Green Pines Mobile Home Park Introduce
If you are searching for "RV Parks Near Me" in the Raeford, North Carolina area and are considering long-term living options, Green Pines Mobile Home Park, located at 105 Joseph Dr, Raeford, NC 28376, USA, is one possibility you might encounter. However, it is crucial to approach this option with caution and conduct thorough due diligence, as recent customer reviews paint a concerning picture of the current state of the park under new management, identified as Time Out MGMT.
According to the provided testimonials, Green Pines Mobile Home Park has undergone a significant shift in its quality and management since new owners took over. Former residents describe a stark decline from what was once considered an "amazing," "nice, pretty, quiet place" to what is now characterized as an "expensive dump" and a place deserving of a "zero rating." These are strong sentiments that potential residents should not overlook.
One of the primary complaints highlighted in the reviews is a substantial increase in rent. A former resident stated that the rent was raised to over half of its original amount without any apparent improvement or assessment of the property's worthiness of such an increase. This significant price hike, coupled with the alleged deterioration of the park's condition, raises serious concerns about the value proposition for residents.
The physical environment of Green Pines Mobile Home Park under the new management is described as having declined significantly. The phrase "The entire park looks like trash now" suggests a lack of maintenance and upkeep, potentially impacting the overall living experience and aesthetic appeal of the community. This reported deterioration stands in stark contrast to the park's former state as a "beautiful trailer park maintained beautifully," as recalled by a previous resident under prior management (though this positive review predates the current ownership and is not directly applicable to the current conditions).
Customer service under Time Out MGMT is another major point of criticism in the reviews. One individual recounted a negative phone interaction characterized by unprofessionalism ("YEAH!?") and a lack of prompt response to a maintenance request. The subsequent failure to answer the phone for an extended period further underscores a potential disregard for resident needs and concerns. Such experiences can lead to significant frustration and dissatisfaction for those living in the park.
One particularly alarming review alleges that Time Out MGMT is "misleading and rent out homes that clearly shouldn't be rented!" The reviewer goes on to claim that some homes are in such poor condition that they should be "condemned and torn down." This raises serious questions about the safety and habitability of some of the dwellings within Green Pines Mobile Home Park. Potential residents must exercise extreme caution and thoroughly inspect any unit they are considering renting to ensure it meets basic living standards and local regulations.
Further concerns are raised regarding the responsiveness of maintenance to address issues. The review mentions "no sense of urgency from maintenance to fix things," suggesting that residents may face delays and neglect when requesting necessary repairs. This lack of timely maintenance can exacerbate existing problems and contribute to the overall decline of the park's condition and the quality of life for its residents.
The reviews indicate a perception that the new management's primary focus is on collecting the "HIGH amount of rent on time each month," seemingly at the expense of providing adequate services and maintaining the property. This imbalance between cost and quality is a significant red flag for potential residents.
Interestingly, one review mentions the presence of "brand new homes just sitting in the back" of the park. The fact that these new homes are reportedly not being used to relocate residents living in allegedly "unlivable" conditions further fuels the negative sentiment towards Time Out MGMT and their management practices. This apparent mismanagement of resources is a serious concern for the community.
Given the overwhelmingly negative recent feedback regarding Green Pines Mobile Home Park under Time Out MGMT, local users searching for "RV Parks Near Me" who are considering this location for long-term living should proceed with extreme caution. The reviews highlight significant issues related to rent increases, park maintenance, customer service, and the condition of some rental homes. It is strongly recommended that potential residents:
- Contact Green Pines Mobile Home Park at (910) 875-5900 or +1 910-875-5900 to inquire about current conditions, rental rates, and management policies. Be prepared to ask specific and pointed questions based on the concerns raised in the reviews.
- If possible, visit the park in person and conduct a thorough inspection of the grounds and any unit you are considering renting. Pay close attention to the overall maintenance, cleanliness, and condition of the homes.
- Speak with current residents, if feasible, to get firsthand accounts of their experiences under the new management. Their insights can be invaluable in making an informed decision.
- Research tenant rights in North Carolina and be aware of your protections as a renter.
- Consider exploring other mobile home parks or long-term RV parks in the Raeford area to compare options and ensure you find a community that offers a safe, well-maintained, and fairly priced living environment.
In conclusion, while Green Pines Mobile Home Park is located in Raeford, NC, and might appear in searches for "RV Parks Near Me" for long-term stays, the recent customer reviews present a concerning narrative of decline under the new management, Time Out MGMT. Potential residents should carefully weigh these negative experiences and conduct thorough due diligence before considering this as their new home. The reported issues with rent increases, deteriorating conditions, poor customer service, and questionable housing standards warrant serious consideration and a cautious approach.

Green Pines Mobile Home Park Reviews
This place used to be amazing until these new owners took over. Time Out MGMT. The rent was raised to over half of what it originally was without them even seeing if the place was worth that much. The entire park looks like trash now. The customer service is horrendous. I called them and I was treated with a "YEAH!?", and the woman continued to say that she will see if someone will come out. Huh? It's been 4 hours, so I call back. No one answered for 10 minutes straight, and that's with being the first in the queue. Is this what I'm paying so much for!? So sad to see this place to go from the nice, pretty, quiet place, to what it is now. An expensive dump. If only karma was real.
Oct 30, 2023 · RoskyIf I could give this place a zero rating I definitely would! The new owners, Time Out mgmt. are a COMPLETE joke! They are misleading and rent out homes that clearly shouldn't be rented! Instead the homes should be condemned and torn down! I know someone who personally leaves there and have first hand knowledge of their inconsistence, no sense of urgency from maintenance to fix things and on and on! The only thing they care about is getting their HIGH amount of rent on time each month!! They literally have brand new homes just sitting in the back!! Instead of moving folks into one of these brand new homes they would rather keep them in homes that should be deemed unlivable!! Shame on you Time Out Mgmt!!
