Friendly Village Introduce
Friendly Village, located at 27696 Oregon Rd in Perrysburg, Ohio, is a mobile home park that may appear in local searches for 'RV parks near me' for individuals and families seeking long-term residency in the Perrysburg area. You can contact Friendly Village at (419) 666-1515 or +1 419-666-1515 for inquiries about availability and community details.
Based on the limited customer reviews available online, Friendly Village presents a community undergoing changes, particularly in its management and apparent focus. One long-term resident, who has lived in the park for nearly nine years, notes a change in management and expresses a preference for the new management. However, this positive sentiment is tempered by concerns regarding increasingly strict and seemingly arbitrary enforcement of community rules. The resident cites examples such as the threat of towing a vehicle with a flat tire parked in their own driveway (for which they pay rent) and the prohibition of storing children's toys or neatly stacked bikes outside. This long-term resident perceives a shift towards catering more to an older demographic, potentially at the expense of long-time tenants and families with children.
This observation suggests a potential evolution in the community's atmosphere and target demographic. While the name "Friendly Village" implies a welcoming environment for all, the recent changes in rule enforcement, as described by the long-term resident, might indicate a move towards a more age-restricted or senior-focused community. This could be a significant factor for families with children or individuals who appreciate a more relaxed approach to minor exterior storage on their rented property.
Another review details a negative experience with the application process for prospective out-of-state residents. The reviewer inquired about the necessary documentation before applying and was informed that a job offer letter would suffice as proof of income. Based on this information, they spent $100 on application fees. However, the processing time significantly exceeded the initially quoted 5-7 business days, extending to 5-10 business days after a follow-up. Ultimately, after this extended waiting period and financial investment, the applicants were informed that their application could not be approved or denied without pay stubs from a local employer. This requirement posed a significant and insurmountable obstacle for individuals relocating from another state, highlighting a potential inflexibility or lack of understanding in the application process for out-of-state movers. The reviewer commends the politeness of the staff member, Ana, but expresses extreme disappointment with the overall processing issue.
This experience points to potential inefficiencies or a lack of clear communication regarding the application requirements, particularly for individuals moving from outside the local area. The discrepancy between the initial information provided and the final requirement resulted in wasted time and money for the prospective tenants, raising concerns about the transparency and effectiveness of the application process at Friendly Village.
Considering these two reviews, Friendly Village appears to be a community undergoing a transition in its management style and potentially its target demographic. While the new management is viewed favorably by at least one long-term resident, their approach to rule enforcement seems to be causing friction and may be perceived as less accommodating, particularly for families with children. Additionally, the application process for out-of-state residents appears to have significant flaws in communication and flexibility.
Neither review provides extensive details about the physical environment or specific services and features offered within Friendly Village. The long-term resident's comments about driveways and exterior space suggest that residents have individual lots with parking. The mention of children's toys and bikes implies that families with children have resided there in the past. However, specific amenities such as playgrounds, community centers, or shared green spaces are not mentioned.
For local users searching for 'RV parks near me' that offer long-term residency, Friendly Village presents a complex picture. The potential for a well-managed community is suggested by the long-term resident's preference for the new management. However, the evolving rules and the potentially less welcoming environment for families with children, along with the problematic application experience for out-of-state movers, are significant factors to consider.
Prospective residents should contact Friendly Village directly at (419) 666-1515 or +1 419-666-1515 to inquire about the current management policies, community rules regarding exterior storage and vehicle parking, and the application process, especially if relocating from outside the area. It would be beneficial to ask about the demographics of the current residents and whether the community is primarily geared towards a specific age group.
A visit to Friendly Village would also be advisable to assess the overall environment, the condition of the park, and the layout of the lots. If possible, speaking with current residents (beyond the limited online reviews) could provide further insights into the day-to-day living experience and the management's responsiveness to resident concerns.
In conclusion, Friendly Village in Perrysburg, Ohio, appears to be a mobile home park experiencing changes under new management. While some long-term residents may appreciate the new direction, there are concerns about increasingly strict rules that may impact families with children and long-time tenants. The application process for out-of-state residents has also been reported as problematic. Individuals searching for 'RV parks near me' in the Perrysburg area should carefully weigh these factors and conduct thorough due diligence to determine if Friendly Village aligns with their lifestyle and housing needs.

Ive lived here almost 9 years and the management has changed, while I do like the new management better its becoming annoying the way they nitpick every little thing like almost towing my vehicle because of a flat tire even tho its sitting in my own driveway tht i pay rent for! Or not allowing kids toys or bikes to be stored even nicely stacked outside they are making the place mostly for older ppl it seems and disregarding the long time tenants
Apr 10, 2025 · Jessica Short-JohnsonWe are relocating from another state so before applying here, I had asked what was needed for the application process. I was told a job offer letter would be sufficient for income. Spent $100 on application fees, waited 3 weeks after being told it’s 5-7 business days, then after a week waiting, being told it’s 5-10 business. After wasting time & money, I was informed that they won’t approve or deny us without paystubs from somewhere local. How am I supposed to come up with that when I’m coming from across the country. The lady I spoke with, Ana, was very nice but the processing issue needs to be figured out. Extremely disappointed.
Dec 07, 2024 · hell nawI have lived here 32 years. I realize the park is striving to make the place look better but all of the lots that have yet to be filled look awful. The grass and weeds on these sights are not maintained. homes using bed sheets for curtains, shed doors falling off, garbage in their yards, neighbors parking in the street across from my driveway making it a pain in the ass to leave my house. And my street lights haven't worked in three years. Yet my rent has gone up every year I've been here.the place looks run down and the streets are horrible.
Oct 30, 2024 · David RaineySince I moved in i’ve had I believe 3 different owners and have had my rent raised 4 different times. The home is nice, but the interior falls apart pretty easily, and the owners now have seemed to have a lot of issues with residents and unhappy renters. Makes it harder and harder to stay when i’m always having to pay more and more rent without any changes to the park and it’s amenities, especially the roads, they’re pretty bad.
Apr 10, 2025 · WellOkThenCons :Very bad roads , got charged for a water meter that had nothing to do with me . Popped three tires . Raised rent 3 times in three years .Pros: peaceful neighborhood, convient too local businesses .
