Dry Fork Pointe Mobile Home Park Introduce

Based on the limited customer reviews available online, Dry Fork Pointe Mobile Home Park elicits a starkly divided response. One review paints a highly critical picture of the community, alleging frequent and unannounced increases in lot rent (stated as $525 initially, with increases every three months), a mandatory insurance requirement with threats of eviction for non-compliance, and stringent, allegedly non-HOA standards enforced by management who reportedly enter residents' yards at will. This reviewer further claims that older trailers are targeted with rent increases to make living "unbearable" and recounts witnessing the eviction of an elderly resident into homelessness. Additionally, this review raises serious concerns about water quality, advising potential residents to check public records, and alleges a hostile attitude towards firearm ownership for self-protection, labeling the park as "predatory housing."
In stark contrast, another review offers a significantly more positive perspective, noting substantial improvements over approximately 15 months of living in the park. This resident specifically praises the installation of attractive and functional solar lights. Commendation is also given to the maintenance person for their hard work in maintaining, repairing, and upgrading the property. Furthermore, this reviewer highlights the helpfulness and promptness of Kathryn, who assists with questions about mobile homes and directs residents to the manager when necessary, and expresses particular appreciation for Brittany's professionalism and respectfulness, especially towards a special needs family member. This review concludes by stating that Dry Fork Pointe is evolving into a "community" and provides a sense of safety and security.
When considering Dry Fork Pointe Mobile Home Park as a potential "RV park near me," it is crucial to reconcile these vastly different experiences. The negative review raises serious red flags regarding financial stability due to frequent rent increases, intrusive management practices, potential issues with water quality, and a seemingly strict and unforgiving set of rules. These are critical factors that any prospective resident, including those with RVs seeking long-term stays, must carefully evaluate.
Conversely, the positive review suggests that improvements are being made to the property and that at least some members of the management and maintenance teams are responsive and caring. The emphasis on the development of a community atmosphere and the appreciation for the maintenance and management staff indicate a potentially positive living experience for some residents.
For individuals specifically searching for "RV parks near me," the information available does not explicitly detail the amenities, services, or specific regulations pertaining to RV residents at Dry Fork Pointe Mobile Home Park. While mobile home parks sometimes accommodate RVs for longer durations, the rules, lot rent structure, and available utilities might differ from dedicated RV parks. The conflicting reviews regarding management practices and rule enforcement are particularly relevant for RV owners who value clear communication and consistent standards.
Given the significant discrepancies in the available feedback, it is strongly recommended that anyone considering Dry Fork Pointe Mobile Home Park for either mobile home living or as an RV park option conduct thorough due diligence. This should include a visit to the property to personally assess the environment and conditions. Direct inquiries should be made with the management regarding lot rent policies (including frequency and notification of increases), insurance requirements, community rules and their enforcement, water quality reports, and the specific terms and amenities available for RV residents. If possible, speaking with current residents could provide further insights into the day-to-day living experience at Dry Fork Pointe.
In conclusion, Dry Fork Pointe Mobile Home Park presents a complex picture based on the limited online reviews. While there are indications of positive changes and appreciative residents, significant concerns have also been raised regarding financial practices, management conduct, and community rules. For local users seeking "RV parks near me," Dry Fork Pointe warrants careful investigation and direct communication with the management to ascertain whether it aligns with their needs and expectations for long-term RV living.

Dry Fork Pointe Mobile Home Park Reviews
the lot rent of $525 that gets increase every 3 months without notice. Plus the insurance that if you don't keep they threaten to evict you. And let's talk about the rules. Don't you dare have a scrap of trash near your yard you will get a letter(also "management" will enter your yard at will to make sure your living to their non HOA standards). If your trailer doesn't not meet these standards they will raise the rent and make living there unbearable don't buy a used trailer there. That's who they are targeting first. Watched an elderly lady in her 70s walk away from her home with bags on a walker into homelessness after being evicted living there for Years. And check the water before you move in. Residents got a letter that the water quality is not standard. Check the public record. Oh and don't you dare think of owning a firearm for protection. They will act like you are Kyle Rittenhouse and go totally insane! This is predatory housing at it's best!!
Apr 07, 2025 · Jamie LynnI have lived here for about 15 Months I have seen a lot of changes. The best change in my opinion is the solar lights out side. Not only are they attractive but they give off light at night. I have to commend our maintenance person. She is always working extremely hard maintaining, repairing and upgrading Dryfork Pointe. If I need anything fixed or questions on the mobile home she either knows the answer or sends me to the manager. Kathryn has been prompt in answering all my questions and concerns. Brittany has always been super professional and very respectful. I have a special needs sister who loves Brittany. Thank you for always being so sweet to her. If I were to rate Brittany by her self I would definitely give her more than a five. We need more people in this world like Brittany. Brittany and Kathryn thank you we have a safe home that I don’t need to be concerned about leaving my sister when I go to work. This is turning out to be a community not just a home.
Sep 08, 2023 · Deborah KlostermanWe have lived here for an amazing 3 months and love it! Great neighbors, lots of things for kids to do. Lots of new updates too! The process to buy from start to finish was extremely easy! The property manager was very knowledgeable and helpful thru everything. We are so glad to call Dry Fork Pointe home! We hope to live here for many years! I would recommend living here to anyone.
Oct 18, 2023 · Jeremiah WartmanBought a trailer recently from my friends. Shelley the office manager made the process smooth and easy even though I was in a time crunch. She didn’t get annoyed and was very thoughtful the whole time and even stayed late to accommodate me. The updates on the trailer park in the last year is also insane. They are truly doing everything to make the park nice again!!
