You can reach Harbor Lights Manufactured Home Community by phone at (920) 725-1673 or via mobile at +1 920-725-1673. Understanding the environment, services, and features of such a community is crucial for prospective residents, as is considering the experiences of current or previous interactions with the park's management.
Harbor Lights Manufactured Home Community is nestled in Menasha, Wisconsin, a city that is part of the Fox Cities metropolitan area. This location offers residents access to the amenities and opportunities available in a larger urban region while providing a dedicated community setting. Menasha itself boasts proximity to Lake Winnebago and Lake Butte des Morts, offering potential recreational activities for residents. The specific address, 960 Happy Valley Dr, suggests a residential street, and based on feedback, the physical environment of the park includes the layout and spacing of homes. One review mentioned that the community appeared "run down and trashed" with "little space...between homes, like they were trying to fit as much in this area as they could like sardine cans." This indicates that the density and overall upkeep of the physical environment are significant considerations for prospective residents. The name "Harbor Lights" might evoke a pleasant, perhaps waterside, image, but the direct feedback points to a more densely packed layout.
As a manufactured home community, Harbor Lights primarily provides plots for manufactured homes, offering residents a place to site their homes. While specific services or amenities beyond the provision of home sites are not explicitly detailed in the provided information, typical manufactured home communities may offer basic utilities hookups (water, sewer, electric), and potentially community management for upkeep of common areas. Given the focus on manufactured home living, the park's core service is the provision of a residential lot within a defined community structure. For those searching in the "RV Parks Near Me" category, it's important to differentiate between temporary RV parking facilities and long-term manufactured home communities like Harbor Lights, which are designed for permanent or semi-permanent residences.
The provided information does not include explicit promotional statements from Harbor Lights Manufactured Home Community beyond its basic contact details and address. However, insights into their operational practices can be gleaned from customer reviews. These reviews highlight aspects of their customer service and home allocation process. It appears that the community manages tours for available homes and processes applications for residency, including financial approval. One significant point of concern raised by customers relates to the handling of home availability and the approval process for loans, which directly impacts the ability to secure a home in the community. Prospective residents would typically expect clear communication regarding home availability, application status, and financing procedures.
The feedback from individuals who have interacted with Harbor Lights Manufactured Home Community paints a picture of significant challenges regarding professionalism and customer service. These reviews are crucial for anyone considering living in or moving a manufactured home into this community.
One individual reported two highly negative experiences related to touring available homes. In the first instance, a scheduled tour was canceled just 10 minutes before the appointment, requiring a reschedule. In the second instance, for the rescheduled tour, the prospective tenant arrived and waited for 20 minutes outside the home, attempted to call the park twice with no answer, and ultimately no one from the community showed up. This reviewer explicitly stated, "Very unprofessional and if that is how they handle tours and how they run things? Not worth it." This feedback directly questions the park's operational efficiency and respect for prospective residents' time. Furthermore, this reviewer's observation of the physical environment – "how run down and trashed the community was and how little space their was between homes, like they were trying to fit as much in this area as they could like sardine cans" – provides a critical view of the community's upkeep and layout.
Another review detailed issues with the home allocation process, specifically concerning the waiting period for loan approval and home availability. This individual stated, "That’s crazy how this place can go show you a mobile home and continue working with you but just because the finance place takes so long to get your loan approved they move on and just give it to the next person." They reported waiting almost two months for loan approval, only to be told the home was no longer available once approved. They felt misled, as they were initially told that "whoever gets approved gets the place!" This individual expressed extreme frustration, citing wasted time and unprofessional conduct, and mentioned planning to contact corporate, referring to the finance company (Zippy) as the source of the delay. This review highlights concerns about transparency, fairness in the allocation process, and the perceived lack of accountability or communication from the park's management regarding the status of homes and applications.
These detailed reviews strongly suggest that while Harbor Lights Manufactured Home Community offers a place for manufactured homes in Menasha, prospective residents should proceed with caution. It is highly advisable to:
- Verify current availability of homes directly and in writing.
- Clarify the entire application and approval process, especially regarding financing timelines and how home availability is guaranteed (or not) during this period.
- Insist on confirmed and honored appointments for tours or meetings.
- Visit the community in person to assess the current physical condition and spacing between homes.
- Seek clear, unambiguous answers to all questions and document all communications.
In conclusion, Harbor Lights Manufactured Home Community serves as a permanent residential option for manufactured homes in Menasha, WI. While it offers a location in the Fox Valley, the reported experiences of prospective residents regarding customer service, professionalism, and home allocation processes, as well as observations about the community's physical environment, indicate that thorough due diligence is essential before making a commitment to this community.

Harbor Lights Manufactured Home Community Reviews
Very unprofessional. Set up a tour date to tour one of their available homes and 10 minutes before said appointment time, they canceled and rescheduled. Okay, a little frustrating but fine. Set up a new time and we showed up and waited infront of the home for 20 minutes for someone to show up and tried calling TWICE. No answer. Very unprofessional and if that is how they handle tours and how they run things? Not worth it. Especially seeing how run down and trashed the community was and how little space their was between homes, like they were trying to fit as much in this area as they could like sardine cans.Save yourselves the trouble and go somewhere else to find a mobile home community to live in.
Mar 31, 2025 · Kat SmithThat’s crazy how this place can go show you a mobile home and continue working with you but just because the finance place takes so long to get your loan approved they move on and just give it to the next person. I waited almost 2 months to get approved for them to say it’s not available no more They tell me it’s available but as soon as when I get approved. They tell me it’s not available anymore a waste of time and very unprofessional people working here! I was told different so many times that whoever gets approved gets the place! But as soon as I did and went out my way to get everything done for them the right way the pull a it’s not available people have life’s here we try are best to get your dam paper work in! Your Referral to Zippy as the people that want to take so long to get you approved! Will be Contacting corporate next!
Mar 21, 2025 · Jessica SalasBeen here for three years and made a goal to get out in hopefully two years. Quick to raise base lot rent a month early and breaking the lease, but not quick to help about the trees or huge squirrel problem they have here. A tree branch fell off n my truck which it is their tree and could have fell on my six year old. I was rudely told it’s not their problem and they are not liable for any damage. They have enough money in their budget to put new mobile homes in but not enough in their budget to keep their residents safe. My six year old is in danger and who cares right not their problem if a tree falls on her and kills her right.
Nov 20, 2024 · Rich MartelliHave been living at Harbor Lights for over 12 years. Our Community Manager Ellen A. Is awesome! She is personable and extremely helpful. Wouldn't want to live anywhere else!
Jul 18, 2023 · Mary SmillieI’ve lived here for 5 years. I was park manager for almost 2 years. This is a corporate owned park and the corporation is all about the money! How much they can make and what they can charge for. They care nothing about their residents and it’s almost impossible to get questions answered by anyone other than the park manager. The park has many homes all in a state of disrepair. There is no common area or anything that sets this park apart by making it more special than others, if anything, it’s worse. Rent increases on a regular basis and the rules are ridiculous and all about making more money off the residents who they honestly have no respect for. I’d move if I could!!!
