Imperial Point Introduce
For local users in Girard, Pennsylvania, and the surrounding Erie area, who might be considering long-term residential options, Imperial Point, located at 9089 W Ridge Rd, presents a mobile home park. While the platform category you are using is "rv parks near me," it's important to understand that mobile home parks primarily cater to individuals and families residing in manufactured homes on a long-term basis, rather than short-term RV stays. However, those searching within the "rv parks near me" category for a potential permanent living situation may come across Imperial Point, making a comprehensive and objective introduction based on available information crucial.
One of the potential advantages of Imperial Point, as mentioned by a reviewer, is its convenient location. Situated behind the Giant Eagle plaza, the park offers easy access to shopping and potentially other amenities in the Girard area. This could be an attractive feature for local users who prioritize convenience and proximity to essential services in their residential location. The "decent community" aspect mentioned by the same reviewer also suggests a degree of neighborly interaction and social environment within the park.
However, the positive aspects appear to be overshadowed by significant concerns raised in the reviews, particularly regarding the landlords and the management practices. One reviewer describes the landlords as "*a bit* difficult to deal with," which suggests potential challenges in communication or resolving issues with the park's ownership or management. This could be a point of concern for prospective residents who value a smooth and responsive relationship with their landlords.
Adding to these concerns is the negative assessment of the rental trailers available within the park. The same reviewer states that "the majority of the trailors for rent aren't worth what I would pay for a pack of gum." This strong statement indicates potentially poor conditions or inflated pricing of the rental units offered at Imperial Point. Local users seeking rental options within the park should be aware of this negative appraisal and consider it when evaluating their choices.
A more detailed and deeply troubling review recounts a series of negative experiences over a five-year residency at Imperial Point. While the reviewer initially describes a "nice spot" within a cul-de-sac where children played and praises the head groundskeeper, the situation reportedly deteriorated significantly after the father of the owner moved in next door. The subsequent events described paint a concerning picture of alleged mismanagement and potentially retaliatory actions.
The detailed negative review alleges a pattern of missing rent payments (deposited via a monitored mail slot), followed by accusations of lying despite video evidence. This raises serious questions about the reliability and integrity of the park's payment processing and communication with residents. Furthermore, the sudden emergence of a substantial and immediate water bill, attributed to a previously undetected faulty meter owned and operated by the park itself, under threat of water shutoff and eviction, is highly alarming. The short 24-hour ultimatum to pay the allegedly backdated bill adds to the concerning narrative.
The reviewer further claims to have been threatened by the park manager himself, describing a power imbalance and a sense of intimidation. This alleged behavior is deeply unprofessional and creates a hostile environment for residents. The subsequent recurrence of a missing rent payment and another large, short-notice water bill, culminating in a water shutoff without prior notification, further supports the reviewer's claims of unfair and potentially retaliatory management practices.
The reviewer's strong warning to potential residents to "do some legwork" and inquire with current residents about how things are run underscores the severity of their negative experience and suggests that these issues may not be isolated. This call to action highlights the importance of due diligence for anyone considering living at Imperial Point.
Given the detailed and serious nature of the negative experiences recounted in the second review, it is difficult to objectively highlight positive services or features beyond the convenient location mentioned by the first reviewer. The allegations of missing rent payments, questionable water billing practices, threats from management, and the poor condition of rental trailers paint a concerning picture of the living environment and management at Imperial Point.
There is no promotional information available in the provided reviews. The feedback is overwhelmingly focused on negative aspects of the management and the rental properties. Therefore, potential local users searching for "rv parks near me" that might offer long-term options should be extremely cautious when considering Imperial Point based on this information. The convenience of the location may be a factor to consider, but it is significantly outweighed by the serious allegations of mismanagement and poor living conditions.
The provided phone numbers, (814) 774-2561 and +1 814-774-2561, offer a direct line of contact with the management of Imperial Point. Potential residents are strongly advised to use these numbers to ask detailed and direct questions about the concerns raised in the reviews. It would be prudent to inquire about the management's policies on rent collection, water billing, and resident relations. Seeking clarification and assurances regarding these critical aspects is essential before making any decisions about residing at Imperial Point.
In conclusion, while Imperial Point in Girard, PA, may offer a convenient location behind the Giant Eagle plaza and a potentially friendly community, the available reviews raise significant concerns about the landlords, the condition of rental trailers, and the management practices. Allegations of difficult landlords, poor rental units, missing rent payments, questionable water billing leading to threats of eviction, and direct threats from management paint a troubling picture. Local users searching for long-term residential options within the "rv parks near me" category are strongly advised to exercise extreme caution, conduct thorough due diligence by speaking with current residents, and carefully consider the serious negative experiences reported before making any decisions about Imperial Point.

Imperial Point Reviews
It's not the worst I've seen. The landlords are *a bit* difficult to deal with, and the majority of the trailors for rent aren't worth what I would pay for a pack of gum, but it's a decent community. Friendly neighbors and great location behind the giant eagle plaza.
Jun 11, 2017 · Stephanie BlountWe lived here for 5 years. Kept the property flawless. And it was a cul-De sac where many children lived and played. Now I had no issue with James the head groundskeeper. A thoroughly good man who in his spare time builds guitars! But After living on this nice spot, the father of the owner moves in next door, where the sick and elderly but feisty gal had stayed and I helped take care of. After making friends with the father, a few months go by, and it becomes known my lot with golf course thick and cut lawn and rolling fields of grapes right behind the stream the marks the end of my old lot has become coveted by a different son of said father. Shortly thereafter, we start hAving problems. Our rent envelope which is deposited like clockwork comes up missing for the only time ever! It was dropped into a locking mail slot which has a camera to see who came and when. After a couple arguments about it, somehow they drop it. But lo and behold. Same thing happens the next month. But I recorded the money going into said envelope and the video follows it right into the mail slot. I in return get called a liar, and when video is shown to neighborhood they stand with me. A day later, the water company, which is owned and operated by same park comes and tells us our water meter, which has been fine, was actually not in good repair and it's estimated we owe 600 bucks for water we got for free because of bad meter, and it's due, immediately or shut off. And if you get your water shutoff, the house is deemed unlovable and you have to move. They gave me 24 hours to pay it. I paid it in 20. Now the park manager himself swings by to threaten me. I am 6 ft tall and 220 pounds. I am the dad who works all day running a moving crew, and plays football and wiffle ball every single day with the whole neighborhood. Bone weary doesn't matter, we invest in our children, and that's by being there. And the neighborhood loves my bbqs where all are invited. But lo and behold, our rent disappears again, and on top another water bill, this time they were more thorough. I now owe 1200 for that by noon next day. I wasn't told this, no notice till they were turning it off. I kid you not. Now maybe the problems are just my experience, but I know different. If you want to live where you are expendable at their whim, be my guest. But this is one man who pulls no punches when his family is uprooted for someone else's greed. And this is something I would do some legwork on. Go around the park and ask the people who are living there, just how things run. Thank you
Mar 19, 2018 · Lee SimmonsMy girlfriend was constantly harassed by her landlord Corinne. Corinne tried illegally evicting my girlfriend, who is a single mother of two small children. And she claims that I am not allowed to visit her unless I am on the lease. This is a terrible place, any decent human would not want to live in Imperial Point. Meth labs, terrible management, bad kids, nosy neighbors, and the list goes on.
Apr 26, 2017 · Shawn WalstonTerrible place to even visit. Leroy, the park manager constantly harasses people, they don't properly do snow removal, people don't stop at stop signs and the park does nothing about it, the lease agreement has hidden and missing terms and conditions, they don't do lawn care but have landscape requirements, I could go on and on.
