Summit Heights Introduce
Welcome to Summit Heights, a mobile home park located at 1676 Pinegrove Way, Erie, PA 16509, USA. Situated within the Erie area, Summit Heights offers a community living environment for individuals and families looking for mobile home options. For local users searching for 'RV parks near me' or exploring manufactured home communities, understanding the nuances of Summit Heights is crucial.
Based on available information, Summit Heights is undergoing improvements under new ownership. This suggests a potential for positive changes and upgrades to the property over time. The contact information for the park is (814) 315-0389 or +1 814-315-0389, which can be used to inquire about current availability, lot rental fees, and specific community guidelines.
However, it's important to consider feedback from current residents to gain a comprehensive understanding of the community. Some reviews highlight concerns regarding increases in lot rent, particularly impacting residents on fixed incomes, including retirees and widows. This perspective suggests that while improvements are being made, affordability and the financial impact on long-term residents are significant considerations for potential newcomers.
Another crucial aspect raised by a resident involves the process and costs associated with setting up a mobile home at Summit Heights. According to this feedback, purchasing a mobile home and connecting it to utilities such as electricity (requiring engagement with Penelec for meter hookup and electrical work), pouring concrete footers, and handling the setup are the responsibilities of the homeowner. The park's provided service, as mentioned, is garbage disposal. The quoted lot rent was $520.00 per month, totaling over $6,000 annually.
This information presents a scenario where prospective homeowners need to factor in substantial upfront and ongoing costs beyond just the lot rental. These costs include the purchase of the mobile home itself, utility hookups and installations, site preparation, and the monthly lot rent. The resident's commentary contrasts this with the potential of owning land in Erie, where annual property taxes might be comparable to a fraction of the yearly lot rent at Summit Heights, while also offering potential equity and appraisal value – aspects that are reportedly absent in the mobile home park setting.
For individuals considering Summit Heights as an alternative to traditional RV parks or as a long-term housing solution, a thorough investigation is highly recommended. This should include direct communication with the park management to understand the current lot rental rates, any additional fees, the specific services provided, and the rules and regulations of the community. It would also be beneficial to speak with current residents, if possible, to gain diverse perspectives on life within Summit Heights.
When comparing Summit Heights to other 'RV parks near me' or considering the purchase of a manufactured home in the Erie area, potential residents should weigh the long-term financial implications, the level of services provided, and the sense of community. While the park is reportedly undergoing improvements, the concerns raised about increasing lot rents and the limited services beyond garbage disposal are critical points to evaluate.
The decision to reside in a mobile home park involves a trade-off between potential affordability compared to traditional homeownership and the ongoing costs associated with lot rental and park fees. In the case of Summit Heights, the responsibility for utility connections and site preparation adds another layer of financial and logistical considerations for those wishing to place their own mobile home within the community.
Prospective residents should also consider the location of Summit Heights in Erie, PA. The address, 1676 Pinegrove Way, suggests a specific geographic area within the city. Investigating the surrounding neighborhood, access to amenities, transportation options, and the overall environment would be a prudent step in the decision-making process.
In conclusion, Summit Heights presents a mobile home park option in Erie, PA, currently under new ownership with ongoing improvements. However, potential residents should be aware of reported concerns regarding increasing lot rents impacting fixed-income individuals and the limited services offered relative to the costs involved. The financial responsibilities for setting up a mobile home, including utility connections and site preparation, also need careful consideration. It is strongly recommended to contact the park management directly and conduct thorough due diligence to determine if Summit Heights aligns with individual housing needs and financial circumstances when compared to other 'RV parks near me' or alternative housing solutions in the Erie area.

Summit Heights Reviews
The new owner is improving the property BUT he is hell bent on raising the lot rent above the threshold of people on a fixed income. This isn't some 5 star park. It's a community of retired people with many widows. But they seem to not care about them only how much money they can squeeze out of us.
Oct 17, 2024 · Neil LundellIf you want to.buy your own mobile home, then pay for penelec to come in a hookup meters, run electric, then pour concrete footers, setup yourself etc...after this piece of news I'd think would be in buying a piece of land that's yours or mine but no it gets better Herr the only thing the park provides is this...garbage disposal...well I just talked to the guy and as a Contractor he then tells me lit rent is $520.00 a month...which is in total yearly over $6,000...now the one year you pay these extorsionists and that's the definition of who takes something of value or monies from you by demanding and giving back nothing or nearly nothing... One years kit rent will pay in Erie. 4_6 years land tax and here's the deal ..there's no equity or appraisal values period in thus situation or park period..I'm 52 and never heard of something so outlandish that I'm still in disbelief...
