Countryview Estates Mobile Home Community Introduce
For local residents of Franklin, Indiana, and the surrounding Johnson County area, who are exploring "rv parks near me" as a potential long-term or temporary housing solution, Countryview Estates Mobile Home Community, situated at 1199 Hospital Rd #52, Franklin, IN 46131, USA, presents itself as a residential community that may accommodate RVs. As with many mobile home parks, it is crucial for prospective residents to understand the environment, services, and features based on the overwhelmingly negative customer reviews available online.
Countryview Estates Mobile Home Community is located in Franklin, a city in Johnson County, Indiana, south of Indianapolis. The address on Hospital Road suggests a location that may be near the local hospital or other medical facilities, which could be a point of convenience for some local users. Mobile home parks typically operate by leasing individual lots to homeowners who place their manufactured homes or RVs on the rented land. The quality of life within these communities is heavily influenced by the management and the maintenance of the park's infrastructure and individual properties.
The customer reviews for Countryview Estates Mobile Home Community are overwhelmingly negative and raise serious concerns about the management, maintenance, and overall living conditions. One reviewer gives "0 STARS!" and details a litany of severe issues experienced under the current management. These include repeated failures to address maintenance requests, such as a window that took two years to be replaced only to break again immediately. The most disturbing accusation is that "Maya (the manager) stole my dog," a serious allegation that would be deeply concerning to any pet owner considering residency. Furthermore, the reviewer recounts being served an eviction notice a mere 30 minutes after the funeral home took their deceased mother's body, highlighting a perceived lack of compassion and professionalism from the management. Based on this experience, the reviewer strongly advises against living at Countryview Estates.
Another extensive review from a former resident who lived there ten years ago suggests that conditions have not improved over time. This reviewer recounts a deeply troubling experience involving the purchase and attempted renovation of a large modular home. Despite investing nearly $5,000 in remodeling before moving in, they faced severe issues with insulation, leading to exorbitant electric bills exceeding $800 in the winter. The management's alleged solution of using paper towels and carpet padding to fill gaps in the outlets and under the trailer is described as inadequate and indicative of a lack of proper maintenance. The reviewer claims they were told these issues were their responsibility because they took the trailer "as is," despite assurances of its good condition.
The former resident also details significant structural problems with the trailer, including separation along its entire length and a non-functional fireplace that they had to seal off themselves to prevent cold air from entering. The multitude of problems led them to contact the health department, but they discovered a loophole regarding recertification of older moved trailers. Facing unsustainable electric bills, they withheld rent and were subsequently evicted, even with an infant granddaughter who was a Riley Hospital patient. The management also sued them, alleging damage to the property, which the reviewer vehemently denies, having taken a video as they moved out. Although they counter-sued and won, the settlement was insufficient to cover their losses. The reviewer expresses heartbreak over their experience and, after seeing recent negative reviews, strongly advises against considering Countryview Estates, even for those who might frequent the nearby hospital.
Given the severity and consistency of these negative reviews spanning a significant period, it is difficult to ascertain any positive aspects of the environment, services, or features of Countryview Estates Mobile Home Community. The recurring themes of unresponsive and unprofessional management, neglected maintenance, and potentially unsafe or substandard living conditions paint a concerning picture for prospective residents. Typically, mobile home parks offer basic utilities hookups (water, sewer, electricity) at each lot. Some may also provide amenities such as trash removal, common areas, laundry facilities, or recreational spaces. However, the available reviews do not mention any such positive features at Countryview Estates. Local users would need to contact the management directly at (317) 736-8625 or +1 317-736-8625 to inquire about the specific amenities and services offered, but the existing feedback suggests that the quality of these might be questionable.
Similarly, there is no information about any promotional offers or special rates currently available at Countryview Estates Mobile Home Community. Given the negative reviews, it is unlikely that the management is actively promoting the park. Local users interested in potential incentives or pricing structures would still need to inquire directly, but should do so with a strong awareness of the reported issues.
In the context of "rv parks near me," it remains unclear from the provided information whether Countryview Estates Mobile Home Community actively accommodates RVs for long-term or short-term stays. The focus of the negative reviews is on the experiences of mobile home residents and issues related to the park's infrastructure and management of manufactured homes. Local users specifically looking for RV parks should confirm the park's policies on RVs, including any restrictions on size, age, or type, and the availability of appropriate hookups (e.g., electrical amperage) for recreational vehicles. However, based on the overwhelmingly negative feedback regarding the management and maintenance of the park for mobile home residents, it would be prudent for RV owners to exercise extreme caution.
For local residents considering Countryview Estates Mobile Home Community as a potential "rv parks near me" option, the available customer experiences paint a dire picture. The serious allegations of mismanagement, neglect, and even unethical behavior should not be taken lightly. Prospective residents are strongly advised to avoid this community based on the provided feedback. If, despite these warnings, a local user still wishes to investigate further, they should proceed with extreme caution, conduct a thorough in-person inspection of the park and individual lots, and attempt to speak with multiple current residents to gain a broader understanding of the living conditions and management practices. Any promises or assurances from the management should be carefully scrutinized in light of the reported experiences.
In conclusion, the available customer reviews for Countryview Estates Mobile Home Community in Franklin, Indiana, are overwhelmingly negative, citing severe issues with management, maintenance, and overall living conditions. Local users searching for "rv parks near me" are strongly discouraged from considering this community based on this feedback. The allegations of neglect, unethical behavior, and a lack of responsiveness to resident concerns suggest a potentially harmful living environment. Prospective residents would be well-advised to seek alternative options for their housing needs in the Franklin area.

0 STARS! Management has changed. I repeatedly asked for maintenance to fix things which never got done. Took 2 years to replace a window. Broke again the second time I opened it. Maya ( the manager) stole my dog. When my mother passed away I was handed an eviction notice 30min after the funeral home took her body. So no I wouldn’t recommend living here. Good luck!
Jan 16, 2025 · Carrie McGuireIf there was a zero…lived there ten years ago and it doesn’t seem if anything has changed. We were buying a large modular, our so we thought. That was the agreement after 1 year. Spent almost $5k remodeling BEFORE move in! That winter our electric bills were over $800. The outlets weren’t insulated and underneath the trailer had zero insulation. The solution? They rolled up paper towels and chunks of carpet pad and filled all the gaps- in my presence. I was told it was our responsibility because we took the trailer as was. Yes, because you said it had just been brought in and everything was in great condition. The trailer had separated in the middle, the entire length. We had a fire place that they were to fix but we ended up shoving cardboard in it and then sealing it off with heavy plastic to keep the cold air out! You could watch the wind blow against it! There were so many problems (Larry was great) that we called the health department. They did an inspection but there’s loophole. Once a trailer of a certain age has been moved, it does not require another certification. The one that was on the modular was invalid. We withheld rent to pay the electric. No, you cannot do that in Indiana, but three months of those high electric bills, we had to make a choice. They evicted us, with an infant granddaughter who was an Riley Hospital baby, and sued us. They said we broke windows and did allot of damage. I took a video of the place as I was walking out thank god! We counter sued, won, but not enough. We still had to pay. It was so heartbreaking. Allot of love, money and free labor went into that place. We heard it was under new ownership and drove by there the other day, thinking maybe we would try again since we are at the hospital several times a week. After reading all these recent reviews…hard pass! Sorry to all of those affected.
Nov 09, 2024 · anita hallVery dishonest management. They tell us we need additional paperwork on an ESA that’s been written by a psychologist. Apparently the wording is off by one word that’s apparently in the travel ESA that’s not in the housing ESA but they can’t tell us what it is. Probably a good reason they gave a 3 star rating
Mar 27, 2025 · Douglas LemonMoved in 6 months ago and haven't had any real issues. My kids love it because we are close to their school and kids running around all over. Maya and Lindsay are amazing. Hosted a halloween party with a hay ride and my kids had an absolute blast.
