Based on recent customer reviews, the environment and community at Rock Fish Mobile Home Community appear to have both positive and negative aspects. One reviewer, reflecting on a past experience from ten years prior, described their time there as a "BLESSING." Another recent review paints a picture of a "fairly nice clean quiet development" with "good neighbors." This suggests that for some residents, the community offers a pleasant and peaceful living environment, especially when compared to previous apartment living experiences.
However, another review expresses concerns about the community potentially "going to crap so bad," citing issues such as noise and disturbances caused by nearby military activity (shaking houses and affecting key fobs) and children entering yards and breaking things. This highlights a potential variability in the living experience, with some residents finding it quiet and enjoyable, while others are experiencing or have experienced disruptions.
A significant feature of Rock Fish Mobile Home Community, as highlighted by a positive review, is the management's approach to housing. They encourage residents to pursue rent-to-own or lease-to-own agreements for the mobile homes rather than simply renting. The reviewer believes this policy contributes to a higher quality of residents who are more invested in maintaining their homes and the community. They also point out a financial advantage of rent-to-own, where monthly payments are potentially cheaper than renting, and the payment rate is locked in, unlike traditional rental agreements where rates can increase.
In terms of services, the positive review mentions weekly garbage pickup being included in the price. They also commend the responsiveness of the management and maintenance staff, noting that any complaints have been handled very quickly. Specifically, the community manager Jim is described as "fantastic" and "the nicest landlord anywhere," while the maintenance guy Thomas is also praised. It's important to note that one of the negative reviews mentions the inconvenience of reaching someone now that "Jim is gone," suggesting a potential change in management or a loss of a highly regarded staff member, which could impact the level of service experienced by residents.
The physical features of the community include individual yards that are described as "not very big." However, there is a "very big field in the center" that is regularly mowed and serves as a common area where many children play. This suggests a family-friendly environment with a dedicated space for outdoor activities for children, which can be a significant draw for families with young kids.
Promotional information is not explicitly stated in the reviews. However, the emphasis on the rent-to-own and lease-to-own options can be seen as a significant feature that might attract individuals looking for an alternative path to homeownership. The locked-in monthly payment under a rent-to-own agreement, as opposed to fluctuating rental rates, could also be considered a promotional advantage.
For local users in Raeford and the surrounding areas searching for "Mobile Home Parks Near Me," Rock Fish Mobile Home Community at 101 Beltons Loop offers a community with a focus on facilitating homeownership through rent-to-own or lease-to-own programs. While some residents have reported positive experiences with a quiet environment, good neighbors, and responsive management (specifically mentioning Jim and Thomas), there are also concerns raised about potential community decline, external disturbances from military activities, and issues with children causing damage. The recent departure of a well-regarded manager might also be a point of consideration for prospective residents.
The presence of a central field for children to play indicates a family-friendly aspect that could be appealing to families with kids. The inclusion of weekly garbage pickup is a standard service that adds convenience for residents. However, the varying perspectives in the reviews suggest that the living experience at Rock Fish Mobile Home Community might be subject to change or individual circumstances.
To gain a more comprehensive and up-to-date understanding of the current environment, services, features, and any potential promotions at Rock Fish Mobile Home Community, prospective residents are strongly encouraged to contact the management directly using the provided phone numbers. Visiting the community in person could also provide valuable insights into the current atmosphere and the condition of the grounds and facilities. It would be prudent to inquire about current management, security measures, rules regarding children's activities, and any policies related to noise from external sources.
In conclusion, Rock Fish Mobile Home Community in Raeford, NC, offers a residential option with a unique focus on rent-to-own and lease-to-own agreements. While past and some current residents describe a fairly nice, clean, and quiet environment with good management, recent feedback also raises concerns about potential community decline and external disturbances. The family-friendly aspect, with a central field for children, is a notable feature. Prospective residents should weigh the positive aspects against the reported concerns and conduct thorough due diligence by contacting the management and visiting the community to make an informed decision.

Rock Fish Mobile Home Community Reviews
I don’t recommend one because they fired someone and made it look like they quit to everyone 2nd the commmunity is going to crap so bad and the military shakes houses and messes up peoples key fobs. And stuff it’s always kids coming in your yard breaking stuff and i am not a fan of how inconvenient it is to reach someone now that Jim is gone
Apr 21, 2025 · Angel SouthernWe have lived here for over a year and really like it compared to our old apartment complex we lived in. Its a fairly nice clean quiet development. We have good neighbors the community manager Jim is fantastic, you won't find a nicer landlord anywhere the maintenance guy Thomas is great too . They want you to rent to own or lease to own the mobile homes instead of renting and that makes a huge difference in the quality of the people who live here if you own it your more likely to take better care of it than if you were just renting it. Renting to own is cheaper per month than renting and your payment is locked in they can't raise your rates but if your just renting they can raise the payments. They have garbage pickup every week included in the price , any complaint we have had has been taken care of very fast . The yards are not very big but there is a very big field in the center that they mow every week and alot of kids play there it's a very family friendly place to live I highly recommend it.
Sep 10, 2024 · Ty KlineJim is kind and down to earth. He's responded to issues immediately and made sure we were situated. Park is clean and maintained and is a safe space for my children and I.Park office is open weekdays daily, so if you can't reach by phone for some odd reason, he's always there.Rent and lot increases are a part of life. No matter where you are, it's going to happen. This park is still the best price in the area for safety and peace of mind with Quick responses to issues that may arise.
Mar 05, 2024 · Manda SmithEnjoyed Rockfish Estates Annual Back to School Event! The food, music, and entertainment were a nice addition to the kids receiving supplies for back to school. To top it all off everyone received an icecream of their choice from a local icecream truck! 👏🏾 My family and I look forward to the next community event 😌🙌🏾
Aug 24, 2024 · Cameo McIntyreDo not move into this community. They go UP on rent every 60-90days because they can, and because they are squeezing every nickel and dime out of the tenants.. In the last year, rent has increased over 300 dollars and nothing has been improved or updated out here. They do not cut the grass, for you are responsible for that. You are charged for trash pick up which was free a year ago, now it $13-$15, for 1 trash can and 1 day a week pick up. Most teanant trash are overflowed, on the ground, and debri in your yard.If you have a service issue, good luck with that. It never gets fixed in a timely manner, months on months, or you have to do it yourself. All they care about is collecting money, money, money so they can open more un-ran properties. You never hear from them unless it's collection of money time. Terrible mgmt, a new manager every 4months. And when you call the head people no one returns your call. The community is noisy from loud music, parties on weekend, children outside playing all times of the night from no structure of their parents. As mgmt should have guidelines and enforce them as wellPeople are just trying to live and rent should not increase every 3-4 months, LIVING NO WHERE!!!! YOU HAVE BEEN WARNED
