding included services like water, trash, and lawn care, implying that these may now be the responsibility of the residents.
Considering the information available, those using "RV Parks Near Me" to find a suitable location should approach Country Air Mobile Home Park with caution. While the location itself may be advantageous for some, the reported issues with substantial rent increases, concerns about management practices, the lack of an on-site manager, and the apparent shift in responsibility for maintenance and utilities are factors that necessitate thorough investigation and direct communication with the park management.
Prospective residents or RV travelers should ask specific questions regarding:
- Current lot rental rates and any history of recent increases.
- The terms of the lease or rental agreement, particularly concerning eviction policies and property rights.
- The process for addressing maintenance issues and the responsibilities of both the park management and the residents/guests.
- The availability and terms for RV sites, including hookups (water, electricity, sewer), if applicable.
- The presence and accessibility of park management.
- Any rules and regulations of the park that might affect their stay.
Given the conflicting feedback, it would be prudent for anyone considering Country Air Mobile Home Park, whether for mobile home living or as an RV stop found through "RV Parks Near Me," to visit the property in person, speak with current residents if possible, and thoroughly review all agreements before committing. The importance of understanding the financial implications and the management's operational style cannot be overstated based on the experiences shared by current and former residents.
In conclusion, while Country Air Mobile Home Park in Simpsonville, SC, may offer a desirable location for those searching via "RV Parks Near Me," the publicly available reviews raise significant concerns about management practices, substantial rent increases, and resident responsibilities. Potential residents and RV travelers should proceed with caution and conduct thorough due diligence before choosing this park.

Country Air Mobile Home Park Reviews
Location is good but you'll pay dearly for it. Lot rent has increased by $80 per month in just 8 months. All they're interested in is getting your mobile home in the park and then they'll try to evict you and keep your home! Very shady business dealings!Update. I love the location. I also understand that the owners are in it for the income it provides. With the latest management group we no longer have a manager on site. Everything is done via email and automated calls. The real problem here isn't management. It's the laws our government have in place for park owners. The law is very much in their favor. They can evict people from their home for almost any reason and take possession of the tenants property. I own my home. I am responsible for the lot I rent. Including the trees on the property. I just paid to have limbs removed. They have no liabilities. It's crazy how anyone could ever come up with treating people with no respect and backing it with the law. When their water pipe busted, I had to repair it or wait 5 days for them to have someone look at it. Even after sending pictures of the step by step process they refused to reimburse me. And there's nothing I can do about it.But hey, thanks for continuing our garbage pickup. I'll keep cleaning the storm drain to keep our road from becoming a pond.To respond to the rate increase, I moved my home into the park on September 8, 2015 at $200 per month. Lot rent is currently $330 per month.
Mar 15, 2023 · Robin BlueWe have been here roughly 10 years. This new mgt came into an unkept place. We were here before them. It takes time to get the park better. Plus I'm sure too many renters thinking they are still in the 80s when water, trash, and lawn care was included. If more people would keep their own yard clean it would look so much better. That's my only complaint. In 10 years our rent only went up $80. Just please tell me yall aren't surveying to sell?
Oct 06, 2022 · Tammy ClineToo expensive to be so run down. You can tell management doesn't care about it, just getting their $330/mo and that only includes lot rent & garbage pickup. I wouldn't it recommend to ANYONE!!!UPDATE: Management 'does what it can to make it presentable'; however getting in touch with someone when there ARE issues is near to impossible & RARELY are those issues addressed or enforced.Truth is truth...and sometimes that may sting, but it doesn't make it any less the truth!
Sep 06, 2022 · D JeanetteI would like to know why the property manager can't get a trash receptacle brought out for a tenant. She actually told a tenant to "just put your trash in somebody else's can." I'm sorry but this is ridiculous. Poor management!!
Oct 14, 2017 · Kelley BriccoAll they're interested in is getting your mobile home in the park and then they'll try to evict you and keep your home! They don't do nothing like they say they will. Not a good place to move your home into.
