Royal Village Manufactured Home Community Introduce
While your search might be focused on "rv parks near me" in the Toledo, Ohio area, it's important to be aware of the broader spectrum of housing options available, especially if you are considering a longer-term stay or a different type of living arrangement beyond temporary RV parking. Royal Village Manufactured Home Community, located at 7519 Dorr St, Toledo, OH 43615, USA, represents one such residential community. You can reach them at (419) 865-8162 or their mobile number, +1 419-865-8162, for inquiries about potential residency. However, it is crucial to consider the experiences shared by recent residents before making any decisions.
Based on recent customer reviews, Royal Village Manufactured Home Community has received significant negative feedback regarding its management, maintenance, and overall living environment. One recurring complaint centers around the behavior of an individual named Fred, who is described as "very rude" in interactions with residents. This suggests a potentially unpleasant experience when dealing with park management.
Another serious concern raised by a resident is the prolonged lack of repair of streetlights within the community. According to the review, the streetlights had been out for "over a year" and had still not been fixed. This indicates a potential lack of attention to basic maintenance and safety within the park, which could impact the quality of life and security for residents, especially during nighttime hours.
Adding to these issues, one reviewer made a serious accusation of electricity theft, alleging that on December 19, 2024, the park was "stealing electricity from trailers." While this is a grave accusation that would require further investigation, it raises significant concerns about the ethical and potentially legal practices within the community.
Another former resident strongly advises against recommending Royal Village Manufactured Home Community, describing it as "not family friendly or pet friendly." This is a significant drawback for individuals with children or pets who are seeking a welcoming and accommodating living environment. The reviewer's personal experience of living there for about a year and a half was marred by the inability to obtain the title to their trailer. Repeated inquiries to Fred allegedly resulted in the excuse that the title was "in the mail," only for the resident to later discover that the trailer was still in the previous owner's name and that Fred ultimately stated he couldn't get a title, suggesting a "white title" was sufficient. This raises serious questions about the legality and transparency of transactions within the community.
Furthermore, this former resident detailed a number of restrictive and seemingly unreasonable rules imposed by the park management. Children were reportedly not allowed to have toys in the yard, and residents were prohibited from having lawn furniture. Complaints were even made about a fire pit and a punching bag that the resident had hanging from a tree for their children. These restrictions suggest a highly controlled and potentially unwelcoming environment, especially for families with children.
The same reviewer also reported a significant financial issue, stating that the park put a "blocker" on their lot rent payments for about six months, leading to an accumulated balance of over $2,000. This serious mismanagement of payments caused significant financial distress for the resident and further underscores potential issues with the park's administration. The reviewer concluded that their time and money spent at Royal Village Manufactured Home Community were a "most waste."
Considering these overwhelmingly negative reviews, the environment of Royal Village Manufactured Home Community appears to be one characterized by poor management, unresolved maintenance issues, and restrictive rules that are not conducive to a family-friendly or pet-friendly living experience. The alleged rudeness of the management further contributes to a potentially unpleasant atmosphere for residents.
In terms of services and features, the negative reviews primarily highlight deficiencies rather than positive aspects. The lack of repaired streetlights indicates a failure in basic community maintenance. The alleged issues with trailer titles and lot rent payments point to serious administrative problems. The restrictive rules regarding yard items suggest a lack of flexibility and consideration for residents' personal enjoyment of their living space. There is no mention of any positive amenities or services that might typically be found in a manufactured home community, such as recreational facilities, community centers, or organized events.
Given the nature of the feedback, it is highly unlikely that there is any positive promotional information to share about Royal Village Manufactured Home Community. The experiences reported by residents serve as a strong deterrent for potential newcomers. There is no indication of any incentives or special offers that might outweigh the significant concerns raised in the reviews.
For local users searching for "rv parks near me," Royal Village Manufactured Home Community, as a mobile home park, offers a different type of long-term residential option. However, the overwhelmingly negative feedback regarding management, maintenance, and restrictive rules should give serious pause to anyone considering this community as a place to live. The issues reported go beyond mere inconveniences and suggest potential problems with the fundamental aspects of living in this manufactured home community.
In conclusion, based on the available information from recent resident reviews, Royal Village Manufactured Home Community in Toledo, Ohio, appears to be a community plagued by significant issues. These include rude management, unresolved maintenance problems such as non-functional streetlights, serious allegations of unethical practices, difficulties with trailer titles, and restrictive rules that are not family or pet friendly. The reported mismanagement of lot rent payments further underscores potential administrative problems. For anyone seeking a mobile home park in the Toledo area, it would be prudent to exercise extreme caution and thoroughly investigate these issues before considering Royal Village Manufactured Home Community as a potential residence. The negative experiences shared by former and current residents paint a concerning picture of the living environment and management of this community.

Royal Village Manufactured Home Community Reviews
Fred is very rude to us whenever we interact. The street lights have been out for over a year and still hasn’t been repaired I would give this place zero stars if I could! also on 12/ 19/24 they were stealing electricity from trailers! I’d post pics but can’t hear!
Dec 19, 2024 · Kristen PerezWould not recommend this place at all. Not family friendly or pet friendly. I lived there for about a year in a half and never got the title to my trailer. Every time I ask Fred where the title is all he could say was it’s in the mail. Come to find out the trailer was still in the previous owners name and Fred finally come out and told us that he couldn’t get a title for it, that a white title is good enough. My kids could not have toys in the yard and you could not have lawn furniture in the yard. They even complained about my fire pit and a punching bag I had hanging from the tree for the kids. They put a blocker on my lot rent to where I couldn’t pay it for about 6 months and by then my lot rent was over $2,000. Most waste of time and money on this place.
Sep 26, 2024 · Michelle RiffeFurnace went out at my daughters home, and there wasn't any emergency contact for her to have repairs done. The park itself is updating and cleaning itself, and I have/had been looking forward to it's updating. But as a dad... I have questions
Dec 14, 2024 · claud meyersI’ve live here for a couple years now with my wife and son. We love this place. Management is so easy to work with and typically go above and beyond to help with any issues that arise. Very good family friendly place to live. Pet friendly as well. Also has a community pool which is a huge plus in the summer. If you’re in the market to buy/rent a trailer I highly recommend starting at Royal Village.
