Willowbrook Place Introduce
Welcome to Willowbrook Place, located at 5001 South Ave, Toledo, OH 43615, USA. For those in the Toledo, Ohio area searching for "RV parks near me" or considering a mobile home park, Willowbrook Place is a community for which some significant feedback is available. While the primary offering appears to be mobile home lots, individuals seeking longer-term RV stays in the vicinity might also consider this location. However, it is crucial to review the experiences shared by residents to gain a comprehensive understanding of what living at Willowbrook Place entails.
Based on the publicly available reviews, a number of serious concerns have been raised by individuals who have lived at Willowbrook Place. These reviews detail experiences that prospective residents, whether for mobile homes or RVs, should carefully consider before making a decision.
Environment:
Several reviewers describe a problematic environment at Willowbrook Place. One review mentions finding "weed pipes in the slide of the community park" and "lose dogs running around attacking people." Another detailed significant issues with wildlife, including a groundhog burrowing under a shed and house, a pregnant skunk residing underneath the house leading to spraying when the reviewer used the bathroom, and stray cats in the community, some of which also took shelter under the reviewer's home. Birds nesting under a carport, which an exterminator warned carried bird mites, were also noted.
Furthermore, there were reports of "a string of car break-ins in the community that were unsolved," with an allegation that the community manager's son was responsible. One reviewer also described a disturbing incident involving a neighbor who allegedly encouraged her dog to defecate in the yards of Black residents, indicating potential issues with community relations and behavior.
These accounts paint a picture of an environment with potential safety concerns, pest and animal issues, and negative community interactions.
Services and Features:
The reviews provide limited information about the standard services and features of Willowbrook Place. One reviewer mentioned a "community park," suggesting the presence of a recreational area. However, the condition of this park, with the reported finding of drug paraphernalia, raises concerns. There is also a mention of "force mowed," implying that lawn care might be managed by the park with associated fees.
One particularly concerning detail from a review involves the structural integrity and safety of the mobile homes. A resident who was buying a home described it as a "total fire hazard, rodent infested, and pest infested." They also mentioned that an electrician found the home's outlets lacked fire-protectant boxes, deeming it a continued fire hazard. This suggests potential issues with the condition and safety standards of some of the properties within the park.
Information regarding basic utilities for mobile home lots or RVs (water, sewer, electricity) is not explicitly detailed in the reviews, but these are typically expected in such communities. However, given the other issues raised, prospective residents should thoroughly inquire about the reliability and cost of these services.
Community and Management:
The feedback regarding the management of Willowbrook Place is overwhelmingly negative. One reviewer described their experience as a "scam," detailing an eviction notice received shortly after moving in for an undisclosed fee, followed by substantial court fees added to the lot rent. They also alleged that the management would prevent residents from catching up on payments, ultimately leading to eviction and then advertising the property as a "deal of the month" for new tenants. This paints a picture of potentially predatory management practices.
Another reviewer directly implicated the community manager's son in car break-ins and described a negative personal interaction with the manager. The experience of being put into collections by Sun Communities (the apparent parent company) after moving out, due to a gap in the handover of a foreclosed property, further highlights potential issues with the management's policies and communication.
The overall sentiment from the reviews suggests significant dissatisfaction with the management and the way the community is run.
Promotional Information:
Based on the provided customer reviews, there is no positive promotional information to extract about Willowbrook Place. The experiences shared are largely negative and cautionary. One reviewer explicitly advised, "10/10 do not recommend Willowbrook or sun communities" and stated, "This place is a nightmare!" Another concluded, "This is no place to raise a family!"
While one review mentioned that "they were bringing in a ton of new homes" at the time the reviewer left, this was juxtaposed with the question of "WHO WANTS RODENTS/PESTS/ANIMALS/STRAYS destroying their property?!" indicating that new infrastructure alone may not address the fundamental issues raised.
For those searching for "RV parks near me," the experiences detailed at Willowbrook Place suggest that careful consideration and further investigation are warranted before choosing this location for a long-term stay.
Location Advantage:
Willowbrook Place is located on South Ave in Toledo, OH. This location might offer certain conveniences associated with being within a city. However, the numerous negative reviews regarding the internal environment and management of the park suggest that these factors might outweigh any locational advantages for many prospective residents.
For RV Enthusiasts:
If you are an RVer looking for a place to stay in Toledo and are considering Willowbrook Place, it is strongly recommended that you contact the management to inquire about the suitability for RVs and the availability of necessary hookups. More importantly, you should be aware of the significant negative feedback regarding the community environment and management practices, as these could impact your living experience regardless of whether you are in a mobile home or an RV.
In conclusion, the customer reviews for Willowbrook Place present a concerning picture of the community environment and management. Potential residents, including those looking for mobile home lots or long-term RV parking, should carefully consider these experiences and conduct thorough due diligence before making any decisions. Contacting the management directly to address the issues raised in the reviews and to inquire about the current conditions and policies is advisable.

Willowbrook Place Reviews
All a scam I moved my family out of state to willowbrook. We had an eviction notice on our front door not even 2 weeks of being there not even unpacked yet for a “fee” we were never made aware of upon signing. Then they’ll make sure to slap $500 worth of court fees on top of the $700 lot rent every month not including any other extra fee they can throw in including being “force mowed” and make sure not to let you get caught back up and look forward to slamming it on you until you eventually have to move and boom they’re posting the “deal of the month”for the next sucker. You’ll also look forward to finding weed pipes in the slide of the community park and lose dogs running around attacking people, amongst an array of bs rules living here was hell . 10/10 do not recommend willowbrook or sun communities
Apr 05, 2025 · Megan PhelpsThis place is a nightmare! I was buying a mobile home. The home was a total fire hazard, rodent infested, and pest infested. I moved in and discovered they have a groundhog problem! The groundhog burrowed underneath my shed and the property said that’s MY problem even though these creatures are destroying THEIR tenant’s property. As it grew colder, I noticed that the groundhog dug a tunnel from my shed to underneath my house. Apparently the spot was already occupied by a pregnant skunk!!!! I believe she gave birth underneath my house because if I went to the bathroom in the master bedroom, I would startle them and they would spray (THE ENTIRE FAMILY)!!!!If that wasn’t bad enough, a few tenants moved and abandoned their cats, so now there’s fat stray cats in the community. And THEY also joined the fight to reside with underneath my house. Especially since the tenants across the street fed it regularly. I would come outside and the cat was lying on the ROOF OF MY CAR, when the cat would fight the other animals, it would get scared and jump up on my roof!!! How? He’d climb my stairs, jump on the recycle/trash bin, up on top of the shed, to the roof!!!My house seemed to be the only one with a gap underneath the carport. So birds would build multiple nests underneath my carport. At first, I like hearing them chirp. Then , an exterminator told me that I needed to get rid of them ASAP because they carry bird mites!!!!There were also a string of car break-ins in the community that were unsolved!!! It came to light that it’s the community manager, Amanda’s, son who’s responsible. And he only stopped because the wrong person caught him and almost shot him! There’s a woman in the community who is prejudice and she loves to walk her little dog throughout the community. She allows (actually encourages) the dog to poop in the yards of the Black residents. Then, when I caught her, she lied and said that it was my neighbor’s dog. She walks with a bag , as if she’s going to pick it up, but she doesn’t. I’ve actually watched her yank the dog’s leash and lead him over to MY yard and the lady across the street!Someone jimmy-rigged a gorgeous ceiling fan in my small dining room, using washers to level it out against my slanted ceiling. One day, I flicked on the light, and sparks began flying. I had it replaced. While the electrician was there, he told me that my house was still a fire hazard because the home’s outlets don’t have the same fire-protectant box and that if the circuit ever overloads, it WILL start a fire. He said I had to have them installed in EACH socket (of which, there were 13)!!!I finally moved out, per the instructions of the mortgage company. Sun Communities put me in collections!!!! Because a little-known fact that the debt collector told me, is that when you give the property back to the bank, there’s a gap in the time that you turn it over to them, and they turn it back over to the community. You are responsible for the rent during that gap in time. She also warned that she’s seen it take as long as 6 months!!!! So now my credit is jacked up!!!This place is a nightmare! And although they were bringing in a ton of new homes when I left, WHO WANTS RODENTS/PESTS/ANIMALS/STRAYS destroying their property?!?This is no place to raise a family!
Oct 28, 2024 · Simply LiThis community has truly impressed me.Amanda is an outstanding property manager. She works hard to maintain this community looking good and in order.Might I add, Tracy is equally amazing.I moved into a brand-new mod home with my spouse, and all that was promised to be done was completed way ahead of schedule. This location is fantastic! And not only for socializing and family raising, but additionally, for the amazing property administration.Everything about this is just beautiful, and I would tell anyone searching for a lovely community and outstanding management that this is the place to be.Again, Amanda and Tracy have done a great job creating a homey atmosphere here.
Jul 12, 2024 · Jessica WomasI've been here 4 years. When me and my family first moved here we had zero issues. The first two years was excellent, the last two years has been hell. They let the kids around here do whatever they please. Throw rocks at your rental, leave trash on your front yard, cut through your property, hang around on your property. They say you need to have three complaints in a one month span I've had several and others had several with no consequences. They violate your peace. They sent a newsletter out saying $1,000.00 dollar fine if your caught feeding a stray cat but no fines for having unruly children. They pick and choose who to tow I've had my car towed $154.00 dollar fine. I called on a neighbor who had their car parked on the street and they said it's their family member that's staying with the family. But I thought it was no parking on the street period? Only for certain few.So glad this is my last year here.
Jun 25, 2024 · Robert GreenThis park, and it’s corporate company are both ridiculously unethical, immoral and dishonest. They steal from their tenants and guests left and right. They have ZERO parking available to guests so they tow them illegally. I wonder how much kickback the office gets for each car. Even the tow company acknowledged there is no parking leaving the tenants and guests no place but the street to park. Yet there is only one posted sign that says no parking. They need to create an area for safe parking than period! It’s disgusting business practices and they should be sued for all the money lost due to their failures as a management company.
