I have lived in one of their communities (Moreland’s Trailer Court in Ridgeley WV) for over 2 years and I still can’t get anyone to fix the problems in my home. They had one maintenance crew come in and they messed things up even worse and I refuse to let them back in my home. They want to charge more and more money each year and the water and sewage bill is ridiculous for a trailer but they cant get someone that knows what they are doing to come in and fix the work right. Moreland is owned my Horizon Land Management and they are both awful and don’t care about the tenants. There are so many people here that have issues, but they’re too scared to step up. Because when you stand up for yourself, you get an eviction notice. And then they make your life a living hell after I’ve been here for two years, and there has been four different Office Managers, because they try to seem to help. And the people above them won’t let them. I really wish somebody from this company would actually truly care about their residents and actually help us. These pictures I’m attaching are just a few of the issues. The funny thing is the people that came in to fix my Door, and as you can see in the pictures, they didn’t do a very good job. They just made it worse the management once the same people to come in and fix my lights. To funny

A few odd complaints about the grass and the skirt on my trailer but thats not something I'll whine about. I do wish the rent was a bit cheaper. It's quiet and peaceful here most of the time. Now what a lot of people fail to understand is that the maintenance guys cannot engage in a dig at any time without permission of certain authorities and the marking of gas and electric lines. Sometimes the pieces needed get lost in transit from the delivery company, like the meters. The biggest issue, is the Maintenance people are stretched thin, since many of them are taking care of 3 parks at a time, with an avg of 50 or more homes per park. That's a lot of places for one person. So please exercise patience, they'll get to you.

This company has effectively limited their tenants ability to improve our station in life; we work hard to earn increased wages only to have these landlords demand more money every year, making it impossible for us to save money to get out of this place and improve our lives. It is a predatory business practice where ever year we receive an annual notice that reads the same:“Despite our best efforts to tighten our belts and control spending, due to rising inflation rates this year, we have incurred large increases in overall operating expenses including but not limited to real estate taxes, utilities, and vendor services.”Real estate taxes, utilities and vendor services have not increased to such a degree that this corporation needs to raise their rent year after year after year for an entire decade consistently. It’s not a matter of them being incapable of tightening their belts, it is a matter of the law allowing them to raise the rent rather they need it or not. They raise the rent not because they must, but because they can, and they use these funds to further the expansion of their corporate empire by buying more property and becoming landlord over more tenants.If they truly are in need of these increased rents in order to cover their business expenses, then someone from the government should restrict them from buying further property or expanding their business until they are able to manage their business more successfully, in a manner that does not require your tenants to pay for your expansions. If you claim you can’t pay your bills because of inflation, then you also shouldn’t be able to afford to buy more land or property, right?If money is the root of all evil, Corporate landlords are the tree.

The maintenance personnel are less than competent to deal with any issues when management finally send them out. Had repeated problems with water damage that this company failed to address properly.
