Perrysburg Estates Introduce
Welcome to Perrysburg Estates, located at 23720 Lime City Rd, Perrysburg, OH 43551, USA. While primarily a mobile home park, Perrysburg Estates is currently experiencing significant positive changes under new management, making it a community worth considering for individuals seeking "RV parks near me" in the Perrysburg area, particularly for those interested in a potentially improving and more organized long-term living environment.
Perrysburg, Ohio, is a historic city situated along the Maumee River, offering a blend of charming residential areas, vibrant commercial districts, and access to various recreational and cultural attractions. Its location in northwestern Ohio provides a desirable quality of life with convenient access to Toledo and other regional centers. For those considering a longer-term RV stay in the Perrysburg vicinity, Perrysburg Estates presents an option within this well-regarded community.
Based on recent customer reviews, the environment at Perrysburg Estates is undergoing a notable transformation. Residents who have lived in the park for several years highlight a "BIG improvement" under the new management, specifically mentioning Jill as the current manager. Prior to this change, under previous management (Renee), there were reported issues with the lack of enforcement of community rules, inconsistent water service due to pump failures and broken lines, and a general lack of care for the community's upkeep. This led some residents to consider leaving despite owning their homes. However, the current sentiment suggests a positive shift, with Jill actively working to turn the community around and make it a much better place to live.
The positive changes implemented by the new manager, Jill, are a significant feature of Perrysburg Estates. According to resident feedback, she is actively enforcing community rules and holding individuals accountable for non-compliance, which has been appreciated by long-term residents who value order and structure. Furthermore, efforts are being made to improve the aesthetic appeal of the park, with run-down, unoccupied trailers being removed and replaced with new ones. This proactive approach to community improvement suggests a commitment to creating a more pleasant living environment for all residents, including potential long-term RV occupants.
The services at Perrysburg Estates, while not detailed extensively in the reviews, are implied to be improving. The past issues with inconsistent water service seem to be a point of contrast with the current management, suggesting that Jill's efforts may also be addressing infrastructure concerns. For potential long-term RV residents, it is crucial to inquire specifically about the availability and reliability of essential utilities such as water, sewer, and electrical hookups. The fact that long-term residents own their trailers suggests that the park provides the necessary infrastructure for permanent or semi-permanent dwellings, which could extend to accommodating RVs for extended stays.
One long-term resident of eight years specifically praises Jill Gray (the current manager) and Brady as being pleasant and helpful. This positive feedback regarding the current management team reinforces the notion of an improving community environment. However, this resident also mentions an unresolved issue with a promised new driveway from when they initially bought their property, indicating that while management is now better, some longer-standing infrastructure promises may still be outstanding. This highlights the importance of clear communication and understanding regarding any specific amenities or improvements for potential long-term RV residents.
While there is no explicit promotional information such as discounted rates or special offers mentioned in the provided reviews, the positive transformation under the new management can be seen as a significant draw. The testimonials from long-term residents who are now more satisfied with the community and its management serve as a strong form of endorsement. For individuals seeking a more stable and improving environment for their long-term RV living needs in the Perrysburg area, the positive changes at Perrysburg Estates, driven by the new management, could be a compelling reason to consider this location.
For those considering Perrysburg Estates as a potential "RV park near me" for a longer-term stay, it is essential to contact the park management directly at (419) 874-4733 or +1 419-874-4733. Prospective RV residents should inquire about the availability of RV spaces, the specific types and capacities of utility hookups offered, any restrictions on RV sizes or ages, the terms of a long-term RV agreement, and the associated costs. It would also be beneficial to inquire about the ongoing infrastructure improvements and any specific amenities available to long-term RV residents. Understanding these details will allow RV owners to determine if Perrysburg Estates aligns with their needs and preferences for an extended stay in the Perrysburg area.
In conclusion, Perrysburg Estates in Perrysburg, Ohio, presents a community that is currently undergoing positive changes under new and proactive management. The positive feedback from long-term residents regarding the improved environment, rule enforcement, and overall care for the community suggests a promising trend. For individuals searching for "RV parks near me" and considering a longer-term stay in a potentially more stable and well-managed environment, Perrysburg Estates is worth exploring. Direct contact with the management is recommended to obtain specific details about RV accommodations and to assess if this evolving community meets their long-term living requirements.

Perrysburg Estates Reviews
I really like it here. Been living here for a few years now and a BIG improvement from when Renee was in charge. Renee did not care what so ever about what people did in the community. She wouldn't enforce any of the rules that the community has. Water was always going out do to pumps going out, or water lines breaking. She would claim that it was fixed but a day or two later same ordeal again. I used to debate about leaving the community, even though I own my trailer, do to the lack of care Renee was giving toward her job and the community. I don't anymore. Thanks to Jill, the new manager, she has been doing everything in her power to try and turn the community back around and make it a much better place than before. All of the run down trailers that no one was living in has been taken out and new ones put in their place. Jill is enforcing the rules that the community has in place and is holding people accountable for not following them. All these people that claim Jill is worse than Renee is saying that because like I said at the beginning, Renee did not care about what others did or how the community looked. Jill cares so much about this community and all her efforts show. Please keep up the good hard work you are doing Jill. Your effort to turn this community into a safe, friendly environment does not go unnoticed by others.
Apr 13, 2025 · Joshua VanceI've lived here for 8 years now, Jill gray is by far the best manager we've had. She and Brady are pleasant to talk to, the only issue I've had isn't with her, but with choice/ umh. When I bought out here, I was always promised a new drive way, I'm still waiting 8 years later.
Jan 29, 2025 · chuck smallwoodThis place used to be a really good place to live. Affordable, clean, quiet and well maintained. Now, we are lucky if we even have running water because it's always going out. This month alone, we've had more times then I can count on my hands that we've been without running water, sometimes multiple times a day. We didn't have these issues when Renee was property manager.Neighbors are also the most obnoxious individuals ever. Always blaring music, doesn't matter how early or late in the day it is. They don't care that they have neighbors. So if you want to get out of toledo but still live in toledo, this is the perfect place for you to live.
Dec 25, 2024 · Samantha GarrettI just want to reach out to show my appreciation for Jill, the property manager. She has been absolutely FANTASTIC since we first signed a lease with her. She is quick and thorough. We looked at multiple houses before settling and she was so patient and kind. She has made this community extremely welcoming! Her decorations outside of the office are the perfect touch pulling into the community! They make me smile! Jill is very easy going and truly does her absolute best to make sure that the community is well kept and makes sure that those living here are satisfied. The community is kept clean and is very quiet/ relaxing. The community is also kid friendly as there is a pool, playground, basketball hoops, and a volleyball net. We have felt so safe in this community. I could say so many good things about Jill! She is the most genuine and understanding property manager that we have had in all the times that we have rented at previous places.Brady, maintenance is also a very kind and easy going guy. Any issues that we had he was quick to be on top of it. We cannot thank him enough for getting to the work orders in a timely manner. We are so grateful to have had the opportunity to live in this community. Everyone is so friendly. From the moment we moved in people were introducing themselves and giving a friendly smile and wave. This made us feel at ease when moving into a new community.Thank you Perrysburg Estates and Staff
Sep 14, 2024 · eva weigelThe management is fantastic! Moved into and rented a new two bedroom home with a blank slate yard. We were given the freedom to make it our own home. Enjoyed doing the landscaping and upkeep. When we left, we returned it in very good condition as we were entrusted.Thank you Jill and Brady for two wonderful years!
