Lakeland / Lakeland Trails Manufactured Home Community Introduce
Lakeland / Lakeland Trails Manufactured Home Community, located at 865 E Lake St #1742, Lake Mills, WI 53551, USA, is a mobile home park that provides a residential option for those seeking manufactured home living. While it might appear in searches for "RV Parks Near Me" due to its nature as a land-lease community, its primary function is to offer long-term housing for residents who own their manufactured homes. To provide an objective and comprehensive understanding of this community, it is crucial to analyze its environment, the services and features it purports to offer, and, significantly, the experiences of its residents as reflected in public reviews.
The environment at Lakeland / Lakeland Trails Manufactured Home Community, based on the provided reviews, presents a concerning picture regarding the condition of some of the homes and the general upkeep. One review explicitly details a severe issue with a "trailer fixer upper" that was purchased. Despite being described as "Fully gutted what we saw," the resident experienced a "water heater blew up" due to incorrect installation, leading to "mold all under our bathroom" and a "toilet starts to sink." Furthermore, the resident reported having "no heat this past winter just a couple of space heaters." These details paint a picture of significant structural and utility problems within individual homes, which can severely impact the living environment and safety of residents. While these issues relate to the specific home purchased, they raise questions about the due diligence and standards of homes being sold within or through the park, or the support available for residents encountering such problems. The address itself, 865 E Lake St, suggests proximity to Lake Mills, which typically implies access to the town's amenities and perhaps some natural beauty associated with the lake.
In terms of services and features, a manufactured home community like Lakeland / Lakeland Trails typically provides basic infrastructure, including water, sewer, and electrical hookups to individual lots, for which residents pay a monthly lot fee. While the reviews do not detail amenities such as playgrounds, community centers, or common areas, these are often features of well-established manufactured home communities. However, the critical feedback primarily focuses on the financial aspects and the quality of customer service. One reviewer, inquiring for a friend, found the "fees are 700." When asking what this covers, the response was "nothing," leading to the perception that "The whole convo was just odd. Like they couldnt care less." This feedback points to a significant lack of transparency and professionalism in customer service regarding the breakdown of fees and what they cover. In a land-lease community, lot fees typically cover the cost of leasing the land, maintenance of common areas, and sometimes certain utilities like trash removal. A lack of clear explanation can lead to frustration and a sense of being unfairly treated by potential or current residents.
The core of the negative feedback revolves around two critical areas: the condition of homes sold within the community and the professionalism and responsiveness of the management. The experience with the "fixer upper" mobile home, detailing extensive issues like mold, plumbing problems, and lack of heating, suggests a potential lack of oversight on the condition of properties changing hands within the park or inadequate support for residents dealing with such severe problems. This directly impacts the safety and well-being of residents. The comments regarding the "weird and expensive" fees and the perceived indifference of the management ("Like they couldnt care less") highlight significant concerns about customer service and communication. Professional and transparent management is paramount for any residential community, as it directly influences resident satisfaction, retention, and the overall reputation of the park. When residents feel unheard or that management is unhelpful, it can create a very challenging living environment.
For those considering Lakeland / Lakeland Trails Manufactured Home Community, especially when searching under "RV Parks Near Me," it is crucial to understand that this is primarily a long-term residential option for manufactured homes, not a short-term RV park. Therefore, the decision to move here involves a significant long-term commitment. Prospective residents are strongly advised to contact the community directly at (920) 648-6460 or +1 920-648-6460 to inquire about current lot availability, homes for sale (including their condition and any warranties or inspections), and a detailed breakdown of all fees and what they cover. Given the severe issues reported with a "fixer upper" and the concerns about management responsiveness, extreme caution and thorough due diligence are necessary. This should include:
- Visiting the community in person: Observe the general condition of the park, including common areas and infrastructure.
- Inspecting any home thoroughly: If purchasing a home, independent professional inspections are highly recommended, especially for "fixer-upper" properties, to identify hidden issues like mold or structural problems.
- Clarifying all fees: Obtain a written breakdown of lot fees, what they include, and any additional costs or charges.
- Understanding park rules and regulations: Familiarize yourself with the community's policies regarding home maintenance, improvements, and resident conduct.
- Speaking with current residents: If possible and appropriate, engage with current residents to gain firsthand perspectives on their experiences with park management, maintenance, and the overall living environment. This can provide valuable insights that official channels might not offer.
From a promotional standpoint, any manufactured home community aims to offer an affordable housing solution. Lakeland / Lakeland Trails Manufactured Home Community provides an option for homeownership in Lake Mills, WI. However, the existing public feedback presents substantial challenges to this image, particularly concerning the quality of homes and management's customer service. Without further positive information to counterbalance the strong negative reviews, it is difficult to highlight compelling promotional benefits beyond the basic offering of a lot for a manufactured home. The critical reviews emphasize the importance of potential residents being proactive and diligent in their research to avoid similar negative experiences. The goal is to make an informed decision about a significant long-term living arrangement.

Apr 03, 2023 · Gayle WTrailer park is full of issues. Park manager is neglectful and doesn't care if you have an issue. Shes only available 3 days a week and even then is hard to get ahold of or get answers from. If you're not that desperate stay away from this place
