Westbrook Village Introduce
For local users in the Toledo, Ohio area who may be searching for "RV parks near me," it is essential to understand that Westbrook Village, situated at 5702 Angola Rd, Toledo, OH 43615, USA, is a mobile home park intended for long-term residential living rather than temporary recreational vehicle stays. Mobile home parks provide a community setting where individuals and families reside in manufactured homes that they either own or rent on leased land. This introduction aims to provide an objective overview of Westbrook Village based on the available customer reviews, which unfortunately paint a concerning picture of the community and its management.
The online feedback regarding Westbrook Village is overwhelmingly negative, with reviewers detailing numerous significant issues that prospective residents should carefully consider. One lengthy and detailed review from a resident who paid nearly $1500 per month highlights a multitude of problems, including "constant harassment with violations" and inconsistent enforcement of parking rules. The reviewer notes that while residents with open driveways were allowed to park multiple cars on the street (where no parking is permitted), other residents faced harassment for similar actions. This suggests a lack of fair and consistent management practices.
The same reviewer also reported severe and unresolved maintenance issues with their heating and air conditioning system. They described experiencing dangerously high temperatures in the summer (over 70 degrees inside with multiple fans and the AC set low) and extremely cold temperatures in the winter (down to 40 degrees inside despite the heat being set at 76). These maintenance failures led to significant problems, including a burst water pipe during the winter, resulting in a 24-hour period without water and a substantial water bill for the leakage that occurred before the resident returned home. Furthermore, the reviewer mentioned inadequate airflow to their children's bedrooms, exacerbating the temperature extremes in those areas.
Adding to the safety concerns, the reviewer stated that during their first month of residency, there were instances of "guns being shoot off and residents walking around with weapons." This raises serious questions about the safety and security within the community and could be a significant deterrent for families and individuals seeking a peaceful living environment. The reviewer also pointed out that despite maintenance personnel living in the park, repairs are consistently contracted out, suggesting a potential lack of timely or effective on-site maintenance services.
The high rent of nearly $1500 per month was a major point of contention for this reviewer, who concluded that it was "not worth a dime" and stated they would not recommend or advise anyone to move there. They also mentioned a bait-and-switch tactic regarding a move-in special advertised online, which was reportedly removed when inquired about. This suggests a potential lack of transparency and integrity in the park's promotional practices.
Another reviewer provided a starkly negative assessment, describing Westbrook Village as "run down - trashy." This aligns with the previous reviewer's implication that the park does not live up to the expectations of a well-maintained community, despite the high rental costs. The second reviewer also directly contradicted any positive portrayal of the park, stating that the "website tells you how nice and clean and desirable it is ..... Ha!!!!" This indicates a significant discrepancy between the park's advertised image and the reality experienced by at least two residents.
Based on these two highly critical reviews, Westbrook Village appears to suffer from significant issues related to management practices, maintenance responsiveness, safety concerns, and overall upkeep. The allegations of inconsistent rule enforcement, unresolved essential maintenance problems, potential safety issues involving firearms, misleading advertising, and a generally run-down and trashy environment are serious red flags for any prospective resident.
Given the severity of these negative reports, local users in Toledo who are considering long-term residency at Westbrook Village are strongly urged to exercise extreme caution and conduct thorough due diligence. This should include:
- Visiting the Park Multiple Times: Conduct unannounced visits at different times to observe the actual conditions of the park, including the cleanliness, maintenance of common areas and individual lots, and the general atmosphere.
- Speaking with Current Residents: Attempt to speak with multiple current residents to get a broader range of perspectives on the management, maintenance, safety, and overall living experience at Westbrook Village. Their firsthand accounts will be invaluable.
- Contacting Management with Specific Questions: Directly address the issues raised in the reviews, such as the enforcement of parking rules, the process and responsiveness of maintenance requests (especially for heating and cooling), safety and security measures, and the discrepancy between online advertisements and reality.
- Investigating Safety Records: If possible, inquire with local authorities about any reported safety incidents or concerns related to Westbrook Village.
- Reviewing Lease Agreements Carefully: Pay close attention to the terms of the lease, including maintenance responsibilities, fees, and any clauses related to rule enforcement and rent increases.
The consistently negative feedback suggests that Westbrook Village may not provide a satisfactory living environment, especially considering the reported high rental costs. The discrepancies between the advertised image and the residents' experiences are particularly concerning. Prospective residents should prioritize gathering firsthand information and carefully weigh the serious issues raised in the reviews before making any decisions.
No positive aspects or promotional information can be gleaned from the provided reviews. The overwhelming sentiment is one of dissatisfaction and a strong recommendation against moving into Westbrook Village. Therefore, local users seeking a mobile home park in Toledo should proceed with extreme caution and focus on thorough investigation to either verify these claims or identify any improvements that may have occurred.
In conclusion, Westbrook Village Mobile Home Park in Toledo, OH, located on Angola Road, appears to be a community with significant and concerning issues based on the available online customer reviews. Allegations of inconsistent management, unresolved maintenance problems (particularly with heating and cooling), safety concerns involving firearms, misleading advertising, and a generally run-down and trashy environment should give prospective residents serious pause. Local users seeking long-term housing in Toledo are strongly advised to conduct extensive personal investigation and gather firsthand accounts from current residents before considering Westbrook Village as a place to live.

Westbrook Village Reviews
Constant harassment with violations. Pick and choose who is and isn't allowed to park on the park on streets which no parking is allowed on the streets period. Neighbors got 3 to 4 cars in road with driveway open. Multiple attempts to have my heat and a/c fixed with no resolution. Summer time isn't any cooler than 70 degrees in trailer with 4 fans on as well as the air set to 66. Winter time heat is set to 76 and barley get the house to 68 degrees sometimes doesn't come on at all and wake up to the trailer being 40 degrees. Which last year caused my water to burst and was without water for 24 hours and was told to shut it off until they could get someone out. Plus had to pay for the water that gushed for hours before i arrived home. I have kids that live with me and their beds rooms receive zero air flow. So summer it is 5 degrees hotter than anywhere else and winter time coldest part of house. And to top it off the first month i moved in there were guns being shoot off and residents walking around with weapons. They have maintenance that live in the park and next door but do no sort of fixing, everything is contracted out. Almost 1500 a month to stay there, not worth a dime. Would not recommend or advise anyone to move here. Also advertised a move in special online and when inquired about it they removed the post. Just because it's a trailer park doesn't mean you have live up to everyone expectations of "it should be trashy, it's trailers" 1500 is way too much for rent I will be moving out at the end of my lease.

Apr 20, 2025 · mike hockeyManagement knew of problems with water leaks and still leased out the property. Found out after 5 months that mold was growing inside the walls. Maintenance crews knew of the water leaks prior to leasing the home and did not repair properly. This caused the mold to spread and grow from the floor boards that were saturated but not replaced. They put new wood flooring and carpeting over areas that needed to be completely torn out. This should have never happened and was completely avoidable if property was taken care of properly. Buyers beware!

Apr 28, 2025 · Lenny WhiteCommunity manager and staff completely wasted my time, I came out to look at a unit they told me was available. When I arrive it looks nothing like the pictures and I’m informed they use stock images. The unit was a complete mess and still had the old renters stuff at the end of the drive. I liked the unit still and filled an app and paid the $20 dollar fee. Fast forward 2 business days and I call to check on my app and they need some more pay stubs than the month I provided I bring them within the hour, the next day they wanted more paperwork I bring it. Finally I call the third day and they tell me I was approved but unfortunately someone signed on the unit that morning. How convenient, the only other units that size they have a 3-400 more a month. All in all they wasted my time and never even mentioned the unit having other interest not to mention that also means they take as many apps as they can and collect as many fees as they can before decided on a renter. Total scam.
