Gas Light Mobile Home Villa Introduce
For individuals exploring options through a "RV Parks Near Me" search, it's crucial to understand the distinction between recreational vehicle parks designed for transient stays and mobile home parks, which primarily serve as long-term residential communities for manufactured homes. Gas Light Mobile Home Villa, located at 2235 Lincoln St, Cedar Falls, IA 50613, USA, falls into the latter category. While some mobile home parks might offer limited RV space, their core business model is centered on providing land leases for manufactured homes. Therefore, prospective residents seeking long-term accommodations for their mobile homes, or perhaps a long-term RV parking solution if available, would be the primary audience for this park.
The environment at Gas Light Mobile Home Villa presents a complex picture based on resident feedback. One review describes it as a "Nice quiet mobile home park where everyone seems to be the really nice and mind there own business." This suggests a generally peaceful and respectful community among residents, fostering a sense of neighborliness and privacy. This kind of environment can be highly desirable for those seeking a stable and calm place to live. However, this positive aspect of the community environment is contrasted sharply with criticisms regarding the park's physical upkeep and management. Concerns are raised about "streets are horrible," indicating a lack of maintenance on the internal infrastructure of the park. This directly impacts the daily experience of residents and the overall aesthetic of the property. The implication is that while the interpersonal resident environment may be positive, the physical environment suffers from neglect by management. For someone searching "RV Parks Near Me" and considering a long-term stay, the condition of internal roads and general park upkeep is a significant factor in comfort and convenience.
Regarding services, mobile home parks typically offer lot rentals that include access to essential utilities (water, sewer, potentially gas and electricity, though usage is usually paid separately by residents) and common area maintenance. At Gas Light Mobile Home Villa, under the management of Horizon Land Management, the provided reviews indicate significant dissatisfaction with the quality and delivery of services. Residents explicitly state that the management, referred to as a "glorified slum lord," has "made ZERO improvements" despite "raised the rent 3 times in 2.5 years." This suggests a critical gap between the services expected for the price paid and the actual services delivered. The lack of improvements to the "horrible" streets is a direct example of a service deficiency. Effective management of a mobile home park involves consistent maintenance, clear communication, and fair policies. The sentiment of management being "petty and up right" further suggests a lack of positive resident-management relations and potentially unhelpful or overly strict enforcement of rules without corresponding benefits to residents. For users of "RV Parks Near Me" looking for a well-managed property, these service-related issues are critical considerations.
The features of Gas Light Mobile Home Villa, as conveyed through resident experiences, appear to be primarily defined by its community dynamic among residents and the challenges with its infrastructure and management. A key positive feature, as mentioned, is the "Nice quiet mobile home park where everyone seems to be the really nice and mind there own business." This highlights a favorable social environment within the park, where residents generally respect each other's peace and privacy. This is a valuable feature for those seeking a tranquil home. However, negative features significantly detract from the park's appeal. The "horrible" streets are a major negative feature, indicating poor infrastructure that could affect vehicle wear and tear, and general ease of movement within the park. The continuous and significant "raised the rent 3 times in 2.5 years" without any "improvements" highlights a feature of escalating costs without corresponding value, making the "lot rent is completely overpriced" in the eyes of residents. This escalating cost, coupled with a perceived lack of reinvestment in the park, becomes a defining negative feature. The "petty and up right" nature of the management is also a significant operational feature that impacts resident satisfaction and the overall living experience. For individuals exploring "RV Parks Near Me" with an eye towards long-term living, understanding these mixed features, particularly the financial and management aspects, is paramount.
From a promotional standpoint, Gas Light Mobile Home Villa faces significant challenges due to the critical feedback from its residents. While a park might typically promote its location in Cedar Falls, IA, or the sense of community among residents, the prevalent complaints about management and pricing would likely overshadow any positive aspects. Any objective promotional effort would need to acknowledge the current resident sentiment regarding the "overpriced" lot rent and the lack of "improvements" despite frequent rent increases. The label of "glorified slum lord" is a powerful counter-promotional message that potential residents are likely to encounter through online reviews. For a platform like "RV Parks Near Me," attracting both short-term RVers and long-term mobile home residents, this park's current reputation, as conveyed by its residents, suggests that it might not align with expectations for a well-maintained or reasonably priced community. Prospective residents are strongly advised to conduct thorough due diligence, including a personal visit to assess the condition of the streets and common areas, and, if possible, speaking with current residents to gain a firsthand understanding of the management practices and the true cost-to-value proposition at Gas Light Mobile Home Villa before committing.

Gas Light Mobile Home Villa Reviews
Worst place ever, horizon land management is just a glorified slum lord. Lot rent is completely overpriced and the streets are horrible. They have raised the rent 3 times in 2.5 years and have made ZERO improvements.
Jan 28, 2025 · Mark SNice quiet mobile home park where everyone seems to be the really nice and mind there own business. Except for the management who are petty and up right.
Feb 15, 2025 · Donald MinteyI hate living here. This is the absolute worst trailer park in the area.
Apr 11, 2025 · Jamie FullerOne of the worst places I have ever lived the trailers we bought were poorly renovated and not up to code and literally falling apart under our feet management is the worst and only cares about the money they can suck out of you. The property management company that owns the park is a joke it was definitely better before they bought it we have had so many people move out in the last few months and if I could find something that we could afford I honestly would get the hell out of here. Cause it’s just miserable. And the lot rent is outrageous for the types of trailers they have here it’s just not worth it
Oct 28, 2023 · Emilea WallerThe new owners are very good. Trying to clean up the place. The old manager never did nothing and fixed nothing. Just recently moved out and he won't give me my deposit back saying I didn't give him a proper notice but I did but left early and still kept the utilities in my name until the last day of my notice. I'm sure everyone will know who I'm talking about. They no longer are managers!!! Wonder why?? My rent was paid on time every month except maybe twice and I lived there since 2016!! My trailer was completely clean at all times and caused no trouble!! I'll be seeing them in court!! I never had a lease and every notice I received was never to me it was to some other person and new owners have no idea who lived there. I could never use the online services because they had no record of me!! So why am I not receiving my deposit back?? Someone new is already living there!!!
